Welcome to our unique home, where you can walk to the beach, mercato or restaurants. Enjoy the comfortable higher end furniture, the evenings by the fire pit in a fully fenced backyard, beach bikes, grill, office space with high-speed WiFi, and much more. We are looking forward to hosting you! You will have total privacy but we are avail if you might need anything UNAUTHORIZED LATE CHECK-OUT - In order to prepare the space for subsequent guests, standard check-out time is strict at 11 AM. Failure to comply will result in a minimum fine of $100\. Late check-outs must be arranged in advance with the HOST. Gatherings and Parties are strictly forbidden. Unauthorized Gatherings and parties will be penalized with $300\. Any disturbance triggering a visit by police will require guests to forfeit the remainder of their stay and immediately vacate the property without any refund. \- UNAUTHORIZED PETS - Even though we understand pets are part of the family, unfortunately, pets are now allowed. If you have a service animal, you must let us know so we can inform you about our house rules. Failure to abide by this rule will result in a minimum fine of $300, and up to $600\. \- A $200/per day penalty will be incurred if any sign or smell of smoke is encountered after the guest checks out. Monitors are installed in the home and the host will be remotely notified when smoke is present. \- An additional cleaning fee of $75 can be charged if additional cleanup is required that goes above the standard cleaning. INDEMNIFICATION AND HOLD HARMLESS - GUEST acknowledges and understands that each and every guest or guardian is solely responsible for any property damage, accident, injury, or loss sustained to any person while in-residence, and neither the HOST nor the Owner accepts legal or financial responsibility. GUEST and guardians assume all risk of injury or other losses resulting from the use of residence or any other recreational activity while staying at the residence and will hold the HOST and/or Owner harmless with respect hereto. GUEST hereby agrees to indemnify and hold the HOST, Employees, Officers, Contractors and/or Property owner harmless from any claims, including those of third parties, arising out of or in any way a result of GUEST use of the premises or items therein. GUEST agrees to indemnify and save HOST harmless from all liability, loss or damage arising from any nuisance or harm made or suffered on the leased premises by the GUEST, tenants, or visitors of guests or from any carelessness, neglect, or improper conduct of any persons entering, occupying or visiting the leased premises. My only problem is that upon booking, the listing was clearly marked "entire home." Imagine my surprise when i received check-in instructions and was told this was a "villa style" home and we had the end unit out of three. Parking was tricky as we have a very large truck and had to share the driveway with two other vehicles. Naples Park is a nice neighborhood, mostly quiet, but the houses are really packed in there so don't expect much breathing room. Host was quick to respond and professional. It was thoughtfully appointed with coffee pods, dish detergent etc supplied. The backyard is fenced, private and has a nice firepit with 4 chairs and a BBQ grill. The owner was very responsive to communication/needs during the stay.All that being said, it was not disclosed or apparent from the listing that this was one unit of three in a single family home converted to a triplex. The walls were extremely thin and we could hear every move in the other units down to a sneeze and when hangers were moved in their closet. When on vacation, that really isn't what we would have chosen had we known. There were two bedrooms but only one had a closet and it had a broken door which was actually in the closet. The other bedroom had a small dresser half full of towels and sheets. The refrigerator was a small "Magic Chef" like size which is a little bigger than a college dorm size. We did not have the space we needed for food and beverages and we were only there for a five nights. In addition, "House Rules" are sent two days prior to check-in along with door codes. These rules included not being able to use the washcloths to remove makeup. Any rules such as these should be communicated at time of booking - not after the cancellation period. Then if any of those rules are a "deal-breaker", you have the chance to cancel without penalty.All in all, the unit was nice and in a good location, but we would not rent it again. ##### Pepper P.
