This document comprehensively outlines the rules, policies, and terms governing your stay with us. By signing, you acknowledge and commit to adhering to these regulations throughout your tenure at our property. \- Reservations made by local residents require additional review and approval before confirmation. Cancellation policy \- We offer free cancellation or a 100% refund of the amount payable if you cancel 30 days before the check-in date. If canceling, we will charge a processing fee (to cover credit card processing and administrative fees). 1\. If any issues arise during your stay, it’s essential to communicate with us promptly. Good communication between the guest and host is critical to ensuring a smooth and successful stay. You should respond to us (the hosts) within 24 hours when we reach out to resolve an issue. In certain situations, we may need to send our case manager to review the situation in person to fully address any concerns. Maintenance aside from emergencies will only be able to be tended to during business hours, 8am-5pm. 2\. It is a \`must\` to read the entire listing description and the house rules of our property. If, in this case, you DO NOT read over our listing description or house rules and are not comfortable with something that is clearly stated, we will uphold our cancellation policies. 3\. For hot tub: \- The hot tub is regularly maintained after every guest\`s check-out. However, if you leave it partially filled with dirt and trash scattered around, a fee of $350 will be imposed to cover the cost of draining and refilling the hot tub, as charged by the hot tub company. \- For the safety and maintenance of the hot tub, please ensure it is re-locked after each use. Failure to do so will result in a $100 fine. \- Children are under constant supervision and are never left alone. Diving, jumping, or frequently entering and exiting the tub should be avoided. Any damages will be incurred by the guest. 4\. No unregistered guests/visitors unless preapproved 5\. Please keep noise to a minimum after 10PM and always be respectful of the neighbors. 6\. No parties or events unless previously organized in writing with the host. If there’s evidence of a party or event, there’ll be an additional charge of $200. 7\. For noise complaints: 7.1 If we receive any noise complaints from neighbors, a security guard will be called out to the property at a cost of $85 to guests for the first call-out. 7.2\. If security is called a second time during your stay, you will be charged a $250 fee and be removed from the premises with no refund of your stay. 8\. No smoking anywhere in this house. If we find evidence of smoking anywhere in the house, you will be charged $300 for extra cleaning. 9\. Follow state laws when using a fire pit. Please make sure not to leave fires unattended. 10\. The Host is not responsible for items left behind. A $65 fee applies for return shipping and staff handling. Items not claimed within 14 days will be discarded. Follow all check-out procedures: 1\. Take out all trash 2\. We could not have picked a better location! We had a total of two families and kids ages 13 to 16\. The basement was the perfect place for the kids to hang! Every square inch of the property was well thought out and super clean! The owners were very friendly and communicated well. Even though there are some houses near you cannot see any of them from the house so is real private. Had everything we needed plus many extra's and lots to do on those rainy days or after getting back from the day in the Black Hills. The hot tub was very clean. The grill is charcoal and not gas so grilling was inconvenient. This is for the owners not a criticism, we wish the pull out coach was in the game room not the livingroom. The game room has a bedroom and bathroom attached to it and with children it would have been great to have them in a room with the parents. ##### Ana R. It's a big place with rooms in different areas, a TON of fun games, a very nice hot tub, and a fire pit with a grate for fire-roasting. Fully stocked with kitchen utensils and plenty of spices for cooking. There is a TV in almost every room. There were hardly any mosquitos outside, and the place was close to Custer (about a 10 min drive) and a lot of the sights in the area. We saw deer multiple times on the land surrounding the house - just a lovely spot! There is no AC, but we were there during a hot week and if you follow the recommendations of the owners (open windows at night and shut windows and shades during the day), you'll be comfortable! We had a great time and highly recommend this spot for a family or group of friends. ##### Kassy C.
