Romantic, hot tub, king bed, private, 1-gig fiber internet
Perfect cabin for a romantic getaway: private, spacious, with 6-person hot tub. Surrounded by trees, Aerie is on an unusually large lot (two acres) in Coolfont Mountainside and has windows all around and 3 decks so you can enjoy the peace and calm of the trees. Only 12 minutes' drive to the Berkeley Spring State Park and baths and downtown, you can enjoy being in the woods and being close to town and shops. The Coolfont Mountainside community has an outdoor pool and hot tub (open in the summer only, from Memorial Day weekend to Labor Day), as well as a tot lot, playing field, and hiking trails that lead to public land and Cacapon State Park. (Note the community also has tennis courts and a basketball court, and though they are open for use, they are in need of repair and not really usable.) You can also walk (about 20 minutes) or drive (3 minutes) to Berkeley Springs Brewing Company and Coolfont Resort.

The great room, which is 30 feet long, features a fantastic 1970s fireplace (only available for use from October 1 - May 15). This room has a comfortable seating area as well as floor cushions to bring around the fireplace. There is a large deck with outdoor seating. The deck spans the front of the house and faces down the hill across the treetops and to the distant sky. Relax on the deck and enjoy the peaceful views, and at night, you can look up at the stars in peace.
The great room has a dining area that seats 10 people. It is right next to the efficient galley kitchen, which contains everything you need to make a great meal.
For this smaller version of the house, your bedroom will be the larger king bedroom, off of the entry hall, which has an ensuite bathroom and its own small patio with two rocking chairs. There is one additional twin bed up on the loft above the great room. Note: the loft is not for everyone! The stairs are narrow and a bit steep, the ceiling is a bit low, and there are gaps at either end that make this area less than ideal for tall people and also little kids :) You will enjoy all the main areas of the house--great room, kitchen, loft, all three decks, and laundry room -- I simply close off access to the three hall bedrooms and hall bathroom.
Other house amenities include: 100% cotton sheets on all beds; organic whole been coffee (fair trade, regular and decaf), burr coffee grinder, selection of organic teas; Public Goods brand toiletries (shampoo, conditioner, body wash, hand soap, lotion); pool towels; gas grill; propane fire 'column'; games; books; smart TV (as well as DVD player/DVDs).
Coolfont Mountainside is a really nice community in the woods. Roads curve up the mountainside revealing a diversity of cabin architecture. You can drive, walk, or bike down to the community outdoor pool and hot tub (in the summer) or you can take the labeled hiking trails throughout as well. The trails lead up to the top of Cacapon Mountain where there is a fire road that leads to Prospect Rock (a favorite spot of George Washington) and south to Cacapon Resort State Park.
ROADS: The main roads of Coolfont Mountainside are paved, but the smaller roads (like the one Aerie is on) are gravel. The driveway up to Aerie is also gravel, but it is not too steep. In snowy weather, the roads are plowed, but please check ahead for road conditions. (NOTE we do not cancel due to inclement weather--please buy travel insurance if you want to protect your purchase for these types of circumstances.)

