30A Beach House vacation rental with 2 Master Suites includes a LARGE Lanai Screen Porch and is located just a short 5-7 minute walk to the beautiful Emerald Coast waters of Blue Mountain Beach in the Santa Rosa Beach area of South Walton County Florida featuring a beach access with parking for cars and bikes, restroom facilities and life guards in season. Watch for dolphins and enjoy a beach bonfire at this beach access.

This Five ★ Star, Four (4) bedroom home features 2 Master Suites both with KING beds plus an additional bedroom with a KING bed and a LARGE Bunkroom with Four (4) bunk beds. Other amenities include a spacious Lanai screen porch with a dining area and a relaxation area with a LARGE screen TV. This home features original local artworks and original art by the owner for a wonderful coastal flair.

This home is located in Blue Mountain Beach near Grayton Beach and Seaside Florida with shops, dining, tennis, golf and more! Only a short walk or drive to all of these local amenities. Wonderful restaurants within walking distance of this home include Red Fish Taco, Blue Mabel Restaurant & Bar, Cowgirl Kitchen, Redds Pub, Mimmo’s Italian restaurant, Thai 30A Cuisine, Jonny McTighes Irish Pub and The Blue Mountain Beach Creamery (best home made ice cream on the planet). Just a short drive to the World Famous Red Bar in Grayton Beach, or Seaside where the movie “The Truman Show” with Jim Carrey was filmed. Wonderful local shopping, or a short 20 minute drive to either Destin or Panama City for additional adventure, dining and entertainment. We are also a close drive to Watercolor, Rosemary, Seacrest or Allys Beach.

Blue Mountain Beach is a wonderful, largely undiscovered area with the best of both worlds and easy access to everything. Enjoy a golf cart rental or riding bikes on the many bike paths along the coastal beachside county road 30A just steps from our community.

A WELL EQUIPPED kitchen features all stainless steel appliances plus coffee machines for the coffee lovers. Just off the kitchen is a Weber Genesis gas grill for preparing wonderful grilled steaks. Publix grocery is located just a few miles away for easy access to everything you will need.

This home features an ‘undercover’ square footage (porches, carport and screen porch) of nearly 3,000 square feet with lots of room for large families to spread out and relax. A neighborhood park is close by for children to play and have great adventures as well as a community pool very short walk. Our neighborhood backs up to Point Washington State Forest with many trails for hiking and exploration. This is truly a unique area with homes by the Florida Coastal Dune Lakes, in a forest by the Gulf of Mexico. This unique combination doesn’t exist anywhere else in the world.

This home features Gigabit speed internet and large screen TVs in all bedrooms and the Lanai screen porch.

Hosts Christine and Edge Foley are only a call away during your stay if you need assistance with anything during your time at 30A Beach House.

Amazing property and stay. Owner was very quick with communication, we asked questions about renting chairs and a left item and they were fast to reply each time. Area was great and house had so many chairs, etc we could use. Overall, I would happily stay here again.

Beach Vacation

We were able to check in 30 minutes early. The home had everything we needed to start our vacation. We had chairs for the beach and if we needed there was other items we would need. There were plenty of restaurants in the vicinity some were even walking distance. Great area to getbour daily walk in.

Turkey day

Very lovely home, about 6 minute walk to nice beach. Always love the sunsets! Good public beach access - though parking if you drive is at a minimum. A few restaurants within walking distance, a plaza with little shops. Also loved driving to Seaside area to enjoy some festivities and the food trucks. Went into Destin area one day for some shopping. Location in a nice quiet subdivision. Bikes and wagon for littles ones for the beach. Overall great week. Thank you!

Fall break with family

Overall we had a very enjoyable stay. I will say it is a bit more of a walk to the beach access than reviews led us to believe. Bikes were very handy and if we’d been there in the summer, I think I would rent a golf cart. My only suggestion for the property would be a few new pillows and a few more blankets.

Great experience

Overall it was a great experience. We loved the screened porch. Everything was accurately represented. Beach equipment was more extensive than we were expecting - chairs, wagon, boogie board, toys, and much more. Beds were comfortable and it was very clean. Neighborhood was quiet. We did it all - game nights, multiple beaches, the pool, ice cream, and the taco place. We’ll be back!

We Loved It!

