That can be code for "too small," but it can also be an accurate description. I am choosing to focus on the latter. The home was just enough for my family (wife, two small kids). The adults had a small bedroom with a closet and so did the kids. The kitchen was workable and the living/dining room provided enough room to allow us to sit on the couches and watch TV or rest from busy days. The front deck was nice as well as there were several chairs and a large umbrella. We sat out there a couple of times. Unfortunately, I have to report the bathroom is where "cozy" turns into too small. The shower, toilet and sink all worked fine, but I didn't feel terrific about the space I had while I was in there. The house was stacked with everything one needs as well: Pots, pans, dishes, trash barrels, a washer and dryer and some beach items, including a chair I found useful! In terms of location, the house isn't that close to the beach. But one can walk there. I had it at about 1,500 steps away to the sand, a 15-minute walk carrying beach stuff with me. The owner was nice, respectful and willing to help. When I told him his microwave wasn't working, he had a new one in the house on the same day. I appreciated working with him. Bottom line: This house isn't perfect, but I greatly preferred this over a hotel room or other locatiions. I would definitely stay at here again if I had the opportunity. The beaches are amazing and you can find a different type of beach everyday if you want. Newburyport is beautiful. Lots of great places to eat all kinds of food. Fun little shops. 3 Ivy lane is a cute little cottage. I stayed there with 1 adult, 4 teenagers and 1 dog (lab). The house is really not big enough for that many people. Sep 2, 2017 #### We enjoyed the beach! My family loved staying at this cozy cottage. While the cottage may look small on the outside, it feels spacious inside. There was adequate room for four (2 teenage girls, 2 adults) with a well-appointed roomy kitchen, living room/dining area, and 2 small bedrooms (although the bathroom is challengingly tiny.) We enjoyed using the central fireplace on chilly nights. The site of the cottage is ideal, a stones throw from the bay, a quick walk to the ocean, and we could view the sun setting over picturesque bogs from the deck each night. Suggested improvements: curtains in the dining area, better mattress in the main bedroom, a dresser in the 2nd bedroom, and a pull-out couch would be appreciated. Otherwise, we fell in love with this charmingly casual Plum Island cottage. The area around the island offers plenty of cultural, historical and natural wonders to explore-- we barely scratched the surface of all there was to do. It was a perfect get-away-from-it-all retreat, we're looking forward to returning next year. ##### Barbara W. Sep 1, 2017 #### could use major improvements Prior to stay, asked if they had a lobster pot, etc kitchen and upon arrival no there was no lobster pot...only 3 coffee filters..so my husband had to rinse out them to last a week. 11 There was no tea kettle and the glass ware was dirty. The biggest no no was the front deck was in the sun 11 hours a day and had no umbrella???I also asked if there was a grill..they said yes...it was a 14 inch charcoal grill...and there was no charcoal supp\[lied....A hundred dollars could buy an inexpensive gas grill????The furnishings were worse than yard sale bargains...throw them out or repurpose with paint??? All of the sheets and curtains were mismatched?? You would think my husband and I could have had a nice sheet set with matching pillow cases and sheets??? The private beach was less than ideal...it worked for the dog but we wouldn't swim in it...marshy....I could go on...but I think the message is clear...For the price you are charging, I expected much more. ##### Mary W. Nice kitchen, dining and living area. Bathroom a little small. But it works! That area is so quiet and peaceful. The neighbors are very friendly. The beach was beautiful and a short walk from the trail in the back of property. Most importantly we were able to take our dog and she just loved being there. We are a family of 5 (3 Teen/Young Adult Boys). It was a little small for us. But, as I said it was late in the season and we were looking for availability and affordability. The rental is best suited for 4 people. The bathroom is small but efficient. The owners were very accommodating. They are nearby and checked on us. When we reported two broken chairs in eating area, they showed up the next morning with replacements! The basin area, in my opinion, is not suitable for swimming and sun bathing but good for boating. The ocean beach, is great! It is within walking distance (use short cut path) about a 10/15 minute walk. A little challenging with beach paraphernalia. We dropped off people and things, one person drove back and then walked to beach. It is quiet area, perfect for what we were looking for--a relaxing, quiet vacation. We drove almost nightly to Newburyport for walking around, shopping, etc. The area is great for biking and for children. Very safe, low traffic. Also a great spot for a couple or girls weekend getaway!! A great breakfast place "Mad Martha's" is a must!!!
