There is a MIL suite attached to the back of the home, and a cottage in the back yard that are rented separately. The back yard is shared. The MIL suite & Backyard Cottage a separate listings. You may encounter other guests during your stay. The maximum occupancy that is shown in the listing includes any and all visitors that will be at the home. Over-occupancy or unauthorized events will result in IMMEDIATE eviction without refund. Any guest who refuses to vacate when instructed will be treated as a trespasser. No parties, events, or gatherings over the listed occupancy are allowed under any circumstances. Bookings made under false pretenses will be denied access with no refund. You must be 25 years of age or older in order to book one of our homes. While we ask a series of screening questions to all guests, local guests are subject to additional screening steps, including a phone call. We reserve the right to cancel any guest reservations at our discretion. Quiet hours are from 10PM until 8AM every day of the week. We have zero tolerance for noise complaints and multiple violations will result in immediate eviction without refund. No smoking or vaping inside of the home under any circumstances. You will incur an additional fee of $500 if you smoke within the home + the cost of any damages. If you smoke outdoors you must dispose of any debris safely, do not discard anything in the yard or patio. No illegal substances or activities on the premises. Pets must be approved in advance. We charge a pet fee for up to 2 pets at all of our pet friendly locations. If there is evidence of any undisclosed pets in the home (pet friendly or non-pet friendly), you will be charged for cleaning + any additional damages. If the property is left in an unusually dirty condition that requires deep cleaning beyond our standard turnover, an additional fee will be charged to cover the extra housekeeping costs. Early check in and late check out for up to 2 hours is available per calendar availability, at an additional cost. This must be requested through your boarding pass, and we will approve / decline after reviewing our cleaning schedule. Do not tamper with smoke detectors, security devices, or Wi-Fi equipment. As soon as we entered the home, the smell of smoke (cigarette/pot/vape) was overwhelming. We contacted mgmt immediately. They did not help to resolve the issues. It smelled like there had been a huge party there the night before. Around the kitchen, it smelled like whiskey had been spilled and not cleaned up. The mgmt company was aware of the status of the home before we checked in, but did not inform us, which would have given us the option to stay elsewhere. By the time we arrived, after an 8 hour drive, there was no availability at other rentals or hotels (that would allow a dog). It appeared they had tried to mask the odors large amounts of carpet freshener on the rugs. This made it worse, created a strong chemical smell, which gave us headaches and caused issues with our small dog, who has allergies and other medical issues. We contacted the mgmt company often, but the issues were not resolved and they lacked understanding or any level of care with the situation and how it affected our attempt at a vacation. We went to visit our daughter who is at USC to celebrate my birthday. We got this place because it has extra bedrooms and we planned for her to stay with us. She visited for a few hours. After spending time in the family room, she said it smelled like pot in the house. She went back to her dorm that night and was sick (vomiting) through the night and the next 2 days.
