Coffee feels unhurried on a covered balcony, afternoons flow between the backyard and nearby shoreline, and evenings naturally draw everyone back together across three spacious levels designed for shared time and quiet retreats alike. This three-story home is thoughtfully arranged for large groups who want space to spread out while staying connected. An in-home elevator links all floors, making it easy to move between bedrooms, living areas, and outdoor spaces. With three separate living rooms, there’s always room for conversation, downtime, or a change of scenery throughout the day. Sleeping arrangements are designed with both privacy and group stays in mind. The home sleeps up to 32 guests across 10 bedrooms. Eight king suites each include an ensuite bathroom, creating comfortable personal spaces after long beach days. Two bunk rooms, each with an ensuite bathroom, sleep eight guests apiece and work well for kids, teens, or shared sleeping arrangements. A half bath on the first floor adds convenience for common areas. Kitchen and gathering spaces The first floor centers around a kitchen built for group meals and easy coordination. There’s ample room to cook together, gather around the dining table, and settle into the adjacent living area. Additional living spaces on the upper floors offer flexibility for different activities, including a game room with a pool table and foosball for friendly competition. Outdoor living Step into the backyard, where a pool and hot tub create a relaxed setting throughout the day. Pool heat is seasonal and available by request from October through May for an additional fee. A BBQ grill and outdoor seating make evenings easy after time at the beach, while covered balconies on the upper floors offer shaded places to pause and enjoy the coastal air. Amenities and convenience The home includes WiFi, a dedicated workspace, washer and dryer, air conditioning, heating, and self check-in with a smart lock. Beach essentials are provided for days by the water, and free parking is available on the premises. A 6-passenger golf cart is included with every reservation and requires completion of an e-sign waiver. Location Located along 30A in Santa Rosa Beach, the home is a short walk or golf cart ride - about five minutes - from the beach and close to Seaside and Rosemary Beach, with access to local dining, shops, and outdoor experiences throughout South Walton County. The pool was a perfect afternoon activity. The 8 King better rooms were great. AC worked well. Kitchen was well stocked. 2 washers and dryers! Bradley, maintenance worked was efficient, courteous and so helpful. He is a great ambassador. A couple of areas to improve: a house this big should have two refrigerators, there were no towel racks in the bathrooms, the queen bunk beds were advertised for sleeping two people each. Upon arrival we found they were not very sturdy and had a weight limit of 250 lbs. 2 pre teens or teens don’t fit in each bed. The house more correctly sleeps 24 people or so, but not 32\. We will definitely return in a couple of years and hope our suggestions are received. ##### Steve L. The images do not do it justice. There is not a bad room in the whole house. The pool area and hot tub are so perfect for a large group. The kitchen is perfect for cooking for a large group as well. This luxurious home exceeded all expectations, providing the perfect balance of comfort, space, and convenience. From the moment we arrived, we were impressed by the property's sheer size and how thoughtfully it was designed to accommodate large groups.The open floor plan on the first floor was a standout feature—plenty of room for everyone to gather, mingle, and enjoy each other’s company without feeling cramped. The communal spaces on each floor were a delightful bonus, allowing guests to relax and socialize in smaller groups while still feeling connected.The location was ideal—ideally situated between the villages, making it easy for us to decide each day whether to head left or right for shopping, dining, and local attractions. The included 6-seater golf cart was a game-changer—it made getting around the area easy and fun, adding an extra layer of convenience to our stay.The kitchen was incredibly well-stocked with plenty of utensils and appliances—everything we needed to prepare meals for our large group. But the real surprise? The stand-alone under-counter ice maker! No one had mentioned it in previous reviews, but it was such a thoughtful touch that made a big difference for our group.Bradley’s responsiveness and attention to detail were remarkable. Santa Rosa and the property did not disappoint! The house which included an elevator was absolutely beautiful and suited our needs perfectly! Everything we needed for a fun and relaxing stay was already provided in the home! Brian recommended a neighborhood resturant and the food was delicious! Our trip couldn't have been better and I highly recommend this property for your next vacation! ##### audrey m. Lots of common space downstairs for group hangouts. Kitchen was well stocked with the necessities and more ( large crockpot, instapot and ninja blender). A second fridge or drink fridge would have been nice for such a large house. Two washer dryers was awesome to have as well. The house faces west, so in the late afternoon it was awesome to stay cool a bit in the backyard on the patio during the summer heat. Help was very responsive too. We were counting on the pack n play in the description and couldn’t find one on site but they brought it out to us right away. Definitely would stay here again. ##### Carter B. Perfect fit for our family of 18\. Plenty of space. The pool and hot tub were amazing. The golf cart was convenient for quick shopping trips and scenic outings. The property manager was quick to reply always. The location is unbelievable. Having a golf cart is a game changer. Been coming to 30A for 10 years and this place takes the cake. Highly recommended.
