This large, one-story beach house spans 4,200 sq. ft. and can sleep 12 guests across 5 bedrooms in the main house, plus a detached 1 bed/1 bath studio suite above the garage. Perfect for vacationing grandparents or in-laws, the studio suite provides added privacy and is never rented out to unrelated guests during your stay. The focal point of the main house is the great room. Connecting both bedroom wings of the villa, and opening onto an enclosed sun porch, the great room provides sunny ocean views throughout the living, dining, and kitchen areas. With its airy, open concept design the great room includes a dining table with seating for 10, a TV den with two cozy couches, and a full kitchen with breakfast counter seating for 6\. Could not ask for anything nicer. Everything you would need is there. The only problem we had was the beach. Sea grass was piled on the beach about 2 feet high. We could not use the beach. Maybe it was just the time of year or maybe just a windy week but the beach was not useable. Therefore we could not enjoy any snorkeling at the house. We had some great days at 7 mile beach but was 45 minute drive. Our week was April 11 thru April 16\. The house was set up exactly as it was advertised. I would say it is priced accordingly. There were plenty of cooking supplies in the kitchen and plenty of towels in the bathrooms. The master bed was comfortable, the beds in the other rooms were not. The doors from the master to outside do not open for access to outside which I did not like. The beach view was amazing, but the water is shallow and stagnant. The kids only went in once and sunk into the muck. It smelled pretty bad so we didn't spend any time outside enjoying the view. There is a lot of sea grass growing in the water and also trash, old tires, debris washed up on the properties on either side of this one. The beach directly in front of the house had been cleaned up very well. I was also disappointed that we were charged for the Silver Thatch services, but could not reach them. We called the property manager and he told us to keep trying the number. We went to the address during business hours but they were not open. There were kayaks at the house but they belonged to silver thatch and we could not get ahold of them to unlock them. It would have been nice to be able to kayak out past the sea grass. The location was nice and quiet. It was very close to Rum Point which we enjoyed most of all of the locations we visited. I would recommend having a rental car if you are staying here because it is about a 45 minute drive to the airport. ##### Laura S. The layout of the home is comfortable and inviting and can easily accommodate families and / or friends with sufficient space to congregate. The kitchen is well stocked with all that you need and the outside is steps away from the ocean with space to sun and shaded areas for those who prefer to stay out of the sun. Our family of 10 stayed & loved the layout, the pavilion, the private beach & the pool. Our only disappointment was the lack of quality in the kitchen items. We cooked breakfasts & a large dinner and had a tough time finding pots & pans that weren't warped, extremely old or broken. An update in the kitchen would be a definite plus. Would we come back? The view from inside the house, under the gazebo, and the beach was spectacular. Overall, this house and experience was relaxing in the way that it should be. We had a few minor maintenance issues..nothing that was the fault of the owner, just things that arise when you own a home in the Caribbean. The maintenance team resolved them immediately, effectively, and in a friendly manner. Our stay was not disturbed at all. We look forward to returning some day. ##### Aaron H. We had 9 adults and 2 children staying at the property, which provided more than enough room and privacy to accommodate all. The location, about 5 minutes from Rum Point is perfect - not too touristy, but close to a lot of amenities. The beautiful beach and water is right out the back door, along with the private swimming pool. The design of the house with a Great Room (Living Room, Dining Room, Kitchen and Sun Room), with 3 bedrooms off one side and 2 bedrooms with a sitting room on the other side made for great privacy, yet having a focal point for all to gather. The furnishings and beds were very comfortable and clean with more than enough linens, towels and bedding. The outside of the property was expansive, extremely well landscaped, with lots of furniture to accommodate all the guests. It was a tropical paradise. Also if needed the local property manager is located nearby and is available on any day to answer your questions, and any concerns you may have. I would definitely recommend this property. It is a first class accommodation and well worth the cost. ##### Peter T.
