The entire staff was AMAZING. Everyone was very friendly, kind, and helpful always greeting us when we arrived and left for the day. We stayed for over a week and would stay again -we enjoyed having a kitchen area, the pool was cleaned daily, and just give a chill vibe.

Very nice property and amenities. We felt very safe with around the clock front desk concierge. The only thing is that it’s across from a club that plays super loud music until 5am. Enforcing quiet hours for the guests when the club isn’t open (which is only Monday and Tuesday) would be good. It would be nice if a few basic necessities were provided like salt, pepper, coffee maker, paper towels, extra bathroom tissue, etc.

It’s important to note that this property is Not a hotel as advertised. There’s nothing luxurious about this facility. The pictures on the listings are old and misrepresent the actual state of this place. They offer rental apartments which is highly misleading and do not offer the same services as a hotel. This info is not shared until time of check-in. No routine cleaning or linen change unless you pay a fee. The apartments are poorly maintained, water overflows from shower, you must place towels on the floor to soak the excess. During certain times of the day, we had no running water. When we ask for linen changes they never had enough for all their guests. The sheets we received were stained. The hotel is also close to a club that would play loud music all night from 8pm-5am, at least 5 days out of the week, making it difficult to sleep at night. I DO NOT recommend this place at all.

Worst experience ever- dirty, no water supply at night, loud music (no one can sleep!!) The toilet was clogged and asked the customer to clean it by themself. Terrible!!!!

The staff was very helpfull and very pleasant. The place was clean and very nice. The only complaint is,the music across the street was SO VERY LOUD we did not get any sleep. The music finally stopped at 5:30 am...CRAZY!!

Upon checkin the property seems ok. Then you go to the room and find that pillows are gross, there is literally no blanket on either bed (just a “top sheet”), the raincan shower head is broken and sprays out the side and all over the bathroom. The primary bedroom window is broken and there is no safety lock on the door!! Oh and at 11:15 at night it was so noisy no one in the unit could even think of sleeping. We actually sent the front desk a message asking the people in the courtyard/pool area to please lower it down. Oh and all of loud motorcycles racing up and down the street all night, that i do realize is out of their control but its still a HUGE negative.

Great location near all
We were greeted by Ramiro Garcia when we arrived. He was an absolute gem. He spoke English and explained all we needed to know about Seven Boutique and that we had a complimentary cleaning service since we were staying for 7 days. His friendly demeanor was much appreciated after a 5 1/2 hour flight. Since we were traveling with our two kids he offered suggestions of activities. There was also another two desk employees that were super helpful with calling us taxis and providing detailed instructions on locations we wanted to see. The location is also prime being two blocks away from a huge mall with a grocery store in it. Just a short bus ride to the beach!

Go somewhere else if you want to sleep.
Where do I start, expidia they claimed over booked them so we had (2) sigle suites instead of a double with 3 kids. They didn't have one of our rooms ready unitl 5 pm. We were there for 2 nights never received towels for one room (they were out) and never received blankets for the same room. Also out, was going to grab some from vacant room but never did. There is a bar across the road on Friday and Saturdays you will not be able to sleep because the music is so load in the paper thin walls until 4 am when they shut down.

There were no blankets and they charged us for a sheet to cover the futon. The toilet broke and flooded the room the first night. They didn’t fix it properly after multiple tries, so we ended up using the toilets by the pool for the rest of our stay. The pool was down 4 flights of stairs.

Classy decor
We loved how beautiful, clean and elegant the place was, that it had a full kitchen and everything our family needed. There was a concert on Saturday close by so it was not exactly a quiet night, but that may be typical of being downtown. The staff was very kind and helpful.

My rating is not of 5 stars because we had to ask several Times for everything we needed, this was the only problem we found, we would return. All the staff was very kind and the accomodations were ckean and confortable. Very Nice swimmong pool and jacuzzi.

This is a cool spot near a big shopping mall and super market. Very walkable to restaurants that are priced for locals and not gringos like the tourist zone. Also very safe around here as I’ve stayed in the area many times. I highly recommend it for value travelers. There is a concert venue across the street, so it’s possible to get loud. I used ear plugs 3 of 15 nights. Ask for a unit in the back if you want it quieter.

Cool place to stay downtown Cancun
Great room with ample amenities. Good central location, decent walking distance to Parque de las Palapas. Staff was nice and helpful. Toilets didn’t flush at times, shower pressure was a bit weak and the bar across the street was rather loud…but all things considered I’d stay there again.

The hotel itself wasn’t a bad place to stay at. Clean, friendly staff, nice pool to sit beside. Honestly the worst part was the noise at night. Across the street is a live music venue and clubs and they went from 11pm till 5:30 in the morning! It was so loud we couldn’t sleep. We noticed this on both Friday and Saturday nights. Nice enough hotel but the noise level was terrible.

The set up of the room was great king size comfortable bed, great A/C, kitchen with pots and pans, marble like flooring and plenty storage space. Would be great space as a large studio apartment.

The property was nice and we were lucky to get a room after our fight was cancelled and RIU basically kicked us out. Nora was great! She was the only one who spoke English and she went above and beyond to help us. So kind and sweet. The security guards were really nice too, didn't catch their names.

I was part of a group of 5 and had reserved a double bedroom suite for one night. When we arrived, through the broken sliding main door, I was first informed that they did not have any room for us and that Expedia had overbooked the hotel. After some frustrating email verification, magically, two rooms became available and we were able to check in (first red flag). Second red flag was that neither room had room key cards available, so we'd need to go down to reception everytime we needed access. 3rd red flag: The rooms themselves are ok except for the fact that one did not have a functioning toilet and the other had no hot water. When we informed management about the issues, the security guard came to check the toilet – there wasn't any effort to get a qualified plumber, we were promptly reprimanded for throwing a few squares of toilet paper in the toilet when the issue was that the reservoir wouldn't fill. Ultimately, neither problem was fixed, under the general excuse that it would be dealt with tomorrow (after we had checked out). The 4th red flag was the room access. Both rooms’ doors open directly into a rusty metal stairwell with no roof or walls which turned into a slippery nightmare waterfall when it rained. Miraculously, none of us fell whilst carrying down our luggage. The 5th red flag was the hotel access during a rainstorm. When we were checking out, we were almost stranded by the fact that the rain, which was by no means extreme, flooded the entire entrance.
