Just over an hour from both Houston and Austin, PermaVista Ranch provides an ideal destination perfect for birthday parties, weddings, corporate retreat and family reunions. Aside from breakfast which is included, other meals can be provided if requested at additional cost. Our chef offers International cuisine with an emphasis on genuine Southern Mexican regional foods. Our listed rates cover up to 16 people and 8 bedrooms.Our luxury ranch can comfortably accommodate up to 22 guests in beds for overnight stays. There is an additional charge of $42.50 per person over 16 people (Children 12 and under are $22.25 and 3 years and under are free) and we can make available a 9th well appointed bedroom with its own bathroom next to the garage inside the main compound. We can sit up to 20 people in our main dinning room. and can easily accommodate 40 people (in tables of 8) around the pool area. The facility is equipped and can easily host cocktail parties and dinners for 100 people or more. Guests will be able to access all of PermaVista Ranch's 130 acres. Guests will also have their choice of activities: horseback riding, newly refurbished tennis court, 1/2 basketball court, official size croquet court, swimming pool & heated Jacuzzi. Guests will appreciate a pool table & shuffleboard in our beautifully designed and ample game room that doubles up as a sport bar with one large 100" TV and two smaller 48" TV (to be able to watch 3 different events at the time). You can take pleasure with walks in the woods, enjoying each others company out by the fire-pit on our second floor terrace or at our inside or outside bar. Notes: Only tennis shoes are to be used for both the basketball and the tennis court. Available - Pool Fence/Child Guard. Put up and taken down fee $60 Croquet court set up and take down $45 Ping Pong table set up and take down $20 Horseback Riding $385 for the group to the ride up to 2-3 hours. We have a full-staff available for our guests including: horseback riding lessons and trail riding with ranch horse trainer, gourmet chef, bartender and daily cleaning service. Special menus can be created upon request to accommodate all sorts of diets and culinary preferences. 6% off for extended weekends of 4 days or more 12% off for 7 and more nights. Discounts are not applicable to national holidays, Spring Break, and Round Top Antique Show week. Taxes are not included in the list price. It’s required for us to collect (7% State & 6% County) 13.00% of taxes from the guest on lodging. 8.25% sales tax on additional services. PermaVista allows you to experience the country life. Please keep in mind that this is a ranch. Insects and other animals (such as snakes, wasps, etc.) might be present near the house. Every month, we treat the home for pests; however, with the nature so prevalent outside it can be difficult to keep every bug out or away from the house. When holding an event at the ranch’s facilities during your stay, there will be an additional usage and cleaning fee on the people attending the event and not staying as guests. The fee will be applicable to the additional guests attending and that are not staying overnight at the ranch. All events must be planned, discussed in detail and approved by ranch management. A hearty gourmet breakfast/brunch is included in the daily rate. Formal cooked and served lunch and dinner will be an additional cost. »Lunch: $32.50 /per person (Children under 12 half price children under 3 free) »Dinner: $44.50 /per person (Children under 12 half price children under 3 free) selected prior to your stay. Note: No lunch and dinner are served on Sunday. Use of cooking facilities with cooking/helper. »1 helper $35 per hour 20% Service Fee to be Added on all Additional Food. Horseback riding (two to three hours per day of stay) is available at $385 for Professional Trainer. No riding allowed without the Professional Trainer. The rides have to be coordinated with our horse trainer at least one week before the stay. No unsupervised riding of horses is allowed. A waiver must be signed by each person that wants to ride acknowledging that you are aware that riding can be dangerous and you are aware of the risks involved. Anyone under 18 years of age must have one of their parents or their legal guardian sign on their behalf. Horseback riding is a sport that requires some previous knowledge and a certain aptitude, our professional trainer will check out every aspiring rider in the round pen before any riding is done outside the stables area and or the fields. Safety is our priority and rules must be observed. Our riding professional is in charge during any activities with horses and will decide which persons are qualified to ride, anyone not following instructions will be asked to stop and will not be allowed to ride anymore. Blue jeans are required to ride, no dresses or shorts. No flip-flops or sandals are permitted and at least must wear well-fitting tennis shoes, preferably riding boots. Helmets are provided for all riders and children 12 and under require the use of helmets. What a beautiful home! It has plenty of bedroom's all spread out for 16 people...which we loved. The party room was our epicenter because there is something for everyone...pool, shuffleboard, games, tv, etc. The breakfast provided by the chef every morning was amazing. The tennis court, play area and swimming pool/hot tub were a hit with everyone. Working with Ruth was easy from day 1\. She was very quick to respond to an email