→ The villa features 5 king-size beds and 2 single beds. On request, the single beds can be joined and topped with a 1-inch foam to create an extra king-size bed. Guests also have the option to choose which bedroom remains locked during their stay, offering flexibility and privacy for your group.

→ Shared swimming pool (9x4m) with just one other villa (Villa Calangute Phase 11) + kids’ pool

Guest access
Guests have full access to the villa with one room locked. We do not give the premises to more than one party at a time so you have exclusive use of the villa.
Other things to note
Villa Calangute Phase 11 & Phase 12 share a beautifully designed compound with a common entrance. Phase 11 sits behind Phase 12, with a shared swimming pool between the two villas. Access to Phase 11 is via a path alongside Phase 12. Safe parking is available for 2–3 cars within the property, with additional road parking or nearby resort parking as options. Perfect for larger groups seeking privacy while enjoying shared amenities.

We know no one loves rules — but these help ensure a smooth, safe & enjoyable stay for you and future guests. Kindly cooperate

→ No pets allowed.
→ No smoking indoors – permitted only in balconies or garden areas
→ No large DJ speakers permitted
→ Music outdoors only between 9am–9pm (below 55db, by court order). Strictly no fireworks or outdoor music after 9pm
→ Hosting events (e.g., weddings, anniversaries, DJ nights, or similar) requires prior government approvals. Kindly contact us in advance for guidance and assistance.
→ Valuables & personal belongings - The management cannot be held responsible for any loss, theft, or damage. Please use the digital locker & secure all doors/windows.
→ No large/mini buses or Tempo Travellers allowed inside. council parking available nearby
→ Any damages must be settled with the on-site manager
→ Pool hours: 8am – 8pm only
→ Outsourced chefs must be accompanied by their own dishwashing and service staff to ensure smooth kitchen operations.
