Cover should remain on the hot tub and locked at all times when not in use. Renter agrees that there will be no horseplay in the hot tub as well as not to sit on, jump on, or misuse the hot tub cover in any manner. Consult a doctor before using the hot tub. Do not use hot tub more than 30 minutes at a time. Do not immerse head under water. Supervise children at all times when around the hot tub and do not leave children unattended at any time around the hot tub. Children should not use the hot tub. Do not consume medication, alcohol, or drugs while using the hot tub. Do not use the hot tub alone. Do not use the hot tub during a thunderstorm and or lightning. THERMOSTAT Do not lower heat less than 55 degrees to prevent pipes freezing. Do not put anything on or near heaters to prevent a fire. SERVICES A liability waiver signed & insurance must be shown if any services: masseuse, chef, independent contractor etc is provided on property. SNOW Under 3 inches of snow will not be removed. For snow, There is a shovel and salt available for you to use as you wish. 3 inches or more of snow will be professionally removed. This may take time for the snow removal company to clear. By booking the house, you agree that, as the condition your use of the backyard, hot tub, fire pit, fireplace, services, facilities and amenities at your own risk. No candles.Home is not child proof. Do not use the stairs inside of the house keep gate closed. PARKING No more than 6 cars park on site at the same time. No parking on the street. Do not block the driveway that is shared with our neighbor. NOTE: We provide enough essential items to cover stays of about 2-3 nights. Renter is responsible for any damages. We expect guests to leave the property in more or less the same condition they found it (in terms of cleanliness, without damage/missing items) - please respect the property. We do not allow reservations made for a group under another person's (not part of group) account. Any check-ins are monitored - if any information (age/size/pets) is falsified and/or undeclared, we reserve the right to eject the group and/or process related charges. We have 4 actively recording cameras overlooking the front door, front driveway, and side driveway which records video and audio. There is also a smart home device system which actively records noise decimal levels. We all had an amazing time and we really hope to book your place again in the future! We loved everything about the place, the rooms and beds were comfortable, the two bathrooms worked out great for our party, and the large dinner table was perfect for our family style dinner on day one. Unfortunately, due to weather, we didn't get around to using the fire pit outside, but everything looked great out there and it just led us to get great use out of the hot tub, which was fantastic! The coffee bar set up, and all the toiletries provided were just amazing and such a nice treat for guests; all the little touches really made our trip spectacular! Thank you for everything, for being great hosts and always being quick to answer my questions. It's a great rental and we appreciated all the hospitality, look out for our rental requests next year in the warmer months ;)! ##### Chloe O. We loved all of the amenities - game room, media room, hot tub, etc. Jennifer was a great hostess, she is very caring and responds quickly to any questions that you may have. Video instructions are provided for everything in the home. Definitely recommend to anyone that is looking for a vacation rental in State College. We went for my son's graduation from Penn State and it is the ULTIMATE PSU home in the area! We all felt at home the whole time, it has everything you can ever want in a rental. From atmosphere, fun to stocked kitchen and home. Jennifer is amazing! She made sure my whole family was welcomed and made my son feel so incredibly special on his big day. We have stayed at other locations in state college and this place by far is worth every penny. Quality sheets, bedding, towels, supplies....so much more than a rental property. It truly was a home away from home. Nothing better than ending a long weekend relaxing in a beautiful back yard and hot tub. We had eight adult female family members spending a long weekend together and this was the perfect place to do it. The house is great, so much to do with the hot tub, game room, games, and more. Lots to do in the area too. Wineries, festivals, caverns, shopping, breweries, etc. We never ran out of entertainment. The house was very clean and so much fun. Having full kitchens on both floors was very convenient. Jennifer was a perfect host. She stayed in touch, responded very quickly and keeps the property well stocked. Can’t go wrong here and if you’re a Nittany Lions fan, you’re in for a special treat. Highly recommend!! ##### Judith R. Apparently there are cameras on the outside of the house that are monitored and noise detection inside the home. We had a group of 11 stay at the home and my daughter and her 3 friends came and visited. We ate , drank and some of the women were singing. We were getting calls and being accused of having a party inside the house. Literally doing what a group of people do when they get together to have fun. I guess all we are allowed to do here is drink tea and watch movies. The calls stopped and we had a great rest of our wkend. The house is great , surveillance is not. ##### Damon C. The house was in a great location for getting into and around State College. Jennifer was very communicative and helpful throughout our stay and checked in to ensure that everything was to our satisfaction. The house was very clean and she had nice amenities we were not expecting (like shampoo and conditioner in the bathrooms, mints on the pillows, etc.). The ultimate PSU fan house! 4 bedrooms, all good size makes it easy to share with friends. Only about 2 miles from the stadium made it very easy for game day.
