### Studio Flat with Garden Access, Holland Park

Summary:  
Located in Holland Park one of London's most beautiful areas, this home offers all you need to enjoy London.  
Located on the lower ground floor, the flat benefits from a communal garden with direct access from the flat.  
This apartment has 2 separate single beds tucked into the alcoves, the double bed in the pictures is a fold-out sofa bed in the living room.  
  
The Space:  
Located on a road with beautiful Georgian architecture, staying in this wonderful property would truly give you a regal London experience.   
  
This studio apartment has a sofa bed in the living room, which makes up the main living quarters, in addition there are two single beds in alcoves off the wall.  
  
Please note the sofa bed will not be set up unless it is previously requested at least 48 hours prior to the check-in date. The fee for a sofa bed set-up is £72 inc VAT. Per 5 nights.  
  
The flat benefits from access to a communal garden at the back of the property, which is the perfect space and completely secluded from the sounds of London.  
  
Guest Access:  
Guests will have access to the entire apartment.  
  
The Neighborhood:  
Holland Park is a delightful green space away from the hustle and bustle of London. Situated between Kensington High Street and Notting Hill, there are countless options for cafes, delis, boutiques restaurants, bars etc.  
  
Located right in the heart of Notting Hill, the flat is near to stunning natural spots Holland Park and the Kyoto Garden. It is also a five minute walk from Electric Cinema, one of the oldest working cinemas in the country. If you're in the mood for shopping, browse the world famous Portobello Market, which is just minutes away.  
  
It is also very close to Kensington Olympia, perfect for business travellers!  
  
The famous Westfield Shopping Centre is just 10 minutes by bus or a pleasant 20 min walk away.  
  
The excellent shops, restaurants and transport facilities of both Holland Park Avenue and Kensington High Street are within easy walking distance. Holland Park Underground station is on the Central Line providing access to the West End and the City.  
  
The quintessentially British architecture in Notting Hill is well worth seeing, perhaps en route to Portobello Market or wonderful Westbourne Grove.

Please note the house is currently on the market, there may be viewing(s) during your stay. We will do our best to keep it to a minimum and any viewings will be done at a convenient time and a minimum of 24 hours’ notice. We will compensate £50 for each viewing.  
  
Please note that we provide small bottles of shampoo, shower gel, soap, moisturiser and loo roll for the beginning of all our guest stays and once the products are finished, we kindly ask our guests to provide their own thereafter.  
  
Please note the property will be prepared by our professional cleaners, using hotel-quality linen and towels.  
  
If the booking is 14 days or more, we require a mid-stay clean at an additional cost (the price is dependent on property size). Payment will be taken at the time of the booking and the mid-stay clean includes both a clean and linen change.  
  
We can also arrange any additional cleans regardless of the length of the booking upon request.  
  
Please note that check-in is between 3pm and 8pm. Early and late check-ins as well as late check-outs are available on request for an additional fee.  
  
Where a check in is on a UK bank holiday, there may be an additional surcharge on the cleaning fee as well as an additional cost for a personal check-in. Please enquire for additional information on this when booking.  
  
The lead guest booking the property must be 25+ years old.
