The Space:

Pleasant View is tucked at the end of a quiet Northeast Heights cul-de-sac. The single-level layout is designed to be more wheelchair-friendly and includes an accessible jetted bathtub in the primary bathroom. Guests with specific mobility needs should confirm that the home's features meet their requirements before booking.



The home sleeps up to 8 guests in three bedrooms plus a queen sleeper sofa in the living room.



LIVING ROOM

The main living area includes comfortable seating, a queen sleeper sofa, gas fireplace, large Smart TV, DVD player, DVDs, board games, high-speed Wi-Fi, central heating and air conditioning, and direct access to the backyard.



KITCHEN AND DINING

The kitchen includes a full-size oven and cooktop, refrigerator with filtered water and ice maker, microwave, coffee maker, toaster, blender, cookware, serving dishes, utensils, spices, plates, glasses, coffee cups, and dining essentials.



The dining table seats 6, with 2 additional seats at the kitchen counter.



PRIMARY BEDROOM

California king bed, Smart TV, work desk, ceiling fan, closet, backyard access, and en suite bathroom. The bathroom includes two separate vanities, a walk-in shower, accessible jetted bathtub, towels, hair dryer, soap, shampoo, and conditioner.



SECOND BEDROOM

Queen bed, built-in closet, ceiling fan, central heating and air conditioning, and convenient access to the guest bathroom.



THIRD BEDROOM

Trundle bed providing two sleeping spaces, built-in closet, ceiling fan, central heating and air conditioning, and convenient access to the guest bathroom.



The guest bathroom includes a tub and shower combination.



OUTDOOR AREA

The private fenced backyard includes a covered patio, outdoor seating, and grill for dining and relaxing.



Additional amenities include a full-size washer and dryer, Pack 'n Play, smoke and carbon monoxide detectors, fire extinguisher, and onsite parking.



Guest Access:

Guests may access the entire townhome, fenced backyard, covered patio, driveway, and two-car garage.



Entry is provided through a smart lock. Guests must not remove household items or access locked or marked owner and cleaning storage areas.



No pets are allowed, except as required by applicable law.



The Neighborhood:

The home is in Albuquerque's Northeast Heights, approximately 2 miles from Balloon Fiesta Park and about 17 minutes from Albuquerque International Sunport.



Nearby destinations include Sandia Peak Tramway, La Luz and Cibola National Forest trails, Anderson Abruzzo Albuquerque International Balloon Museum, Arroyo del Oso Golf Course, Cliff's Amusement Park, ABQ BioPark, Old Town, museums, restaurants, grocery stores, cafes, and shopping.



Getting Around:

A vehicle is recommended. Uber, Lyft, bicycles, and public transportation may also be available.

BOOKING REQUIREMENTS

The Irvie Homes Terms and Conditions agreement and guest verification must be completed within 24 hours after reservation confirmation or before check-in, whichever occurs first.

The primary guest must be at least 25 years old, reside more than 50 miles from the property unless approved in writing, and provide a government-issued photo ID when requested.



ACCESSIBILITY

The home is single-level and includes an accessible jetted bathtub in the primary bathroom. Accessibility needs vary, and the property is not represented as meeting every ADA standard.



ACCIDENTAL DAMAGE PROTECTION

Each stay includes up to $3,000 in accidental damage protection, subject to program terms and claim approval.

Covered items may include accidental damage to furniture, fixtures, and appliances.

Coverage does not include smoking damage, intentional damage, pet damage, landscaping damage, house-rule violations, losses above the limit, gross negligence, criminal acts, motor vehicles, aircraft, watercraft, guest belongings, credit cards, money, firearms, precious metals, business property, or electronic data.

Guests remain responsible for damage that is excluded, denied, or exceeds the protection limit.



OCCUPANCY AND PARKING

Maximum occupancy is 8 guests. Parking is available in the two-car garage and driveway.

A Pack 'n Play and full-size laundry are provided.



HOUSE RULES

Quiet hours are 9:00 p.m. to 8:00 a.m.

No pets, except as required by applicable law.

No smoking, vaping, cannabis use, illegal drugs, or unlawful activity anywhere on the property.

No parties, events, or unauthorized gatherings.

Do not move furniture or appliances.

Do not remove household items from the property.

Lock all doors and windows whenever leaving the home.

Report damage, leaks, safety concerns, or equipment problems immediately.

Reservations longer than 30 days may require a security deposit, background screening, credit review, and recurring cleaning service.

Lost or unreturned keys may result in a $100 replacement fee.

Guests must follow occupancy limits, parking requirements, smart-lock instructions, and all posted rules.

Police involvement, serious disturbances, or material rule violations may result in termination without refund, subject to the booking terms and applicable law.



FIREPLACE AND GRILL SAFETY

Use the fireplace and grill only as intended. Never leave flames or hot cooking equipment unattended. Keep children away from fire and hot surfaces. Do not use the grill in enclosed spaces or during unsafe weather conditions. Extinguish flames completely after use.



SECURITY DEVICES

For safety and property protection, the home may have a Ring doorbell, exterior cameras, and a NoiseAware device or similar noise-monitoring equipment.

There are no cameras inside the home. Noise-monitoring devices do not record conversations.



ASSUMPTION OF RISK

The jetted bathtub, fireplace, grill, sleeper sofa, trundle bed, patio, and other amenities involve ordinary risks. Guests must use them responsibly, follow instructions, exercise reasonable care, and supervise everyone in their party, especially children.
