You'll love Summer Beach, located on the south end of Amelia Island in the gated Summer Beach community. This two-story, two-bedroom townhome offers one King-sized bedroom, a second bedroom with two twins, and a sleeper sofa for extra guests. Two beach chairs, an umbrella, and beach towels are provided. The home features a full kitchen with modern appliances and both a standard and a Keurig coffee maker. Beautiful live oaks create a shaded canopy as you drive into the community. There are walking and biking trails along the way. Once you arrive, enjoy a peaceful walk on the beach, read a good book, or relax in the warm Atlantic waters. Not in the mood for the beach? Sit and unwind by the pool or on the oceanfront balcony. IMPORTANT NOTES Rental Agreement - Guests will be required to sign a rental agreement with Coastal Wave Properties. Guest Instructions - will be sent 7 days before arrival, provided the agreement has been signed, and all payments are complete. If you need information prior to this, we are happy to help. OwnerRez - We use a booking system called OwnerRez, and you will receive communications through this platform. Damage Protection - Included with this rental; however, guests are responsible for damages exceeding the policy coverage. Security Deposit Hold - A hold is placed on your credit card as a security deposit. There are no upfront charges. You will be notified if any charges occur; otherwise, the hold will be released seven days after you leave. Parking - There are two parking spaces. Oversized vehicles, campers, boats, and trailers are not permitted. Communication - We use email communication for signing our lease and guest instructions. Our concerns were with the property management company. They have a lot of rules, including a mini-lease, pool restrictions, and a quasi-working washer/dryer. We’ve stayed in a lot of rentals, but there were a lot of small things to deal with. We’ll go back to the community but probably stay in a different property. The stairs are just a little bit steep.The kitchen is well appointed, and there is a stackable washer dryer unit in the kitchen.The unit is in good condition, as are all the furnishings.There's a dedicated parking space right out front. You do have to go up a flight of stairs to get to the unit.The small balcony has a very nice ocean view.Everything is fine about this unit and the location. I would definitely rent there again.
