Best offer in the area! If you find a lower priced (but comparable!) home, send me what you\`ve found! :) We rent the house when we don\`t use it ourselve. We equipped it with things that we use ourselves and like. You will find comfortable beds with nice foam mattresses and good pillows. The kitchen is perfect for a regular use, but you may find it to be too small to cook for a huge party. Living room has a wood burning stove and firewood is provided during allowed burn season. Home has central heat and a/c system. The house has a TV screen with HDMI input and a Roku player that allows to stream online content like Netflix, Youtube etc. You are welcome to bring your laptop or other source of video/movies. The back deck offers a patio table with 6 chairs and a propane bbq grill. You are in a community with a golf course, seasonal heated swimming pool (May-October), lake that gets really warm in summer, hiking trails near by, stables with horse rides and much more. Additional fee maybe required. I can advice on many possible day activities and places to go at different times of the year. Yosemite Park entrance is just 26miles away, but there are many other attractions in proximity. Historical Gold towns, multiple caves, Tuolumne river canyon, mountain lakes, white water rafting are just the first things that come to my mind. The nearest store is 2miles way. Gas station about 5miles, EV chargers 2.5miles. What you see in the pictures is what you get. If you have questions, please ask. \- Pets are NOT ALLOWED unless discussed and agreed to it before arrival. $100 fine if you just deside to show with a pet + the cost of additional clean up if any. All pets if allowed to arrive have to stay off all the furniture/bedding/towels and can not be left at home alone. \- Check out time is 11AM sharp. Unless it was previously agreed upon for a later check out, there is a $20 fee for every half an hour of over staying past 11AM. We need time to get the home ready for the next arrival. Thank you for understanding. All you have to do upon check out: \- Put all your trash in the bag/bags provided and leave those outside next to stairs. \- The dishes/kitchen utensils have to either be clean, or left in running dishwasher upon your departure. Keep in mind that dish washers are less than perfect for washing pans/pots, so I suggest washing those by hand. There is a $50 fee that will be taken from your deposit if kitchen plates/pans/pots/cups/utensils or any other combination of those is left not washed. The only reason I have this in writing is because lately I have too many people coming and leaving a mess in the kitchen. This is a vacation rental, not an all-inclusive resort with room service. I want you to enjoy it and offer at a very reasonable cost. All you have to do in return is be normal :) Being normal, besides regular benefits of being normal, also helps me a lot to keep the costs of operation under control which directly translates into you paying less for your vacations :) I expect you to act as adults and keep the place reasonably clean = as if you are in your own house. If you spilled something, on the floors wipe it out. If you break or damage something, offer to pay for it. I will take out trash bags for you, but I really don\`t plan on picking up small and big things all over and around the house after some crazy party. Absolutely no smoking inside and within 20ft/6m of doors windows. The house was very spacious and had all the utilities we needed. The house is very clean and well kept and our host was helpful and easy to communicate with. We were able to access Yosemite easily from the house as well. The house was also close to restaurants and the supermarket in Groveland. I would definitely stay here again! ##### Nancy C. Great water pressure. lots of wild life to watch. Unfortunately the sheets were not good quality. The towels didn't feel or smell fresh. There was supposed to be access to a beach, which is why we chose the property, but we couldn't get that information although we emailed to ask. We didn't get a text number till the night before we were checking out. It's not walking distance into the town. Lake House It was as advertised, nothing fancy, but adequate (with the exception of 1 bed). The bed in the smaller bedroom was not sleepable. The mattress made very loud noises with any movement and the guests couldn't sleep the first night because the noise. The guests in that room did not stay the 2nd night because of the bed noise. We paid for a 2 bedroom place and were not able to sleep in 1 bedroom. We spent most of our time on the back deck. The location is good for taking a rafting trip on the Tuolumne River following our stay. ##### James J. Our family of four, 2 adults and 2 kids 8 and 11 stayed in this cozy, clean and quiet home. We only had a few questions as we arrived and owners provided their direct phone number which was convenient and they were available. We loved that the home did not have carpet, Roku available on TV, we had wifi service entire time, cozy blankets to watch movies as a family and kitchen had everything we needed. Deer frequented the property as we had breakfast outside on the table outside. Their was a BBQ and fireplace but we didn’t use it. A/C and heat available in home. Kids were able to have horseback riding lessons and ride a few miles from the house. We drove less then a mile and had access to Pine Mountain Lake where there is a golf course with a restaurant, playground, lake, fishing and beach. A few miles away the general store packed with everything you need for your stay including adult beverages. Downtown Groveland is a few miles and has restaurants, stores and one of the oldest bars and known in CA. We found a Yosemite tour and they picked us up downtown Groveland at 10am and arrived back 5:30pm and was convenient for our family. We have such beautiful pictures as our family made forever memories in this home. This is the closest town before you get to Yosemite and was worth every penny. In reality, it was not. The floors looked like they were just put in and it wasn't finished. Overall it looked like someone tried to update the house themselves. The floors were dirty. My socks were filthy after just a couple of hours. Worst of all there were ants in the kitchen, dining room and living room. The property is on the Ferretti road and does not require passing the gate of the Pine Mountain Lake community to access. Access to the amenities of PML was offered. The management was very helpful.
