The décor is western themed and combines modern and rustic elements, including Native American art and pottery by local artists. Key features include hardwood floors throughout, two kitchens with stainless appliances and high-end quartz countertops. The two master suites include beautiful barnwood accent walls and a large master bathroom with heated floors. The home consists of three floors with one bedroom and bathroom on each. It sleeps up to 12 with 2 king beds, one pull-out queen and 6 twin bunk beds. Bedrooms are richly appointed with high-end linens and bedding that will remind you of sleeping in the very best luxury hotels. Kitchens include artistically designed dishware from Portugal and all of the kitchen features you will need to feed and entertain your family. The first-floor patio is also furnished with a gas grill for your use. Living areas are artistically appointed with beautiful Native-American themed rugs, as well as rich western leather couches. There are three separate seating areas in the home, one on each floor for you to relax and connect with your family and friends, also providing convenient separation for kids and adults. When the weather permits, there is no better place to enjoy the amazing views than from the outdoor balconies on floors 2 and 3, both furnished with new comfortable wicker furniture. An entertainment room on floor one includes entertainment options for every taste, with board games, card games, as well as the newest Xbox linked to a large 65-inch TV. There are 5 large screen TVs in the property, setup with all of the streaming apps, as well as DirecTV and NFL Sunday Ticket. Fast internet for streaming is of course available on every floor. For winter sport enthusiasts, the property is conveniently located just outside of Park City, UT, minutes away from Deer Valley and other ski resorts. If you're skiing in Deer Valley, you will want to take advantage of the east-side lift and parking area only 10 min from the property. The large 2-car garage is fitted with racks for skis and snowboards, and even includes boot-warmers! For summer adventurers, there are two kayaks and two paddle-boards that you're free to use on the Jordanelle reservoir just 5 minutes down the hill. Be sure to use the lifejackets as well! There are also hundreds of miles of hiking and mountain biking trails in the Wasatch and Uinta mountains that surround the property. We are excited to welcome you to Chimborazo! You are certain to enjoy your stay in this luxurious home in one of the Park City area's newest neighborhoods. We also look forward to receiving any feedback you have on what we can do to make Chimborazo even more hospitable and luxurious for future guests. Please be aware that Chimborazo is one of the first homes in this neighborhood and that construction is on-going in the area. House Rules: 🕓 CHECK-IN / CHECK-OUT Check-in: 4:00 PM | Check-out: 10:00 AM (Mountain Time) Early check-in or late check-out must be requested at least 48 hours in advance and approved in writing. Additional fees apply and are billed in 30-minute increments at $50 per hour. 👤 RESERVATION HOLDER The primary guest must be 21 years or older, present during the stay, and accept responsibility for all guests and actions on the property. A valid government-issued ID may be requested at any time before or during the stay. 🔇 NOISE & OCCUPANCY Quiet hours: 10:00 PM – 7:00 AM (Strictly Enforced) per Summit County law and local HOA rules. No parties, events, or gatherings of any kind. Maximum occupancy is limited to the number listed in your reservation unless otherwise approved in writing, If the number of guests exceeds the reservation count without written approval, a fee of $85 per unauthorized guest per night may be charged to the primary reservation holder, and APRÈS may cancel your reservation with no qualifying refund. 🚭 SMOKING / VAPING Absolutely no smoking, vaping, or cannabis use inside or on property grounds. A minimum $500 fine applies for any odor, evidence, or damage caused by smoking. 🚫 PARKING & VEHICLES Street parking is PROHIBITED, unless otherwise noted. All vehicles must be parked in the garage, driveway, or assigned spaces. Guests are responsible for any towing, HOA fines, or violations related to improper parking. Many neighborhoods are actively monitored by the HOA and private security. 🐾 PETS & SERVICE ANIMALS Pets are only allowed at designated pet-friendly properties and must be approved prior to arrival. Undisclosed pets will incur a $500 violation fee. Service animals MUST be disclosed to host, PRIOR to arrival per ADA requirements; no additional fees apply to qualified service animals. 🛋️ HOME CARE & FURNITURE Do not move indoor furniture. Damage or repositioning will result in a re-staging or repair fee. Outdoor furniture may be repositioned but must be returned to original placement before check-out. Do not hang towels or clothing on railings, decks, or furniture. Use hooks or designated drying racks if available. 🌡️ HVAC & ENERGY USE (if applicable) Do not leave windows or doors open while using the heat or air conditioning (if amenity is applicable). Adjust thermostats no more than 2–3 degrees at a time. Failure to follow this may cause system damage and result in service/repair charges if negligence is determined. 🚽 TOILET USE & PLUMBING Only flush toilet paper. Do not flush wipes, feminine products, paper towels, or any other materials. Additional cleaning during your stay may be available for an added fee, or mid-stay cleans based on availability with 48-hour advance notice. Excessive mess left at check-out may result in additional cleaning charges. ♨️ HOT TUB / SPA USE (if applicable) No food, glass, or oils/lotions allowed in hot tubs. Children under 12 must be supervised. Misuse that requires draining, cleaning, filter replacement, or repair will result in a $450 fee (with documentation). Use of hot tubs is at your own risk. Guests waive host liability by choosing to use these amenities. 🔐 SECURITY CAMERAS & SAFETY Exterior security cameras may be present at entrances, driveways, or garages. Cameras are for guest safety, occupancy enforcement, and property protection. There are no cameras inside the home. 🔑 LOST KEYCARD & REMOTE Please note that a $100 replacement fee will be charged for each lost or unreturned keycard and garage remote. This fee covers the cost of reprogramming and replacement to maintain the safety and security of our property. ​​​​​ 🗑️ TRASH & DISPOSAL All trash must be bagged and placed in designated outdoor bins. Bags left outside or on the ground (not in bins) may result in a $85 disposal fee. If bins are full, please notify us during your stay. 📦 MAIL / DELIVERIES Mailbox access is not available. We do not hold mailbox keys, and we cannot retrieve or forward mail. ⚖️ LIABILITY & DAMAGE REPORTING POLICY Guests may be charged for any damage, violation, or misuse beyond normal wear and tear. It felt cozy and comfortable. The views were breath taking from every level. The property was close to all of the activities we participated in. The kids appreciated the fully loaded Xbox on the lower level. The management company was easy to work with and helpful with recommendations. The one small thing that would have improved my stay would be black out shades in the bedroom instead of thin shades that don’t block out the light. My only other compliant was that the freeway noise was loud from the balcony and kept me from going out on the balcony. . I did not realize from the pictures that there was a freeway below the property. With all of that said, my family and I truly enjoyed the property. The pricing was still more than fair considering all of the above. ##### Ivy J. Just as the pics suggest. Each floor has its own living space and top two floors have a kitchen. The most generously stocked amenities for any vrbo I have stayed in.
