The Space:

Welcome to this stylish 65 m² 2-bedroom apartment on the 1st floor of a building without a lift, perfectly situated in the heart of Tollcross. The apartment is professionally cleaned before every arrival so you can settle in straight away.



Bedroom 1: 1 double bed, Bedroom 2: 1 double bed. The bathroom has a shower/bathtub; the toilet is in a separate water closet.



The living area is a great space to unwind, with a dining table and chairs.



The fully equipped kitchen has everything you need: full fridge, oven, microwave, gas stove, dishwasher, Dolce Gusto coffee machine, and electric kettle and toaster. A washing machine is available for your convenience. The flat has individual radiators for heating throughout the cooler months.

Good to know before you book



Check-in: From 3:00 PM via self check-in — simply collect the keys at a nearby location. If you’re arriving after 7:00 PM and need someone to meet you with the keys, please let us know at least 24 hours in advance. Late arrivals between 7:00–9:59 PM incur a £50 fee; 10:00 PM–12:59 AM is £90; after 1:00 AM is £120. Please note that any late check-in fee must be paid in cash upon arrival. We’re flexible when we can be — just give us a heads-up!



Check-out: By 10:00 AM.



Damage deposit: A refundable damage deposit of £800 is required before arrival. It may be processed via a third-party payment provider such as Stripe, Swikly, or Flywire. The deposit is returned in full within 14 days of check-out following a standard inspection.



Max guests: 4 people (including children and infants). Please keep within this limit so everyone is comfortable.



Smoking: The apartment is non-smoking throughout.



Events: The apartment is a private home and not suitable for parties or events.



Guest Access:

The accommodation is private and exclusively for guests during their stay. Free Wi-Fi connection, information on Edinburgh and restaurant recommendations, sheets, towels, soaps and much more.



The Neighborhood:

Drumdryan Street sits in the Tollcross and Bruntsfield area, one of Edinburgh's most popular residential neighbourhoods for both locals and visitors. The surrounding streets have a lively, neighbourhood feel with independent coffee shops, restaurants, delis and grocery shops all within a short walk.



Bruntsfield Links, a historic expanse of open grassland used for golf and leisure, is nearby, as is the Meadows, one of the city's most beloved parks. The King's Theatre and the Cameo Cinema are both close for evenings out, and the Old Town and the Royal Mile are reachable on foot in around twenty minutes through the Grassmarket.



For transport, several Lothian Bus routes run along Lothian Road and Home Street, connecting quickly to the city centre, Waverley Station and the rest of Edinburgh. The area is also well placed for walking or cycling across the Meadows to the university area and beyond.

Wi-Fi may occasionally be affected by area-wide connectivity issues. Please note a noise monitoring device is installed at the property entrance for extra security and to ensure the peace of the property. This device is not located in any sleeping area or bathroom. Photos are as accurate as possible — minor updates may not always be reflected immediately. Management may occasionally need access to the property for inspection, maintenance or viewings (between 8:00 AM and 7:00 PM with reasonable notice). In genuine emergencies, access may be required without prior notice. We’ll always communicate as much as possible and be respectful of your stay.
