Its absolutely disgusting place. With cockroaches and holes in a wall. Staff is mean. Looked like the place was under closer or something...very creepy. The only nice person was a security gard who was always making sure we were safe.

Far away from the expectations: very poor conservation state, no wifi in rooms, lack of motivation in management, overpriced. Little support after claiming my non refundable fee. I was upgraded for the last two nights to a room with nice views but no wifi and an even worse conservation state.

Hotel needs to be renovated
Hotel need to be renovated. Room does not have anything, no cup, no hair dryer, have to ask for them and have to ask many times even have to pick up from reception (reception is unattended most the time). Our toilet was even clogged. However, staff are very nice.

Best location on the island but totally run down. No hot water or its not working and the day we left the water was cut off for non payment . Shame on the owner for leaving such property to become so sad .

We do not recommend this place, too creepy! Needs major renovation. Waste of money as we already paid the full amount online for 4days/3nights. We decided not to use the room for the entire stay.

We have travelled all over the world and stayed in many different kinds of places from top end to hostels. This is THE WORST hotel experience we have ever had. If we could give this hotel a negative score then for sure we would do it. The reason it is non refundable is that if you get here and see it you will immediately want your money back but they won't give it to you so your trapped in this total dump for the rest of your vacation. The only positive thing is the location. Everything it says on the booking site is a lie, including the pictures. 1. It's not safe. By the pool there are electrical wires coming out of the ground that just have electrical tape on the end. 2. The pool is not clean. 3. The rooms are not clean. They are in serious need of updating. Even the garbage cans are broken. 4. The wifi is NOT in every room, only in public areas and it's very weak if it works at all. 5. Even the garbage cans are broken. 6. The safe in our room didn't work. 7. They don't have a laundry service 8. There is NO massage or spa service at this hotel 9. The lock on the door to our room didn't work. Also, only one key for the room. The door was damaged and took a lot of strength to open and close 10. There is almost no water pressure. 11. There was a leak under our sink but they didn't fix it they just put a bucket under the leak to catch the dripping. 12. Run down place on a beautiful beach
When we checked in we were told to be careful not to lose the key because they only had one copy. The place is old... 20+ years and it is really run down with some serious maintenance issues that have not been attended to. Even missing shower knobs??? I mean... really? The food is good in the restaurant and the staff try to please, but this place is sad... it needs a gut job and a total renovation!

The room in my hotel had a good view
The hotel is located in the front beach . My room had a very nice view of the beach. The suite room was very spacious. I liked the room and it was very modern. It was clean and smelled good .there staff was very accommodating and they did try their best to help us. We enjoyed eating in their restaurant. We had a very relaxing stay.

Arrived at hotel and asked to pay for upgrade to beachfront room. They told us nothing available which turned out to be a lie. They told us they had already upgraded us to a poolside room. Arrived at room which had mouldy curtains, mouldy walls and mattress. Sheets and doona were dirty. the vinyl chair cushion (which was supposed to be cream) was so dirty it was nearly black. We booked another hotel the same day as refused to stay there. Staff refused to give a refund even though they had falsely advertised their hotel. They did however, offer a further upgrade to a beachfront room ( yep the room that they had told us there was none available). We ended up checking out 3 days after or original check in date as they were wasting our time having as constantly come back to the resort to "resolve" our concerns which they had no interest in doing. Majority of the hotel is falling apart. Our poolside room offered us a view of a dirty pool that was undergoing maintenance and an old lift shaft that was rusty and overgrown with shrub. There was rubbish on the grounds. If you like dirty hotels and lying staff that have no accountability then this is the place for you. if not, keep looking.

Poop of The Pacific or Bate's Motel .... ?????
First and foremost don't let the pictures fool you ... they are definitely not representative of the actual condition of the resort. From the start I had to provide the receptionist at the front desk with a copy of my itinerary and the confirmation number by email since they didn't have anything on file .... The shock of the hotels exterior appearance kinda set my initial mood. Mind you the receptionist had a snippy attitude which I felt was inappropriate which kinda set the mood for my wife now. after sitting around for the approval to go to our room ... yes she had to get approval .... this was October 26th and the reservation was made on August 24th and she still needed to get approval. Anyway we went to the deluxe poolside suite that was advertised with 2 queen size beds for up to 4 adults with a view of the beachfront and the poolside ..... NOT!!! There was only one queen size bed and 2 additional roll-a-way beds and the room smelled like an old mausoleum full of mildew and mold. I will not go into the details of the moods and conversations .... but will say that no one from the resort seemed to know what to do or claimed to not have the authorization to make a decision. When asked to speak to the manager ... they would be in later was their response. Now this was before noon and no one to make a decision. Eventually my wife was able to persuade someone to move us to another room which was smaller but would accommodate my family. The resort is located with the main road

Needs a major refurbishing of the rooms
Since its a weekeday and lean whe we arrived there's a few people in this hotel, i requested for a beachfront if its possible because the room that we are assigned to looks creepy because of its old building. They allowed us to transfer but with a corresponding fee. Pictures of the rooms in the Internet looks nice but when we arrived in our requested room the only nice is the view outside and spacious room, everything is old, toilets look unmaintained and lavaatory sink is not working well, bed covers and pillows smells old and not good, hotel staff are not even that accomodating.maybe this is the last time i will book this hotel and will not recommend this to my friends. There are alot of nice and cheaper hotels and newer hotel in the area.

