This wonderful 6 bedroom 6 bathroom home in the West Haven area is just minutes from Disney & Champions Gate shopping area. This home is absolutely perfect for families. The home has two large lounge areas for everyone to spread out and relax. The upstairs Media/Games area includes a 75” Ultra High Definition TV with direct access to the internet, Netflix premium and Prime. There is also a Foosball table, exercycle and cross trainer. The upstairs also have a separate game room with a billiard table. PLEASE NOTE: Garage is off-limits. BBQ GRILL NOT AVAILABLE. Three of the bedrooms have their own private bathrooms for guest convenience. The other two bedrooms upstairs have separate bathrooms making it easy for everyone to quickly get ready for a fun day in Orlando. The large fully equipped kitchen area is perfect for entertaining with a large island counter with bar stools in the middle. There is also a dinning table for 8 people as well as additional dinning area pool side under the lanai. The enclosed pool area has privacy fencing. COMMUNITY PARKING RULES: The home fits ONLY TWO cars. The garage is unavailable for parking. GUEST RESPONSIBILITIES ♣ Departure time is 10 a.m. Failure to leave at the designated time will result in an automatic $75 late departure charge. ♣ Florida Spirit provides a welcome kit of starter supplies to cover the beginning of your stay; however, guests are responsible for replenishing their own additional paper products during their vacations stay (i.e. paper towels, trash bags, toilet paper). ♣ Prior to departure, all cookware and dishes must be properly washed and put away in cupboards. ♣ Towels in the home are provided by Florida Spirit for your use and enjoyment. If any towels in the home are damaged due to stains stemming from make-up, greasy self-tanners, hair dyes, bodily fluids, etc. You will be charged for the towel damages. ♣ Guests are responsible for picking up and bagging all trash in the home, failure to comply with our trash policy will result in additional charge to your account. ♣ It is the guests’ responsibility to fully read and comprehend the rental agreement and be entirely compliant with all rules, regulations and policies Florida Spirit has outlined in the rental contract. TERMS AND CONDITIONS These Terms and Conditions are incorporated into and made a part of the Rental Agreement entered into between GUEST and J2 PROPERTY MANAGEMENT INC. (hereinafter \`Florida Spirit\`). 1\. Nature of Use. Guest is hereby granted a license to use the Premises. Guest acknowledges and agrees that no form of tenancy has been created pursuant to Chapter 83, Florida Statutes through Guest\`s use of the Premises. 2\. Age Requirement. Guests under the age of 18 unaccompanied by a parent or legal guardian will not be permitted to rent or occupy any vacation rental home from Florida Spirit. Any reservations made under false pretenses will result in loss of advance payments and removal from the premises. 3\. Agency of Florida Spirit. Guest acknowledges and agrees that Florida Spirit acts as agent on behalf of the owner of the subject vacation property (the \`Premises\`) for the purpose of reserving, renting and managing the use of the Premises. 4\. Prohibited Uses. Only Guest and persons identified in the Rental Agreement as a Guest party may use or occupy any part of the Premises. Guests may not invite other persons to make use of the Premises or the amenities related to such Premises for any reason whatsoever. Smoking is not permitted in any part of the Premises. Failure to comply with Florida Spirit’s non-smoking policy will result in a $75 charge to the credit card on file. Grills should only be used on the lawn outside of the pool screen, and not inside any other part of the Premises including, without limitation, inside the house, in the garage, or on the pool deck. Guests are solely responsible for using appropriate safety precautions in using grills on the Premises, and shall be liable for all damage resulting from misuse of any grill. Parents are solely responsible for supervising their children on the Premises, including the pool, if applicable. Adult supervision is required at all times when children are using the pool. Renters must be 18 years of age and hold a major credit card (not debit card) in their name. 5\. Pets. Guest acknowledges that NO PETS or animals of any nature are permitted on the Premises, unless the reservation and Florida Spirit has expressly authorized such use. Some homes are Pet Friendly (DOGS ONLY, maximum 2) and require a non-refundable Pet Fee of $150.00 and $250 Refundable Pet Deposit that is refunded after departure if there are no damages caused from the pet. If pets or animals are found to be occupying the Premises without authorization, Guest will be subject to all other rights and remedies of Florida Spirit for violation of these Terms and Conditions, and in addition a $500 cleaning fee will be charged to the credit card on file. 6\. Check In/Check Out. Check in at the home is after 4:00 p.m. and check out from the home is before 10:00 a.m. Use last four digits of booking number to access your home during your stay dates. Guest may proceed directly to the Premises for check in. Guests are requested to lock the home behind them on day of departure. Failure to depart by 10:00 am may result in a $75.00 charge to the credit card on file. 7\. Right to Refuse Occupancy and Removal of Guest. If Guest violates the terms and conditions of occupancy of the Premises, including without limitation, failure to pay rent as agreed with Florida Spirit, failure to check out of the Premises at the time set forth herein (or if such time is extended at Florida Spirit\`s sole option, at the time otherwise agreed to by Guest and Florida Spirit in writing), causing damage to the Premises, or engaging in prohibited use of the Premises, and Guest fails to pay for, or vacate the Premises upon written or oral request by Florida Spirit, Guest may be summarily removed with the assistance of a Florida law enforcement officer in compliance with Section 509.141(4), Florida Statutes. In addition, in the case of a large unpaid bill for rental of the Premises where Florida Spirit reasonably determines that such an unpaid bill may not be paid by Guest, Florida Spirit may elect, in addition to all other remedies available to Florida Spirit, to lock Guest out of the Premises until payment arrangements are made in accordance with Section 509.401, Florida Statutes. In the event a guest fails to depart from the home on time at 10:00 am, forcing Florida Spirit not to be able to clean and prepare the home for the next arriving guest that day and having to move that guest to another home, the departing guest agrees to pay damages and cost incurred by Florida Spirit. Florida Spirit reserves the right to refuse service to any guest for any reason, provided, however, that such refusal shall not be based on race, creed, color, sex, physical disability or national origin. 