Hotel Stachus was centrally located near the main train station and a few minutes walk from the Marienplatz as well as the Oktoberfest grounds. Super convenient for day trips to Neuschwanstein and Rothenberg with tour groups which met near the train station. Across the street from the hotel was a self-service laundromat/drop off service (and dry cleaner) with commercial dryers. (Washer took 30 minutes and medium dryer load finished in 20). The hotel is one block from Karlsplatz Passage with shopping and food under Karlplatz (locals call the plaza Stachus). We stayed for a week and we had a large, modern, quiet room with two windows facing a small courtyard. We did not have the breakfast but there are coffee/bakery shops nearby. Also a pharmacy down the street which sold travel size shampoo etc. Highly recommend for location and as an affordable and pleasant option during Oktoberfest.
The hotel was well between the main station and the old town. The room was spotless and the aircondition worked well and was a welcome respite from the heat wave.

Location was great across Karlplatz, which it was noisy at night since is near tram & train terminal. The room looked more like a hostel. There was no kettle, cups, glasses or toiletries. Walls were bare. This hotel is on the green kick by offering water or beer if they skip the cleaning. It should be wine or beer to make it fair. Carpet had stains and side table had damage & motion lights didn’t turn on immediately that made the stairs dangerous at night & I felt uneasy on the halls. I messed up my reservation and I needed an extra night but hotel wanted double the rate I had paid per day for 3 days. I had to find another hotel causing me an inconvenience of switching hotels.

small room and older property, parking not great but central
Really close to the station, which was my main criteria. Room was perfect for what I needed. Compact but care and thought put into how best to maximise the space. Comfortable beds.
Air conditioning was a bonus.
I loved that the key card took you to the right floor.
Staff really friendly.
The room over looked a courtyard/ nearby bar. Because of the football it was a little loud if you are noise sensitive. It did not stop me sleeping.
Would recommend.
Stayed here for two nights. This is a small clean room with air conditioning close to the hbf train station shopping and restaurants. Can't comment on breakfast because we did not have it. However, if a washcloth, a glass , a coffee pot in room safe, ice, refrigerator is important to you. You might want to rethink this place
