#4 · Splendid Colonial in Midtown w Parking

A renovated 1910 colonial building. There are a total of 8 apartments and this apartment in particular got a full redo! So it is basically brand new on the inside but I managed to keep some of the original touches like oak doors and flooring. It's a small studio but has everything you need in a perfectly central location in Midtown, Memphis.

It's a small studio space about 300sf or so but manages to feel like it has separate spaces within it. The Kitchen has it's own corner with Marble accents and a partition wall separates the bed from the bathroom.

You also have access to laundry in the finished basement down the stairs in the rear of the building. You'll find soap down there you can use as well, please just remember to not leave your clothes down because the machines get used every day by others

The apartment is towards the front of the building so the closest parking is on the street (there are no parking restrictions).

You are also welcome to park in the private parking in the rear of the property from the driveway on the left and can enter through the door on the left up the black stairs. The apartment is on the second floor.

You will have full access in the apartment; there are no locked doors or cabinets.

You'll receive a digital code a three days before your arrival for the front door which means that 24 hour check-in is no problem at all! Any questions and we can be reached 24 hours a day by sending us a quick message.

I will send you a text with a link to my guidebook I'm working on before your arrival but you will also have additional information inside the apartment with contacts, transportation and other general info

Walk out the front door and 100 yards down the street brings you to a bustling corner with a jazz restaurant, Moroccan and Mexican restaurants and, of course, a delicious BBQ joint. Keep walking or take a short uber another .75 miles to Overton square, one of Memphis' most happening areas with a host of other restaurants and bars.

Head downtown the other direction in a short uber ($6) and you'll find yourself engulfed in Memphis' blues scene on the famous Beale street.

In addition to the many great eateries (which you'll find in the guidebook i'll send you) there are several parks nearby and places to relax.

Uber or Lyft are readily available and definitely the best option.

There is a trolley that runs down Madison and will bring you to downtown if you want a little more of a historic experience heading downtown.

The apartment is located on the second floor towards the front of the building. You can park in the rear of the property or on the street.

There is also a shared patio towards the front of the building where you can relax :)

1. Cancellation Policy for Direct Booking Long-Term Reservations (30 days or more):
● For reservations of 30 days or longer, a separate cancellation policy applies:
● Guests will receive a full refund if they cancel at least 30 days before the scheduled check-in date.
● A 50% refund will be issued for cancellations made between 14 and 29 days prior to the scheduled check-in date.
● No refund will be provided for cancellations made 13 days or fewer before the scheduled check-in date.

2. Upon booking, you will receive a rental agreement/check-in form that you are required to sign and return before your arrival

3. If you are a local resident, you must contact us before booking

4. Guests acknowledge that they will keep their noise level to a minimum after 10:00 pm; sound will travel through the walls if too loud.

5. No parties or events allowed

6. No Pets allowed.

7. Guest must provide us with a valid ID that matches their credit card information

8. Guest must provide us with a valid working phone number & guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible

9. NO SMOKING or use of fire permitted in the rental; guest acknowledges that no "smoking" includes the use of vape pens and marijuana and "use of fire" includes the lighting of candles, incense, or sage. There will be a $200 charge per day of reservation if this rule is not followed

10. There can not be any more than the allowed number of guests in or on the property at any one time, violation could lead to the immediate removal of all guests without a refund

11. Late check-out fee of $50 (if not authorized) applies for check-outs after 11:00 am. We're sorry we have to charge this but we pay our housekeepers based on the agreed-upon checkout time and if they are unable to clean we still have to pay them

12. We will place a small deposit hold on your credit card two days before your arrival to cover any accidental property damage that may occur and it will be released after your check out. If we fail to capture your security deposit, your reservation will automatically be cancelled

13. We would like to inform you that for direct bookings, a 4% credit card fee will be applied to any cancellations and refunds and we will follow the platform's cancellation policy

14. Guests who make reservations for over 30 days must sign our standard lease agreement and agree to a background check before check-in (it will be provided before check-in)

15. As part of our commitment to maintaining a clean and comfortable environment for all guests, we require a midterm cleaning for reservations lasting 30 days or longer. The midterm cleaning will take place on the 15th day of your reservation. This cleaning is mandatory and is designed to ensure the continued cleanliness and hygiene of the property

16. The cleaning fee for the mandatory mid-stay clean will be deducted from your security deposit

17. Excessively dirty units will incur an additional cleaning fee and will be evidenced with photos

18. For your security and protection the property is equipped with an exterior camera

19. Remember to take all your belongings when checking out. Left something? There's a $50 Mailing Fee (not including postage). We aim to return items within 7-10 business days, but please bear with us during busy times. Thanks for understanding!

20. For security reasons, NO food or package deliveries inside our gated complexes or internal buildings. Please meet them outside the buildings or gates.

21. If not following any of our rules forces us to refund or discount an upcoming or existing guest you will be liable for the costs

22. If you were a previous/current guest and did not respect our house rules and our property, we have the right to decline your next reservation. Thank you for understanding

Our place was very clean and nicely decorated. We enjoyed the nearby neighborhoods, Overton Park and other midtown neighborhoods. Easy drive to downtown entertainment district.

Wonderful Place!

Me and my mom stayed here for 5 nights while visiting my niece at St. Jude Hospital. We had everything needed to cook small meals which helped us save money on our overall trip. Very cute and comfortable we will be back for our next trip.😊

Washer/dryer in neighbors (our bedroom wall) was insanely loud. They did wash at 1:00 am and the horrible noise lasted more than an hour.

Cute and cozy

Such a cute space—a very chic and cozy studio apartment experience! The bed was super comfortable and the balcony was a nice feature. Right in the heart of mid-town, which is a cool, artsy, historical part of Memphis with great vibes and food! The internet on the tv was a little slow, but other than that it was perfect!
