Awesome Beach Views, Just Steps to Beach with Heated Pool! Newly renovated kitchen, living area and paint in 2022 Located at 90 Seaward Drive in the private gated community of Sunrise Beach, south of 30A, across from the restaurants, shopping and live music of Gulf Place. Incredible views, breeze and sounds of the gulf from two huge decks. This home offers many unique features, including a gourmet kitchen on the 2nd floor. A perfect house for two families. Tank-less hot water heaters ensure plenty of hot water for everyone! The home has a new, high efficiency HVAC system and features six HDTVs and wireless high-speed internet throughout. Parking for 3 cars. The third floor features two huge Gulf-front king bedroom master suites, each with a large private bath, tons of closet and storage space and a large screen TV. (No more arguments over who gets “the best” bedroom!) One bedroom features daybed and a master bath with secluded soaking tub and double vanity sinks. The other king master suite also includes a day bed w/trundle bed too and can sleep four. Best of all, both master suites connect to a covered porch stretching the entire length of the third floor, with views of the Gulf and beach and plenty of seating. It’s a perfect place for sunrise coffee while watching the dolphins play, or sunset cocktails. Sleep with the sounds of the Gulf without fear of insects, as both third floor bedrooms have a magnetic screen door that snaps on and off. The third floor also has a laundry room, with full size washer and dryer, ironing board, and a wet bar area, with wine chiller. The second floor consists of a spacious, light-filled living area, dining room and fully-stocked gourmet kitchen with gas stove, GE stainless steel appliances, and hardwood floors throughout, half bath and wet bar with beverage cooler. The dining room table seats ten comfortably, and the kitchen counter-top bar seats six more. A large screen HDTV with surround sound and blue-ray DVD provide entertainment, and huge comfortable couches and loveseat offer lots of room to relax. Or dine outside on the huge fully-covered second floor deck, with water views, and two polywood dining tables with seating for eight and more. A gas fireplace provides plenty of warmth when a chill is in the air. There are lots of toys and books for the kids (and young at heart). The first floor has a living room with HDTV. One king bedroom with shared bath and access to the pool. 2nd queen bedroom has a shared full bathroom. 3rd bedroom as one queen bed and a twin over full bunk-bed with a private bathroom. All bedrooms have flat screen TVs and luxury linens. One bathroom is fully accessible with hand rails for those with mobility challenges. Out the back door is a cozy covered porch, connecting to the pool area, with a high-end gas grill, table for dining and lots of space to relax with your favorite beverage as you watch the kids in the pool. Or, enjoy the outdoor shower with hot/cold water and jump into the heated pool yourself, one of the largest in Sunrise Beach. The pool is fully lighted for evening swims (pool heating at modest additional fee) and the pool deck is landscaped with three lounge chairs, providing a great alternative to the beach. Enjoy dining outside by the pool as well with the extra table and chairs, Speaking of the beach, it is just steps away. We provide a set up of 4 beach chairs and 4 umbrellas at the beach, there are 4 extra beach chairs to carry down, and plenty of beach toys. (Walton County Certificate #STR24-000042, Walton County Registration #23520) Note: Pool may be heated during season. Positives= plenty of room for our party. LOVED the SIX umbrellas and 4 chairs. We’ve never had that many and it was a game changer for our group. Location can’t be beat. Loved the two fridges and 2 sets of washer dryers! Pool was a nice size as well. We loved the showers and loved the decks with great views. Negatives= some of the kitchen chairs are on their last legs and would need replaced. You may want to have someone check the lightbulbs around the property. A lot of lights were out. The bunk bed room needs new beds. The mattresses don’t fit the frames and the bunk bed felt like it was ready to fall apart. The downstairs a/c must be checked. We couldn’t get any of the bedrooms to cool. We would rent this place again in a heartbeat. Take the negatives with a grain of salt. Just thought you would want to know both positive and negative. Space wise, the house set up worked great for 6 adults and 6 children. With 3 levels, be prepared for lots of stairs...37 steps from entry floor, also pool floor, to top floor with 2 bedrooms! Washer and dryer are on top floor. Very comfy beds and upstairs bedrooms were very spacious. Overall the house was clean and comfortable. All of the exterior doors need some care...main floor doors were difficult to lock and back kitchen door was difficult to open. A concern on pool floor, if you travel with toddlers that can open doors, there is no way to secure from the inside. The outside doors are set up with keypad entry, which is great for outside entry. Would be nice to have an open door alert on these doors. There is a fee to heat the pool. If you you don't want to pay the fee, clearly state "Do Not Heat" in an email to the manager. Evidently, there was some confusion during our stay. Easy access to a private beach. Lots of beach/sand toys and fold up chairs. The layout of the house was great, especially with two master bedrooms for two families. The kids had a blast in their own floor. The property manager was superbly responsive when we contacted her about relatively minor issues. I couldn't recommend her more highly. The house itself seemed like it needed some TLC. The dryer took easily 4 cycles to dry anything because the dryer hose hadn't been cleaned out. The stove burners on the main floor didn't work well - one was even unsafely clogged. Two toilet paper roll holders fell off the wall while we were there because they were barely attached. The upstairs dishwasher never actually used all of the powder and you had to wonder how clean your dishes were getting. The owner had told the property manager that there were two kids bikes, but there was only one and it didn't work. Thankfully, the property manager handled that well. We had problems with roaches on the lowest floor. Overall, the location and layout make this a great rental house, but I wish it had been in a bit better shape. ##### Stacy G. We had a group of 7 with plenty of space for comfortable accommodation. Lots of beds and all very comfortable. Maybe bring extra blankets if your friends like to keep it extra cool like mine. :) While the listing states that beach access is across the street, we were shocked at how close it actually is. This house is basically on the beach. The walkway entrance to the beach is maybe 20 feet from the front door. Shops and restaurants are only a 5 minute walk. Huge plus! There are TWO kitchens, and both are fully stocked with pans, utensils, all the appliances, etc. There are also TWO wine refrigerators. Plenty of dishwasher pods, but be sure to bring your own trash bags. Washer and dryer look brand new. And the washer is very large, so that was nice for us to wash towels frequently. They also have a basket of beach towels for use downstairs. It was nice having a pool. Only downside was that we checked in on Wednesday and they didn’t clean the pool until Friday. So Thursday when we got in, it was a little gross with lots of hair and bugs in the water. Overall, we loved the house. You actually have a beach view and you can sit on one of the THREE beach front balconies and listen to the waves. Absolutely gorgeous! I’d love to book this house again in the future. ##### Jehan H. Great location and the best beach access! The extra beach chairs and sand toys came in handy.
