Staff is courteous and helpful and they make the difference in our short stay in Kobe. Location is convenient too.
Everything was very nice, except for the elevators. No matter what time of day, morning, late at night I had to wait forever for an elevator. I feel like a 3rd elevator would be a necessary improvement. Other than that the location is amazing and the bus to sannomiya station was also very convient. Room was clean.

Hot baths to soak in
Centrally located easy walk to motomachi station, shopping and the port. Rooms outdated, walls need a good clean, neverthe less comfortable. Beautiful bath and sauna area ideal for soking after a day of adventure
I was an unusual foreigner in this family-friendly hotel, but had no troubles with helpful staff (and some Google translate!) Great breakfast buffet, nice spa, ok exercise room, easy laundry, free drink at happy hour, great location, overall great value.
Room 919 robinets was out shape very bad condition, lamp burn by other customers. Bed comfortable, quiet, hot spring very nice, ventilation 100% very good.
They offered me a map in English the day I checked out which means today June 10 very sarcastic front desk staff , now see the pictures
For context, I stayed here in the middle of a month-long trip in Japan, and before this have mostly been in budget hotels.
The location was, in my opinion, one of the best parts of the hotel. It is within a 10 minute walk to both a JR Rail station and a local line, and is a short walk to both Harborland and the Kobe Port Tower. All guest rooms are relatively high up -- 6th or 7th floor -- and some, like the room I was in, have a view of Kobe Port Tower. One night it was pouring rain, but I still had a nice time with the view.
The staff were all incredibly professional, not much more to say other than they were great.
The room was clean and the air conditioning worked great. My only complaint would be that the highest hook for the shower head was broken. I probably could have told the front desk and got it fixed, but I liked the room enough to not bother them.
Overall, a great hotel in a great location.
First, i want to mention that the front desk staff was incredibly kind and helpful. We booked the standard double room. when we opened the door we immediately realized it was not the room pictured on the app. The beds were so uncomfortable. The room was tiny. The carpet was literally coming off the floor. So much dust that I woke up with my eyes puffed up. The window panes were loose and rattled when a truck would drive by. Stains on everything. Disgusting.
The staff were so kind and gave us extra blankets to sleep on top of to make the mattress bearable. They worked with hotels.com to help us cancel the remaining nights. Also weird how they charge the room

This place needs to close for extensive remodel. It is worn out.
The smell of mold in the room was overwhelming. The AC was moldy, dirty and didn't work properly.
For WHATEVER reason that defies logic they had only one bed sheet on each bed.
BUT, it did have a 10 inch thick, down-filled duvet. In the summertime during a 90 plus degree heatwave.
SWEAT ALL NIGHT!
I know that they have both the top and bottom sheets in their hotel because one of the beds in my room had the top sheet, the other the bottom.
I booked a room outfitted for 4 people. It had 2 TWIN beds and only 2 full size towels. Not even full size beds but children's twin beds. It was listed as accommodations for 4.
They have a reservation only buffet only restaurant.
Easy to book online but you'll wish you hadn't. It is more expensive than the many restaurants near by.
We got there just after dinner opened to find a full buffet of mostly cold food. Even the hot food was cold.
EVERY fish product on the buffet was not fresh, but obvious leftovers from the previous day.
So after all this you ask why didn't I complain to management?
My greatest embarrassment and why I am posting a negative review is that I had booked some dear friends in this place 2 weeks earlier.
They said that their room was just as bad, and didn't want to hurt my feelings.
The prices were good and it’s not too far from the station, hence I chose to stay at this property. It’s close to the local monorail station, but if you’re looking for the JR, it’s like a 10 minute walk. bought the room wi th the shared bathroom, but had some issues because I had tattoos. They were flexible enough to open the shared baths to tattooed guest during busy seasons, but you’re only allowed to shower between 11-3am which was a pain, but just something to be mindful of. They have cheap beers during happy hour, and free coffee between a certain time too, which is nice. Overall not a bad experience.