Perfect quiet location away from the crowd with lush greenery and foliage. Rooms are quite spacious with comfortable and firm mattress. Rooms may need some renovation as its age is showing, though it is cleanliness and roominess makes up for it. I wont mind returning and booking my stay here again!

location of the hotel is at station 1 , a prime location for boracay hotels. However this hotel seems to be stuck in the past and needs major renovation and upkeep. Information on the room location should also be clear. Most of their rooms are located at the back of the beach front and you need to cross the main street. And when the room is described as hillside its really on a hill where you have to hike almost 50 steps of stairs and at night some pathways have no lights and the steps are not well maintained..the room is spacious but management has no attention to details. No directory listing, no room service menu, used up furnitures , worn out bathroom fixtures, no hot water at late evening, no soap, broken lock on balcony sliding door, poorly lighted, used up linens with holes, staff always has an excuse for guest concerns, example no bottled water supply, staff reply late deliver of supplier,( they dont foresee number of guests? ) no room clean up unless requested ..Overall will not go back to this hotel

Stay for two days, toilet bowl stuck and flooding out of the bowl both days, room service is not 24 hours and we could not use the washroom and waited for around 1 hour only got to solve the problem.

Old hotel that's not well-maintained
Overall, it wasn't a good experience. They do not automatically make-up your room or rather you've to surrender your key card to them coz they don't have a spare key. Bathroom is gross, sink drainage was clogged, no bidet and shower area had a leak. It'll take time for the attendants to serve you. Pool was also under maintenance one night without proper signage.

This hotel could be way nicer and maybe it used to be, but you can tell it's falling into disrepair. No attention to detail in cleaning the rooms: cobwebs, dirt in the corners. The breakfast buffet is slowly refilled and they couldn't even cook the rice right. Check-in is at 2 but our room wasn't ready until 3 (The place wasn't busy). The pool was pretty small and not cleaned well. But... the room had a great view (310) and the ocean is right there with the softest sand you'll ever put between your toes.

Old, worn down and surely not what you expect after having seen the pictures online. - looks like a project that ran out of money or a "resort" on the brink of bankruptcy! (May well not be, but it looks so) - However, we stayed for a few nights the location and beach is obviously good and front desk personnel smiling and service minded!

Pick a different hotel!
Don't waste your money! About the only thing good with this hotel is the location on white beach. I paid for a deluxe poolside room, but we were given a room that was adjacent to an alley. The room was filthy - the toilet seat has about 1/4 inch of dirt/dust on it when we arrived, the towels had holes and stains on them. The "extra" bed we paid for consisted of a mattress on the floor. We had to ask for more toilet paper and never had clean towels brought to us when they "cleaned" the room. We were happy that the air conditioning and tv worked, however the phone did not. We were also happy we had consistent hot water as I overheard other guests complaining that they were out of hot water for several days. Upon check in, I had to provide 3,000 pesos for incidentals which is quite common, however upon check out they advised that they had no record of receiving the money and were not only not going to give our money back, but also wanted us to pay for a few charges that we had charged to the room. Ultimately, after a bit of arguing we did get some of our money back. While the hotel restaurant had a beautiful view of the ocean and quite a number of choices on the menu, only two of the numerous items on the menu were actually available to order. We had a good trip because we didn't let the condition of the hotel put a damper on our vacation, Boracay is a beautiful place to visit...however... We will NEVER stay at this hotel again!

During my check in i was not aware the hillside rooms, as we go to the rooms it was too far from the entrance and because of that we need ro upgrade our room near the poolside/entance and have additional of php 10,000. And our total for the hotel is php 35,000 and we can't used the pool because it's not that good. One thing theirs no cabanas infront, i' very dissapointed about that but the hotel staff are very accomodating.

Beach accesible to the hotel
We had our room at the beach front. Occupied one of the rooms on the 3rd level. We had a great view of the beach. The room was clean and beautiful The price was affordable. There was no algae on the beach front and did not see the beach get crowded compared to Station 2. If we want a quiet and relax time, we just stay at the resort. If we want to experience the party mode, we just walk towards station 2. We think this is the best time to go to Boracay before summer. We will surely go back again next year and stay longer.

Located in a good position on Station 1
Hotel is just north of Willy's Rock in Station 1 but close enough to the nightlife at Station 2. Beach is great outside hotel. Small adequate beach bar. Food can be limited during breakfast but their dinner bbq grills are delicious. Overall a pleasing stay at a good location on Station 1.

Terrible - not the same hotel as booked!
I booked this hotel as it is on the beach and looks fairly decent. Upon arrival I was told they overbooked and could not put us in the room we had paid for. Instead we were put in an apartment that was located off the hotel property - it was necessary to take a cart just to get there, then upon arrival we found we had to share the apartment with others! We only had a room to lock off but all amenities were in the living room which was shared. We asked for a different room or a refund and they would do neither so we stayed. There was no hot water, no television, their credit card machine would not work and the staff was very rude about the fact that we were unhappy. When we went to go to dinner that evening we walked out to where the 24hour security guard was stationed to call us the cart - he was no where to be found and there was no way to call the front desk. So we had to walk along an unlit path that is unpaved about a mile just to get to the main resort. When we returned we asked again for the cart to take us since it since it was too dark and muddy. The guard was drunk so they waved down a local motorcycle taxi. He could only take us part way as the road was too steep so we again had to walk through the dark.

Worst booking ever
Not booking here again. Staff were not friendly, doesn't know how to converse. Doesnt answer room service phone. Furniture are probably older than most of us. Food is terrible for health conscious people. Rude staff. The bathroom smelled like pee when I first entered. Sheets had a piece of hair. Booked a non-smoking room with double beds. We had no choice but to take the one that smelled like cigarettes with a king size bed. Horrible!!!!!
