This self-contained studio sits beneath the main house, which will remain unoccupied during your stay. While you won’t have access to the upstairs home, the outdoor patio area is all yours to enjoy, a lovely spot to read, sip a morning coffee, or wind down after a day out. Parking is available in the main driveway, just steps from your private entrance.



Inside, the studio includes a queen bed, an ensuite bathroom with shower, toilet and basin, and a compact but well-equipped kitchenette with fridge, microwave, toaster, kettle, coffee machine, ideal for preparing light meals or snacks. There’s also a smart TV, Iron and split system heating and cooling. All linen and towels are provided for your stay.



You’re just a short walk from Rye’s bay beach, with easy access to Peninsula favourites like the Rye foreshore, coastal walking trails, hot springs, wineries, golf courses and day spas. Whether you're exploring local markets, enjoying a long lunch at one of the nearby restaurants, or watching the sunset over the water, you'll have a welcoming base to return to.



You might catch a glimpse of a tawny frogmouth in the nearby trees, a quiet local that inspired the studio’s name.

If you book and disregard the above then we reserve the right to cancel the booking, or ask you to vacate the premises immediately, with full loss of your payment.



Please be aware that the Mornington Shire has strict guidelines that affect holiday rentals. These include restricting who can stay and the behaviour and activities of guests while occupying holiday rentals. We reserve the right to cancel any bookings that we feel don't comply.