8\. Comparable Premises and Force Majeure. Unforeseeable circumstances may arise which make it impossible or impractical for Florida Spirit to provide the anticipated accommodations to Guest. Such circumstances may include, but not be limited to, scheduling problems, equipment failure, as well as a fire or other casualty at the Premises. In such a circumstance, Florida Spirit reserves the right to transfer Guest to another vacation property of reasonably comparable value, determined in the sole discretion of Florida Spirit, whose determination shall be final. In other circumstances such as acts of God, acts of war, acts of terrorism, hurricanes, wind storms, fires or other natural occurrences, said circumstances not being exclusive, it may be impossible or impractical for Florida Spirit to make available reasonable or other alternative accommodations to Guest. In such a circumstance, Florida Spirit shall return 100% of the payments received by Guest. 9\. Furnishing and Linens. Furnishings of the Premises are subject to change without notice. Furniture, bedding, utensils or any other property supplied with the Premises must not be taken out or transferred from one property or another. Loss of these items, as well as damage to the property or furnishings in excess of normal wear will be charged to the Guest. Moving of furnishing inside, outside, or in the game room of the Premises is strictly forbidden. If any furnishings need to be moved back to original placement, there is a $125.00 per hour charge to the Guest. A basic supply of linens is provided in each property. It was clean and very roomy. We loved the pool and the hot tub. My only complaint was the lack of parking and no where for overflow parking at night. If the house sleeps 12 people, there should be more than 2 parking spaces available. The host was fantastic, responded very quickly to any questions or concerns. ##### Marsha W. When we got there we noticed a gate to get into the neighborhood and no one had told us a code to get in. Luckily a neighbor was walking by and let us in. Once we got into the house there was supposed to be a welcome basket with trash bags, soap, dishwasher soap etc. and there was nothing so we had to go buy that. Randomly the hot tub just drained to empty so we weren’t able to use that. The villa was great overall........BUT!!!!!! Yes it's May, but the weather got a little chilly at night......Soooooo I called and paid $67 extra to have the spa heated which never happened. Called the resort and because it was Saturday, and they're closed, and not consider an emergency nobody came back out!!! We totally would have enjoyed ourselves if the spa was heated. I read on the Rental Agreement that there was no parking on the street and only 2 cars for the driveway. I was difficult to navigate through the street in front and around the resort because of cars parked directly in front of our villa, and on the sidewalks. The noise/music was ridiculously loud at night. But I would come back!!!!😁 ##### LaTosha H. However the downstairs room connected to the pool and loft smelled like a sewer. With 6 bedrooms there is not enough parking as we were informed to not park on the street. The garage was not accessible to our big party. The walls need a good wiping down and more trash cans are needed to accommodate a big party. I would definitely recommend this home to big parties with the hope of them supplying more parking advantages. I enjoyed my peaceful cozy stay. The staff replied in a timely manner also. We had a group of 8 people, the house was a great size, spacious and plenty to do. Every room had a tv which was great because all the kids were able to play all their different game systems. It also has good amount of towels a wash cloths. I suggest bringing your own pool towel. The pool is bigger than it looked an the outside pato is a great size with a good size table an furnture for all of us to sit at. We loved the privacy screen around the pool, it really made it more confotable to swim... The only complaint was the jacquizz was not warm, at points the pool was warmer but we still used it. This was one of the nicest houses i have stayed in. Everthing was very clean, kitchen had good amount of bowls plates and silverware, you could use a few more spatulas. There was only 1, an maybe some grill utensils, we went out an bought some. We had a fantastic stay! One other suggestion would be to consider getting a crock pot! We brought ares from home cause we made meals so we could swim an not worry bout cooking. This maybe helpful for you future renters to! ##### michelle l. The listing is even nicer in person. The kitchen was well equipped. Plenty of towels and beach towels as well. There was enough room for everyone to have some personal space as well as family time. Check in was fast and easy. I reached out via email and the property manager answered within hours. The property was in a very convenient location. Easy to get to the parks and Cocoa Beach and C as pe Canaveral. We would definitely stay here again!! ##### Rebecca M. They also don’t allow guests to lower the temp down below 76 which is not that comfortable when it’s hot outside. I def would not stay here again. Guests are expected to wash the dishes but no dishwashing liquid was made available. No trash bags or hand soap either. We traveled from out of state and had to buy detergent, toilet paper, hand soap, and dishwashing liquid. All other houses I’ve stayed in provide such things. The house and location were perfect for us! We had a lot of room for all of us and the house was decorated beautifully! Would highly recommend. Only thing to note...if you plan to cook a lot at the house, there were not any Tupperware type things for leftovers. We mostly did sandwiches and ate at the parks so we were fine!
