Sanitas and easy access to the popular Pearl Street Mall. Multiple levels make this a great home for a family or business event. Our sunny main floor holds the kitchen, spacious living room and dining room. Floor-to-ceiling windows flood the room with natural light. Large living room windows look out into a stand of 60 year old pine trees for a true Colorado feel. The spacious kitchen is well stocked and can accommodate plenty of cooks. We have a custom-made dining room table that seats up to 10 people. (Also doubles as a great conference table for business meetings). The main floor features a new wrap-around, raised deck with views of the flatirons and of Mt. Sanitas. This home has hosted over 300 stays with many, many repeat guests. There are four, comfortable, well-appointed bedrooms which provide plenty of privacy and away-space. There is also a large couch in the family room that can accommodate a few younger guests. Upstairs Queen Suite: The upstairs suite occupies the entire top floor of the house. It has been newly remodeled and features Italian tile flooring, luxury carpeting, unique lighting and custom cabinetry. The suite is completely private with it's own cozy sitting area / den. Downstairs King Suite: Located on a separate floor of the house, this spacious room has a king-size bed, a private entrance and separate full bathroom. Very private and quiet - provides the perfect spot a family unit or couple seeking their own space from the larger group. Two Additional Bedrooms: Also on their own floor; one queen bed and one full and a shared 3/4 bath. There is a cot and a big comfy couch for parties of 9 or more. We have a large driveway that can easily fit 2 cars and plenty of street parking as well. Winter Guests: We have baseboard hot-water heat which means a lovely, warm heat throughout the house. Each floor has its own thermostat. Summer Guests: The main floor and upstairs primary suite have large in-wall air conditioning units. It is beautifully decorated, better equiped then our own home. The beds are comfortable and probably new, I think the sheets were ironed. From the second we booked, the host, Connie, did what she could to make out stay equal to a 5 star hotel. That's what it felt like. The location was fun, near hiking paths and interesting homes. This property is perfect for a large or extended family. It is well-equipped with everything you need, including all kitchen tools, extra towels, blankets etc. The check in process was easy and the host was flexible and communicative. A couple of things that would have been good to know ahead of time is that the ceiling of the mid floor bedroom is very creaky when people are staying in the primary (there is a sound machine provided- very thoughtful) and it was helpful to have our own travel blackout curtains. There’s no central air only 1 small unit to cool the entire living, dining and kitchen area (which never really cooled) and another unit in only 1 bedroom. The rest of the bedrooms and basement have no A/C. Boulder in July in the 90’s with no central A/C wasn’t great but besides that the house is lovely.
