Misty Ridge – RULES & REGULATIONS 1\. Check-In / Check-Out Check-in is after 4:00 p.m. EST, and check-out is by 10:00 a.m. EST. 2\. Smoking Policy This is a non-smoking cabin. Smoking is permitted only on the deck, and cigarette butts must be disposed of in the proper receptacles. If smoking occurs inside the cabin or remediation is required, a $250.00 fine will apply. 3\. Minimum Age Requirement We do not rent to vacationing students or singles under the age of 25 unless accompanied by a parent or adult guardian. 4\. Payment Policy A 50% deposit is required to reserve your dates, with the remaining 50% due 30 days prior to arrival. This will be automatically withdrawn from your card on file. 5\. Cancellations o A 30-day notice is required for cancellation. o Cancellations made more than 30 days prior to arrival will receive a full refund. o Cancellations or changes made within 30 days of arrival, or early departures, will forfeit the full advance payment. o Note: Some booking sites maintain their own cancellation policies; please review details specific to your reservation platform. 6\. Quiet Hours Quiet hours are observed between 10:00 p.m. and 8:00 a.m. Please be respectful of neighboring guests. Continued noise disturbances may result in removal from the property without refund. 7\. Maximum Occupancy The maximum occupancy is eight (8) guests, with a maximum of six (6) adults. 8\. Written Exceptions Any exceptions to these policies must be approved in writing prior to arrival. 14\. State of Emergency Policy No refunds will be issued unless the National Weather Service declares a mandatory state of emergency in the guest’s area of residence. In such cases, refunds will be provided for: a. Any unused portion of rent for guests currently registered. b. Any unused portion of rent for guests scheduled to arrive after the emergency is lifted. c. The host, Walt, was responsive and very nice. I am rating this a 5 star because it really was. However, there was 1 issue. The bedroom on the main floor had a slight smell of sewage in the bathroom. This wasn't our room. But, my sister and her husband had to endure that. But, they said they lit a candle and kept the bathroom door closed so it wasn't a deal-breaker. I did speak with Walt about this and he said that they were actively trying to resolve the issue, even right before we arrived. Once that is solved, then there will be absolutely nothing wrong with this cabin. Something good to know, that isn't clear in the description is that the kids' bunk bed is in the same room (loft) as the games (pool table, air hockey, giant connect four, and a multi-game arcade game). Which was perfectly fine for us, I just thought some people may want to know that. Also, there is only 1 set of bunk beds, I thought there were 2 because the description said 2 sets of bunk beds. There is one set (top and bottom bunk). The beds were wonderful and the games were great, we had a lot of fun in the loft with those. The fireplace in the living room is spectacular (it is stunning)! There is a nice outdoor furniture area that is comfortable (it has an outdoor sectional couch - very nice). The kitchen was well stocked. We cooked meals in the cabin several times and had everything we needed.
