Top floor condo with cabin decor and a full kitchen & high ceilings. Shared pool and hot tub facility a short walk away. Ski most of the way back (no need for a shuttle) & Main St. is just a 5-minute walk away and there is a free shuttle stop at the end of the parking lot that'll provide access to anywhere in town. Must be OK with stairs (3rd floor, no elevator). In-unit laundry.  
  
The space:  
• Full kitchen  
• 2 full bathrooms  
• Open layout  
• Two balconies off the living/dining area and one off the master bedroom  
• Washer and dryer located in the condo, in the closet of the guest bedroom  
\*Please note that the fireplaces are both non-functional and serve as decor only.

• This condo is located on the third floor (top). There is no elevator. 3 flights of stairs must be taken to access this property.  
• Two parking spots. Additional or oversized vehicles that are unable to park in a standard parking spot must park at the Ice Rink overnight pay lot. Please note that overflow overnight parking in Breckenridge is limited.  
  
Location:  
• 2.5 Blocks to Main St  
• 2.5 blocks to the Snowflake Lift  
• 5 minute walk to the Quicksilver Lift  
• Adjacent to the Upper Village Pool, easily walkable and features 2 outdoor hot tubs, 1 indoor hot tub and a heated outdoor pool and an interior entry/exit option.  
• Nearest bus stop is across from Sundowner entrance on 4 O'Clock Road. This bus will go to the Snowflake Lift and on to Beaver Run (peak 9).  
• Top floor location - This condo is on the top floor. Stairs or an elevator can be used to reach the condo level.  
• Ample summer trails within a short walk from this property, including the Sawmill Reservoir Trail which starts at the Snowflake Lift and follows a beautiful stream up to a reservoir with great views.  
  
UpperVillage Pool Clubhouse:  
• Heated outdoor pool  
• 1 Indoor hot tub  
• 2 Outdoor hot tubs  
• Open noon-8pm  
• This clubhouse is open seasonally and has the following 2026 CLOSURE dates:  
\- Maintenance: Approximately mid April (likely April 12th) to the Friday before Memorial Day  
\- Fall Maintenance: Approximately September 28th (Monday after Oktoberfest) to mid or late November.  
\*This clubhouse is not on-site and is located approximately 1/2 block away at 450 Village Rd. There is a path behind the parking lot that leads to the clubhouse.

Parking Limit: 2 - Located in the unassigned outdoor parking lot.

• The bathroom is fully stocked with necessities as well as hairdryers and full size hand soap/conditioner/shampoo/body wash. Laundry detergent is supplied for the washer and dryer.  
• There is a Pack N Play travel crib located at this property. Please bring your own Pack N Play crib sheets.  
• Hot tub towels are provided

Other things to note:  
» There is the potential to snow October-May so cars with proper snow tires and 4WD/AWD are recommended if not required.  
» There is no air conditioning and most properties in the area do not have it due to the mild summer weather and the fact that it cools down significantly at night.  
» Property mountain access details and ski in/ski outv designations are dependent on open lifts and runs. Guests are responsible for being aware of the Breckenridge Ski Area lift and terrain statuses.  
» This house is located at an elevation of approximately 9,600ft which is considered high altitude. We recommend visiting the CDC website for more information on traveling to high altitudes.  
» Summit County has strict Short Term Rental rules and regulations that must be followed. Please refer to the Good Neighbor Guidelines posted in the unit on what is required from renters.  
» The primary booker must be at least 21 years old
