The Mill House offers versatile accommodation for up to 6 guest - great for families or gatherings of friends with three bedrooms and three bathrooms. Main Description The Mill House has been renovated throughout and redecorated to a high standard. The accommodation comprises a large kitchen-dining room downstairs and two bedrooms, one with a double bed with en-suite shower room, and one with twin beds, plus family bathroom with shower over the bath. Upstairs is the sitting room with wood-burner and the third bedroom (super-king bed, which can be made up as a twin on request) with en-suite shower room. There is a paved courtyard to the rear of the house with a picnic bench provided. There is access to both the upper and lower levels of the property from the outside. Sleeps 6 people (plus cot) in 3 bedrooms Former mill that has been lovingly renovated into versatile holiday accommodation Light and spacious kitchen-dining room Upstairs sitting room with wood-burner for cosy evenings in One super-king double bed (zip-link) which can be made into a twin beds on request\* One double bedroom and one twin bedroom downstairs Cot and highchair available Rural location and walking distance into Bampton Dogs welcome by prior arrangement (£15 supplement per dog, usually 2 max, or possibly 3 on request) Wi-Fi, electricity and heating included Bed linen and towels provided Arrive from 4 pm Depart by 10 am \*If you would like the super-king bed set up as twin beds, please add a note when making your online booking (or make your request at least 7 days prior to your arrival date). Strictly no smoking at The Mill House. The property will be ready from 4 pm on the day of your arrival. Please depart by 10 am on the last day of your stay. Please leave the property clean and tidy so that we can guarantee it will be ready on time for our next guests. Indoor Description The Mill House kitchen is well equipped with all new appliances including fridge, freezer, oven & hob, microwave, dishwasher and washing machine. Other equipment includes toaster, kettle, crockery, cutlery, cookware and a variety of kitchen utensils. A television (with freeview) and DVD player are situated in the sitting room. Wifi is installed in the property. A cot and high chair are available, please request these items when booking so we can make sure they are ready for your arrival. There is a hairdryer in each bedroom. Electricity and heating costs are included in the price of your accommodation. The property benefits from central heating in the form of underfloor heating in the kitchen-dining room and in the downstairs bathroom, and radiators in the bedrooms and sitting room. There is also a feature wood-burner in the sitting room; one basket of logs and some kindling will be left in to get you started, further supplies can be purchased locally. Bed linen, duvets, blankets and towels are provided for your convenience, but please bring your own beach towels if you wish to take towels with you on day trips. Bed linen is not supplied for the cot. Tea, coffee, milk, sugar and biscuits will be provided for your arrival, so you can have a hot drink before unpacking the car. Cleaning materials such as washing up liquid, dishwasher powder and a kitchen cloth will be provided plus one or two toilet rolls. Outdoor Description A paved courtyard area is situated to the rear of the property with a picnic bench. This area is not enclosed. There is a gas BBQ available for guests to use. Bampton is about a mile away via quiet country road, which makes it a gentle half hour walk or less than 5 minutes by car. There's a choice of pubs and restaurants to eat out in Bampton. Parking There is parking for two cars on the drive to the side and front of the property. Please do not block the track which runs behind the house as this is a right of way and access to the field may be needed. It may be possible to park additional cars nearby on request, please ask. Pets Description Up to 2 well-behaved dogs are permitted for a supplementary fee of £15 per dog. 3 dogs may be permitted on a case-by-case basis, please get in touch with the size/breeds of your dogs. The region Bampton is a charming historic market town in mid-Devon, perched on the banks of the River Batherm on the edge of Exmoor National Park. Despite its small size, Bampton has a surprising range of local amenities including pubs, restaurants, a late-opening supermarket, post office, butcher, greengrocer, chemist, and a heritage and visitor centre. The town has a rich history stretching from its Saxon origins through the Norman motte and bailey, the medieval wool and pony trade, and the quarrying of local stone. Bampton was awarded official 'Walkers Are Welcome' status in 2022, recognising the excellent network of footpaths that criss-cross the surrounding countryside. The town sits on the Exe Valley Way long-distance footpath and is also on the West Country Way cycle route. Exmoor National Park, Wimbleball Lake, and the Grand Western Canal are all within easy reach for walks, cycle rides, and outdoor activities. The annual Bampton Charter Fair was established by Royal Charter in 1258 and is held every year on the last Thursday in October. Originally one of the largest sheep fairs in the west of England, the fair today features a traditional funfair, street market, craft fair in the church, and local produce -- a wonderful community event with over 760 years of history.
