Beautiful home located 4 blocks from the Expo Square and within 10 minutes of The Gathering Place, BOK center, Tulsa University, Downtown, Cherry Street, Brookside, Broken Arrow and more! With all of Tulsa's Midtown charm, this 3 bedroom, 1 full bath house will sleep comfortably 6 quests. Each room has a queen size bed and plenty of closet space. High speed internet throughout the whole house. Open living room with big windows that let in lots of natural light, 42in flatscreen TV with access to many Smart features such as Netflix, YouTube, HBOMax, Amazon Prime, etc via your personal login details through ROKU. Dining Room is perfect for a cozy breakfast or homemade dinners, and is adjacent to the kitchen. Kitchen is stocked with oils, all the essential spices, a brand new Keurig and coffee pods, and a complete set of cookware for all your cooking needs. Backyard is very spacious and there is a patio table and chairs for your enjoyment. Keep your eyes peeled because we have lots of Bunnies running around our neighborhood! The Area: 4 blocks from the Expo Square and H20 Safari Joes water Park 1 mile from Target, Walmart, Reasor's & Aldi's grocery store, Lowes, and other shops and restaurants. 3 miles from Cherry Street (great coffee and food!) 6 Miles from Downtown (BOK Center, Restaurants, business, etc) 4 Miles from Gathering Place All of the above are within a 10-15 min drive and access to the Highway 51 nearby. It is our pleasure to have you as our guest, and we will do everything we can to make your time in our home enjoyable and comfortable. Home Requirements: Thank you for helping us keep our home safe and in good conditions for future guests. For us to do so, we would truly appreciate it if you can follow these house rules and confirm that is has been reviewed WITHIN 48 HOURS OF YOUR BOOKING. This is to ensure that if there is any reason the House Rules cannot be followed, you, our guest, will have the option of cancelling the booking penalty free. Thank you in advance and truly appreciate your cooperation! – Security Deposit Required of $200.00. – Keep noise to a minimum after 10pm. – Guest not sleeping should leave by Midnight. – ABSOLUTELY no smoking in the home; do not discard your butts/ashes in the trash cans inside the unit. ANY evidence of smoking inside the unit will incur a $100 fee to replace return air filters, ionization, and/or carpet and upholstery cleaning. – We expect guests replace furniture and accessories to original locations, sweep up, wipe counters, wash any dishes and remove their trash. Please place used towels on the tub and leave all used bedding on the beds. A deep clean/sanitizing process will be conducted between guests but we are able to avoid a full-price cleaning fee by requiring guests to clean up after themselves. Failure to clean up will incur an additional $25 cleaning fee. – We purchase hotel-quality towels and linens. Old grey washcloths/hand towels are in the bathrooms. These are CLEAN but may have stains. Please use these towels to remove make-up, for general clean-up, etc. DO NOT use the white towels for these types of tasks as even bleaching often will not remove stains. Ruined towels will incur a $5 fee per Hand towel and a $15 fee per bathing towels. Sheets are purchased in sets and each set costs $60\. Do not use hair dyes while staying with us as these stain porcelain, towels and sheets, and pillows.Guests will be charged the full $60 fee for ruining sheets. – If guests are found to have had a party, which results in extra cleaning, guests will be responsible for extra cleaning charges. In the unfortunate event of the disruptions alerting neighbors, GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY. – If guests are suspected of carrying and/or using illegal drugs of any kind, the authorities will be engaged, and GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY. – This home is equipped with a video doorbell outside that records guests coming into and out of the property. The field of view on this device is pointing toward the street and driveway. As well as a camera covering the backyard. – Failure to check not later then 11a will result in an additional night charge and/or expedited cleaning fee of $50\. Items left behind by guests will be held in a secure location and if they are not picked up within 24-hours will be discarded or donated at our discretion. We do not ship items left behind. – Children under the age of 18 must be under adult supervision at all times and may not be left unattended on our property at any time. Pet Policy: \-Pre-approval is required for ALL animals, even service animals which are always approved and not charged. This is an insurance requirement. \-Crate when left unattended. \-Keep off all bedding: if your animal sleeps with you, you must bring your own sheets/blanket. Animals are not allowed on our sheets/blankets. \-Bring and use a sheet or blanket of your own to cover the living room furniture if your pet will be on the furniture. \-Keep on-leash on the property at all times. \-Pick up your pets waste and dispose in the outside dumpster only. \-Animals may not be bathed as this clogs the drains \-Be considerate of other guests and control barking especially between the hours of 9p and 6a \-You are responsible for any damages caused by your animal \-$60 PER APPROVED pet fee (excluding service animals) – NO MAIL is to be received at this property. The floors turned our socks black after just minutes after taking off our shoes. We ended up wearing shoes the rest of the trip which made us feel uncomfortable. The bed my son was going to be sleeping in had hair all over so he ended sleeping on the couch. We also found a water beetle or roach in the bedroom (2) and one in the shower. I sent the host a message and he replied immediately. He did say the house is older and is sprayed monthly and that he would have someone out immediately in the morning to spray again. He came over with pest control, they sprayed while he remade the bed. I found that the house was not cleaned properly because there were streaks on doors and walls from some type of sticky liquid and had black fuzz on it. I also found hair rubber bands in the bedroom next to the mirror. The paint is very out dated and the doors had chipped paint or extra wear in tear. The shower nozzle was terrible and had no water pressure. There was one garbage can in the house and no curtains/blinds in living room. Positive:the host was great. He promptly responded to my messages and was extremely nice. ##### eileen s. The house was within easy driving distance of the Discovery Lab and The Gathering Place. The owners provided easy to follow check-in and check out instructions along the way. Their communication was timely each time. To top it all off, the Wi-Fi was speedy (300+/300+ according to SpeedTest) and the bedding was plentiful. ##### Matt T. I appreciated the huge windows in the living room, the cleanliness, and how quaint the home was. It was easy to get to from the interstate and close to just about everything.
