Unfortunately, a $1000 fine will be applied if we find smoking has occurred on the property. This is not only due ot the damage caused by the smell, but also the increased risk for wildfires in the area. \- PET POLICY - We bring our two small dogs to the property for our vacations, and you should also be able to. We allow two small dogs during your stay, and there is a nominal pet fee to accommodate our cleaners for their extra work. But please remember that there will be guests enjoying the property after you. With that in mind, please ensure that your pet is FULLY potty trained and that you clean up after your furry friend (inside and outside). \- PARTIES - We are a family-friendly property and do not allow parties. If a party is discovered, there will be a fine of $2500 + any damages that occur. \- HOT TUB - Please rinse off before using the hot tub. Body oils and lotions will quickly impact the pH levels and balance of the tub pretty quickly making it dirty and unusable. It will be ready and available for your use. We have it serviced and cleaned every two weeks, as recommended by the manufacturer. \- RANGER RICK'S WILDLIFE RULES - Many animals are around this area (especially Bears!), so please be careful with what you leave outside. We want to refrain from feeding the animals or training them to think they can get a free meal by visiting our property. This can be very dangerous and could harm the animals or another person! \- SMOKEY THE BEAR'S WILDFIRE SAFETY - The mountains can be very dry during certain times of the year. To prevent forest fires started by people, we ask that you avoid flames when outdoors whenever possible. Keep the mountain safe for us all! \- RIVER SAFETY - Please be mindful when enjoying the river. Water levels and currents can vary, and rocks may be slippery. For your safety, we recommend sturdy water shoes and extra caution, especially for children. Enjoy the natural beauty responsibly! \- AMENITY FUNCTIONALITY - We obviously do everything we can to ensure that every amenity listed is sufficiently cleaned and in proper working order upon your arrival. However, unfortunate circumstances can occur from time to time. If major amenities need to be fixed, we will gladly offer a discount of up to 25% of the nightly stay for each night the amenity isn't working. \- QUIET TIMES - Although this is a reasonably secluded location, there are some neighbors around. As such, we ask that you respect their privacy and their right to a peaceful existence! Specifically, between 10 pm and 8 am, noise should be kept to a minimum. This property is very well stocked and maintained for all of your vacation needs. The location was fabulous as we avoided traffic and only 10 minutes from Dollywood and many other Gatlinburg/Pigeon Forge attractions. We traveled from Maryland, West Virginia, and Ohio to visit my nephew before the opening of his new BBQ restaurant (Shagbark Barbecue in Strawberry Plains), and this home was the perfect gathering place.The house was spotless and had everything we needed. We spent hours in the game room playing air hockey, pool, and Pac-Man — the kids and adults loved it! One of the highlights for the guys was walking right out back to fish on the river. It was peaceful and easy to access, and buying a fishing license online was a breeze.We grilled hot dogs and burgers one night and roasted s’mores around the fire pit another. The swings next to the fire pit were a cozy touch, and the hot tub was clean, spacious, and perfect for unwinding.The location was great — close enough for us to enjoy local attractions like the Hatfield & McCoy Dinner Show in Pigeon Forge and the Gatlinburg Tower, yet just a 30-minute drive to Strawberry Plains for us to see the restaurant before it opens. (My personal favs were the pulled pork, burnt ends and baked beans…. the banana pudding is out of this world; also the sweet smoky sauce went great with the pork)Anastasia and Brandon were incredibly responsive and made sure we had a great stay. We absolutely loved the home, the amenities, and the memories we made here. We only had a short stay but enjoyed every moment. The firepit and swinging chairs were a hit. The home was well equipped, clean and beautifully done. We will definitely stay there again. It was clean, cozy, and had everything we needed for a perfect getaway. The location was ideal—just minutes from Dollywood, Pigeon Forge, and Gatlinburg, yet peaceful and right on the river. We spent our days kayaking, floating in the inflatable tubes, and my son had a great time fishing from the riverbank. Evenings were just as special—we loved roasting s’mores by the fire and relaxing on the swing benches while listening to the river. The hot tub was the perfect way to unwind, and we were so happy to bring our dogs along too. We’d come back in a heartbeat! ##### Lori H.