BOOKING REQUIREMENTS: IMPORTANT -- BEFORE YOU BOOK, PLEASE READ: 1. Primary renter must be age 22 minimum. The person making the booking must be staying at the property - you cannot book for someone else. 2. Max 3 overnight guests (including infants/children). If you have visitors who do not spend the night, there can be no more than 8 people total (including infants/children) in the house at once. Make sure you include all people, including infants, in your guest count. If you exceed 3 overnight guests, I reserve the right to cancel your reservation immediately without refund. 3. You acknowledge that fireplace is seasonal and only available to use from October 1 - May 15. It should only be used by someone who knows how to manage a fire. 4. We make every effort to ensure the hot tub on the property is working for you during your stay. However, if for some reason it is out of service, we will provide no more than a 15% discount off the nightly rate for any night you are not able to use the hot tub. If you cannot use the hot tub due to thunderstorms or other weather conditions outside of our control, we will not provide any discounts or refunds. 5. You acknowledge that community outdoor pool and community hot tub are seasonal amenities available to all cabins in the community. They are open from Saturday of Memorial Day weekend through Labor Day. No discounts are given if community pool or hot tub are closed unexpectedly during your stay. 6. Refunds are not given due to illness, weather, and other issues out of my control. Please purchase travel insurance. 7. Aerie is in the woods adjacent to State Park land. You WILL see occasional insects in the house, and there is wildlife outside. Please do not stay if you are uncomfortable with this. 8. You agree to House Rules below.
HOUSE RULES 1. No smoking/vaping inside 2. No loud parties or gatherings, no glitter/confetti 3. Only two dogs allowed assuming you agree to pet policy below. Charge for each dog is $60 per stay. 4. Community quiet hours are between 11pm and 7:30am 5. No motorcycles, ATVs allowed in community 6. No fireworks, open fires, shooting/hunting allowed in community

PET POLICY • Two dogs allowed per stay - subject to agreement to these pet rules. ($60 surcharge per pet per stay.) • You must crate your dog if you plan to leave them alone in the house. • Dogs are not allowed on or in beds. • We provide a sheet to cover the grey sofa for your dog. (The leather sofa will be covered during your stay and must remain covered.) • Please bring towels specifically for cleaning paws. We will charge extra cleaning fees if our towels are used for this purpose. • Do not let your dog outside without a leash as this violates community rules. • Dog must be completely house broken. If an accident should happen indoors, please notify us immediately so we can properly clean and hopefully eliminate a stain. • Please clean up outside after your dog. • We reserve the right to charge extra fees if any of these rules are violated.

The property is great, very spacious and was very clean. I made a mistake of not doing enough research and found out most things in Berkeley Springs are closed during the week. Make sure you're visiting on the weekend when stuffs open
This cabin may be more stunning in real life than the photos. I’ve stayed in Coolfont Resort for years, but this will be my go-to place going forward. It’s toward the top of the mountain, making it very private and very quiet. The massive wall of windows, comfy sofa, selection of books to read, three outdoor decks, natural light in the bedroom, hot tub, and well stocked kitchen were amongst my favorite things.This place is a true gem, and I’m honored the owner allows people to share it. Just minutes from a brewery, winery, and so many hiking trails.

I stayed here with my wife and my six-year old and we found the house to be really amazing. One of the best home rentals I've done in terms of location and character of the house itself.
We stayed for several nights and enjoyed every minute of it. The appliances are nice, as well as the outside areas. It’s so nice to watch the nature through the big windows. Good natural lighting. Quiet. I would say the only thing was the spotty internet and small bathroom, but it wasn’t a big deal for us. Beautiful area. Not much to do during the week, though; again wasn’t a big deal for us. Would stay again.
This place is perfect for a couple or maybe a couple with teens. Everything was thought out and convenient and I have no complaints. Very nice rental. Thanks!

Beautiful property and initially appears very cozy and well-appointed. But it was advertised as a 4 bedroom 2 bathroom house and that is not what we got. We were inexplicably and quite unexpectedly locked out of 3 bedrooms and one bathroom. We were provided with one set of bathroom towels. The house is not sufficiently winterized and the bedroom available to us was incredibly cold. We were told we should use provided space heaters if it gets too cold. There were 2 provided. We used them in the bedroom. Doing so blew a fuse or tripped a breaker and we lost electricity in the bedroom and the one bathroom available to us. The owner never responded to our numerous requests for help. We had no idea how to get the electricity back on. We froze that night. The owner, who had been an excellent communicator when we were in process of renting the place just disappeared from communications. Not even after we returned home did she respond. What more can one say? Profoundly disappointed.
This was just what we were looking for; a secluded getaway in a very well equipped and beautiful house. We sat on the porch every morning drinking coffee and listening to the leaves drop.