We stayed here for fall break and had a great experience overall. Our travel party consisted of four adults and two children (7/10 yo). The house/location is very consistent with the listing description and pics. The owners seem to have thought of everything and made sure our stay was comfortable. The beach is an easy walk. If you have a lot of gear, you can use the provided roller cart. We were able to park at the BM beach access lot each day because we got there before 9 AM. There is no negative aspect of our stay that I can think of. We highly recommend and would stay here again.

This beautiful house was perfect for our family! We can with our two adult daughters, their husbands and our six month old grandson. We enjoyed every part of the house! Excellent - would stay again!

We absolutely loved our time/stay in the Blue Mountain Beach area! The home was equipped with all the necessities and it had space indoors and outdoors that was much appreciated when we had rain that kept us indoors. The porches were beautiful and perfect for our families - we enjoyed the extra space to spread out and enjoy our time together. We hope to stay again in the future!

Perfect Stay

We had a wonderful week at 30A Beach House. The owners thought of everything to make our stay perfect. We only needed our food and beach towels. Everyone had their own space, but we could come together in the family area or in the screened-in porch. We spent several nights relaxing on the porch and watching movies. We spent more time at the house than planned because it was so awesome. The check-in process was seamless, and it’s in a beautiful and quiet neighborhood that’s walkable to the beach. Although there’s a bit of construction going on in the subdivision, it was not a distraction to our stay. Communication with the host was quick. We will definitely look at staying here again when we come back to 30-A.

Great Time at 40A Beach House!!

The house was perfect for our family vacation. The house was everything Christine had mentioned in her listing. The house had all the amenities we needed plus the bikes and beach gear that was at the house for our use was great. It was just a short walk to the beach and restaurants nearby.8 Blue Mountain Beach area was a lovely beach community. We would definitely come back to this area again and stay at the 30A Beach House. Wedding Stay

My out of town siblings and I stayed here and had a wonderful time. We really enjoyed the upstairs porch. Everything was comfortable and well suited for the 5 of us. There was room for a few more but it was great having the extra space. Beds were comfortable and the home was well equipped. We will definitely stay here again if needed.

Wonderful get away!

Beautiful home, excellent get away with family, we all had a great visit, screened in pourch was wonderful. Happy with this booking. Christine has this house set up so nicely. We were a bigger group so we maybe went through wash cloths faster so we had to do laundry daily, but that's hardly a complaint. Extra beach stuff & wagon was so helpful.

Well Appointed Stay Near the Beach

Our extended family thoroughly enjoyed our stay at 30aBeachHouse. The property is very comfortable and has many thoughtful touches for travelers (labeled light switches, included pack n play and high chair, USB outlets chargers in every bedroom). The beach is a very short, straightforward walk from the home. Would definitely stay again!

Perfect, safe, clean community

We loved our stay! It was the perfect house, neighborhood and area to stay at. Away from the business of the cities, we could walk to the beach and relax. We used the pool for the kids almost every day and my favorite part was how warm they kept the pool. It was never cold like many pools are. Loved all the porches and big bathroom spaces. The beds were so comfortable and the kitchen is perfectly set up. The front porch is so big and perfect for morning coffee and starting your day. We loved this home and hope to stay here again.

Perfect Family House

We stayed for spring break last week and this was the PERFECT house for a family (ages 3-67)! Two master bedrooms including one downstairs for grandparents with a walk in shower. The screened porch was a perfect hang out spot when you need a break from the sun. There are a bunch of super fun games that we enjoyed all week. The owners provide a TON of beach gear (toys, chairs, umbrellas, wagon) plus bikes and a trailer for kids. It’s about a 10 minute walk to the beach if you’re walking with kids. The community pool was awesome and heated. You pass the most delicious ice cream shop on the way back from the beach. Christine couldn’t have been a better host! We will definitely be back!

Thumbs Up for Spring Break!

This was an absolute gem for our family! The accommodations were perfect for my husband and I along with our two adult children and their children! The beach, pool, a few restaurants and shops were very accessible by foot! We did rent a golf cart to travel between 30A communities which was a lot of fun. I appreciate all the assistance Christine gave us before and during our stay. Her response time was remarkable! In another two years, we hope to visit the 30A area again and hope that Christine has a bigger house for us to utilize as my other son and family will be able to join in! My grandchildren thorougly enjoyed the all the beach toys and the fun in the screened in porch! Thank you, Christine, for a very memorable and fun Spring Break!

Wonderful House!

This house was very clean and well furnished. The kitchen had a great selection of pots, pans, and dishes. My favorite part of the house was the screened porch on the second floor. I will definitely try to rent this property again!
