This property is located in the heart of downtown Des Moines with quick access to almost anywhere downtown. Guests will enter into the main lobby and take a short elevated ride up to the cozy condo. Inside the unit features a full kitchen, dining area and breakfast bar, dedicated workspace, living room with smart TV, 2 bedrooms both with smart TV\`s while also having access to shared spaces such as a community area with games, 24/7 fitness facility and rooftop lounge with dog park/relief area. Sleeping Spaces: Master loft bedroom w/ 2x queen beds- 4 people Secondary bedroom w/ 1x queen bed - 2 people Sofa sleeper couch - 1-2 person \*note\* - Master bedroom is open lofted space and does not have a door but it is on the second level for privacy This is a downtown space and apartment complex and while it\`s not particularly noisy you may hear other tenants or cars outside occasionally. Guests will access the condo using a lockbox located outside of the complex that stores a set of keys and fobs. Please keep track of the keys at all times. Lost keys or fobs will results in a fee of up to $200. Guests can reach out at any time for quick help! We strive for prompt responses and are here to ensure a 5-star stay! The front door utilize a ring doorbell that records audio and video 24/7 for guests safety and security. This unit is part of a beautifully restored historic building, where all 100+ units feature the original sealed concrete floors. These floors naturally show imperfections, variations, and markings from the building’s history, which are part of the intentional “industrial loft” style of the complex. This design choice gives each space its own distinctive and authentic character. NOISE MONITORING: In consideration of our community of neighbors in this expansive complex, we\`ve implemented a Minut Sound Monitoring device within the unit. Rest assured, this device does not record any audio; instead, it monitors decibel levels. As responsible hosts, our commitment to being good neighbors is reinforced by using this technology, which provides us and our guests with alerts in case sound levels exceed the appropriate threshold. It\`s our way of ensuring a peaceful and enjoyable environment for everyone. If sound warnings are ignored, fees and loss of reservation without a refund are possible. \*\*Pet Policy\*\* Dogs are welcome, but they must be included in your reservation at the time of booking. To add a pet, put the number of pets in the search option next to where you select the number of guests. The pet fee will be automatically applied to your reservation when included this way. Please note, if an unregistered or unpaid pet is brought to the property, the fee will be doubled. \*\* ADDITIONAL FEES \*\* $75 pet fee 1\. Smoking and drug use are not allowed inside the unit or in the hallways of the building. This includes vapes, weed, or other illegal substances. There is a $1000 fine if discovered. 2\. There is a $50 fee per guest per night for undeclared guests. 4\. Pets must be disclosed and approved in advance. Unregistered pets are subject to a double priced pet fee. 5\. If an excessive mess is discovered after your stay, you will be charged accordingly on top of the standard cleaning fee. 6\. A lost, missing, or damaged key, fob, or parking permit has a replacement cost of $75 each. 7\. Check-Out Policy - Standard check-out time is 10:00 AM. Late check-out is not guaranteed and may only be available if there are no same-day bookings or scheduling conflicts with our cleaning team. If you\`d like to request a late check-out, please inquire the day before departure. Requests made earlier will not receive a confirmed answer until that time. A fee may apply for a late check-out. 8\. Check-In Policy - Standard check-in time is 4:00 PM. Early check-in is not guaranteed and depends on same-day turnover and cleaning schedules. Great location for walking to the show & places to eat. We used parking ramp directly across the street from the condo (16 for 18hrs) which worked well since we had bags & 2 kids. Directions for check in were easy to follow & made sense once you got to the location. Very clean & great set up. ##### Christy M. (In town for daughter’s graduation from Drake). If you’re there on a Saturday morning do not miss the most amazing farmers market just a few blocks away. Location fantastic for walking to restaurants and touring area. Enjoyed rooftop seating in evening. This was our first time staying in the R&T Lofts and it was great! Spacious, clean and quiet! Communication with the owner was also great, fast responses and clear instructions on how to access the loft. Host was very responsive (though I found the repeated automated reminders about noise on the weekends to be overkill.) Only one key/FOB was included upon checkin, but a second one was provided upon request. (I would recommend asking for a second one ahead of time if you think you will need it, as it did take a full day to get the second one.) The well-appointed amenities of the building and unit meant we had everything we needed. Recreation/game room in the basement was lots of fun. Hot water did tend to run out quickly, meaning a few cold showers during the week. A great stay overall! ##### Ben D.