before our stay or any question while we were in the home. The home is beautifully decorated and you can see it is a treasured home for a beautiful family with a lot of memories. Our family now has our own wonderful memories to add to it. ##### Kelli R. Ruth was very helpful in coordinating food and activities for us. The food was good, and they cooked plenty for our entire group. We had an awesome time hanging out in the big game room, swimming, and playing sports on the tennis court. There was plenty of space for every guy to have his own room, and we would definitely consider returning next year. The biggest con of the property is that the bedrooms/bathrooms are all dated and could use a remodel (or at the very least... a significant deep-clean, repainting, etc). This wasn't a big deal for our group of guys, as we spent very little time in our rooms, but it would make me think twice if I was booking a weekend here with all couples. ##### Ben O. The last time was July of 2021\. All I can say is we’ve tried other properties over the years but after this trip we’ve all agreed moving forward our offsite home away from home will be here and here only. From courteousness of the entire staff, the amazing chefs that prepared our meals and the Amazing Horse Trainer Elise why would anyone go anywhere else. There are several rooms to house meetings, the game room house is amazing. The main house is simply stoic and the multiple single rooms allows for privacy for 10 people with ease! ##### Derek N. Our extended family of 16 persons (ages 3 years to 79) had a wonderful weekend at PermaVista Ranch. Our hostess, Ruth, was super, always available and made sure we had everything we needed. The entire facility is pristine, well kept and has great view of the countryside. The ranch has so many things that our kids and grandkids (and their spouses) enjoyed; like the basketball and tennis courts (we also did pickle ball on the tennis court), the pool table and shuffleboard, the firepit where we made smores one night, and especially the swimming pool and hot tub. We didn't watch much TV but we did find that getting the TVs to work was very tricky (need right HDMI input, need to make sure all "boxes" are turned on, etc.). We thoroughly enjoyed the breakfasts which included everything you would want and cooked by four gentlemen who also provided excellent table service. For other meals, we did our own cooking and found plenty of cooking equipment available in the kitchen, including a huge outside gas grill. We definitely would return to PermaVista for another family get together. ##### Walter H. It is a top notch, well operated, well maintained guest ranch…beautiful spaces inside and out…beautiful views of the rolling hills…well planned for privacy for every rental space. There is an ambiance of peace and calm, yet so many activities in which to participate in! Our family enjoyed the horseback riding from our youngest grand, the teens, the early twenties and the parents! When the rain arrived, there is shuffle board, pool, a giant TV and bar in the game room. No one was left out of the fun. The food was fabulous and the staff lovely. Pros: -It's huge! There are plenty of beds for all. -Awesome party house with all the fixings. -Pool and view were beautiful! -Breakfasts were delicious and the staff was very kind (one of the chefs even graciously substituted a different beverage for us!) -Management, was fairly responsive via text. -The lawn and grounds were lovely and well taken care of. -They provided plenty of soap and dish detergent for us. -Flexible arrival and departure times - a big plus with multiple families! Cons: -It's huge! Not the best for families with baby monitors and napping children, as the signals do not reach from house to house. -Wifi is very, very spotty. -One fridge/freezer did not work/keep things frozen, and when this issue was brought to the manager it was basically dismissed completely. -Toxic high-fragrance detergent and dryer sheets used on bedding and towels. -They actually shocked the pool during the morning of one of our days (the sunniest day by far!) and we couldn't use it for six hours. -It was unsettling when staff, whom we weren't notified about, were coming right into the house without knocking to use the restroom in the main house. -Main house could use some updating and the addition of plastic bowls and plates for kiddos. ##### Eileen B. The available activities right on property were plenty to keep all engaged, having fun and laughing. I'd list a couple but that wouldn't be fair to the others. My family was there for a reunion and I believe we experienced the best we could've ever hoped for. The chefs were marvelous, the food was spot on they kept the kitchen and dining room clean as well presented the meals beautifully. We never ran out of food for any breakfast and we had them prepare one dinner for us. They did a great job all four days we were there. The property manager was incredibly responsive for all of our needs, no matter how small. She ensured that we had everything we we paid for and was promised. The horse trainer that took my group out for rides was great as well. She was very patient and friendly and great with the young children as well as the older 'kids' that wanted to go faster with the horses. The property was so perfect for my reunion that I've already reserved the it for my next one next year! I haven't stayed at any other VRBOs before this one so I don't have anything to compare it to.
