Jefferson Cottages are your home away from home. A small little gated community nestled among the trees steps away from Midtown\`s most happening area (Overton Square). You have your own entry, parking, patio, laundry and all the essentials you\`ll need to explore the best of Memphis. We\`ll send you a digital guidebook with our favorite recommendations :) Your space has a great layout with the kitchen and bathroom centered in the middle, bedroom and living room at opposite sides of the apartment. The location and layout of the apartment make it perfect for the solo traveler, those heading in to town for work, or a couple on a nice retreat to Memphis! Blazing fast internet, iron and ironing board, basic cooking spices and all the kitchenry to whip up a quick meal. If you feel like heading out you will be walking distance from some super scrumptious restaurants! I\`ve tried to set it up so you have several different sitting areas; a couple in the living area with either a comfy sofa or a relaxing chair facing the smart TV. A small kitchen table with a couple bar stools is also a good place eat a meal you brought in from one of the many nearby restaurants or a meal you prepared yourself in the equipped kitchen with all the essentials (salt, pepper, olive oil) This is just one apartment in a building of 12 in the gated community. You will find the laundry and dryer in the kitchen area with the soaps to go along with it. Once you head in through the front gate you will see plenty of parking straight ahead - you\`re welcome to park in any spot. You will have full access in the apartment; there are no locked doors or cabinets. You\`ll receive a digital code a one day before your arrival for the front door which means that 24 hour check-in is no problem at all! Any questions and we can be reached 24 hours a day by sending us a quick message. I will send you a text with a link to my guidebook I\`m working on before your arrival but you will also have additional information inside the apartment with contacts, transportation and other general info Walk out the front door and just down the block around the corner brings you to a bustling Overton Square with a bunch of restaurant options, bars, and live music venues at Lafayettes and, of course, a delicious BBQ joint just up the street. Head downtown the other direction in a short uber ($8) and you\`ll find yourself engulfed in Memphis\` blues scene on the famous Beale street. In addition to the many great eateries (which you\`ll find in the guidebook i\`ll send you) there are several parks nearby and places to relax. Uber or Lyft are readily available and definitely the best option. There is a trolley that runs down Madison and will bring you to downtown if you want a little more of a historic experience heading downtown. \*\*The property is a bit older so sound can travel through the walls easier - please be mindful of your noise level after 10 pm as to not disturb the neighbors, thanks in advance!\*\* \*Thank you in advance for your understanding and compliance with the rules.\* 1\. For reservations of 30 days or longer, a separate cancellation policy applies: \- Guests will receive a full refund if they cancel at least 30 days before the scheduled check-in date. \- A 50% refund will be issued for cancellations made between 14 and 29 days prior to the scheduled check-in date. \- No refund will be provided for cancellations made 13 days or fewer before the scheduled check-in date. 2\. Upon booking, you will receive a rental agreement/check-in form that you are required to sign and return before your arrival 3\. If you are a local resident, you must contact us before booking 4\. Guests acknowledge that they will keep their noise level to a minimum after 10:00 pm; sound will travel through the walls if too loud. 5\. No parties or events allowed 6\. Guest must provide us with a valid ID that matches their credit card information. For security and registration purposes, all guests staying at the property must provide a valid government-issued ID before check-in. 7\. Guest must provide us with a valid working phone number & guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible 8\. NO SMOKING or use of fire permitted in the rental; guest acknowledges that no \`smoking\` includes the use of vape pens and marijuana and \`use of fire\` includes the lighting of candles, incense, or sage. There will be a $200 charge per day of reservation if this rule is not followed 9\. There cannot be more than the allowed number of guests in or on the property at any time. Violation may result in immediate removal of all guests without refund. Unauthorized guests exceeding the maximum occupancy will be charged $50 per night, per extra guest. 10\. Late check-out fee of $50 (if not authorized) applies for check-outs after 11:00 am. We\`re sorry we have to charge this but we pay our housekeepers based on the agreed-upon checkout time and if they are unable to clean we still have to pay them 11\. We will place a small deposit hold on your credit card two days before your arrival to cover any accidental property damage that may occur and it will be released after your check out. If we fail to capture your security deposit, your reservation will automatically be cancelled 12\. We would like to inform you that for direct bookings, a 4% credit card fee will be applied to any cancellations and refunds and we will follow the platform\`s cancellation policy 13\. Guests who make reservations for over 30 days must sign our standard lease agreement and agree to a background check before check-in (it will be provided before check-in) 14\. As part of our commitment to maintaining a clean and comfortable environment for all guests, we require a midterm cleaning for reservations lasting 30 days or longer. The midterm cleaning will take place on the 15th day of your reservation. This cleaning is mandatory and is designed to ensure the continued cleanliness and hygiene of the property 15\. The cleaning fee for the mandatory mid-stay clean will be deducted from your security deposit 16\. No pets allowed 17\. Excessively dirty units will incur an additional cleaning fee and will be evidenced with photos 18\. For your security and protection the property is equipped with an exterior camera 19\. Remember to take all your belongings when checking out. Left something? There\`s a $50 Mailing Fee (not including postage). We aim to return items within 7-10 business days, but please bear with us during busy times. Thanks for understanding! 20\. For security reasons, NO food or package deliveries inside our gated complexes or internal buildings. Please meet them outside the buildings or gates. 21\. Guests are not permitted to move any furniture within the rental property. This is to maintain the property\`s layout and prevent any potential damage. If any furniture is moved, a cleaning or repair fee may apply. 22\. Guests who fail to arrive for their reservation, for any reason, will be considered no-shows. No-shows are non-refundable, and no credits, reschedules, or exceptions will be provided under any circumstances. 23\. However, this bungalow did smell like mildew which was very offputting. The kitchen sink faucet needs to be fixed - it sprays water off to the side by about 2' when turned on. The bathroom does need a stopper in the sink. The exterior could be brushed off as it was covered with webs. Bug spray and air freshener helped the situation on the inside. Properly fitting coffee filters are needed. And for me, a work area with a comfortable desk chair would have been helpful - but I made to do with the metal chair/table set-up. The place itself could use some upgrades and definitely recommend putting a television in the bedroom. It was not the cleanest but I’m a neat freak. The inside was not clean and sanitized as stated online. The bed was very comfortable, however, we did question whether the sheets had been changed or not, but ONLY because we had to sweep all the floors and get the hair up out of the bathroom. The kitchen was okay but the front of the dishwasher had "stuff?" on it. Left that there. But like I said, the rest of the weekend was very good and we were very comfortable. We really enjoyed our stay in Memphis and ALL the wonderful things to do! We enjoyed patronizing local restaurant’s instead of chain restaurants!! The vacation rental met our expectations with the exception of a couple of things, one being the house wasn’t as freshly cleaned, there was dust under the sofa and behind the hallway door, the blind on the back door was missing a piece and lastly the bed and sofa was extremely FIRM, maybe invest in some better furniture. Oh, and the yard was not kept! Needed some TLC. However, overall we were semi-satisfied and look forward to visiting other parts of Tennessee in the future!
