You need to spend your next Orlando vacation in MAUI PALMS. This townhouse is gorgeous and modernly furnished. The home is spacious and provides enough room for everyone to have their own space. Walking distance to the Resort amenities. MAIN LEVEL: Bedroom One: King sized bed, flat screen TV, window view of the street and private ensuite with a toilet, standup shower and sink. Living room with flat screen TV and seating, open kitchen layout with an island that seats 4\. The dining area looks out into the pool area and comfortably seats 8\. There is also a half bath that has pool access from it. SECOND LEVEL: Bedroom Two: King bedroom suite with flat screen TV and private ensuite that has dual sinks, toilet and stand up shower. This room and bathroom is considered to be the largest in the entire house, square footage wise. Bedroom Three: Queen bedroom with flat screen TV and ensuite. If any towels in the home are damaged due to stains stemming from make-up, greasy self-tanners, hair dyes, bodily fluids, etc. You will be charged for the towel damages. ♣ Guests are responsible for picking up and bagging all trash in the home, failure to comply with our trash policy will result in additional charge to your account. ♣ It is the guests’ responsibility to fully read and comprehend the rental agreement and be entirely compliant with all rules, regulations and policies Florida Spirit has outlined in the rental contract. TERMS AND CONDITIONS These Terms and Conditions are incorporated into and made a part of the Rental Agreement entered into between GUEST and J2 PROPERTY MANAGEMENT INC. (hereinafter \`Florida Spirit\`). 1\. Nature of Use. Guest is hereby granted a license to use the Premises. Guest acknowledges and agrees that no form of tenancy has been created pursuant to Chapter 83, Florida Statutes through Guest\`s use of the Premises. 2\. Age Requirement. Guests under the age of 18 unaccompanied by a parent or legal guardian will not be permitted to rent or occupy any vacation rental home from Florida Spirit. Any reservations made under false pretenses will result in loss of advance payments and removal from the premises. 3\. Agency of Florida Spirit. Guest acknowledges and agrees that Florida Spirit acts as agent on behalf of the owner of the subject vacation property (the \`Premises\`) for the purpose of reserving, renting and managing the use of the Premises. 4\. Prohibited Uses. Only Guest and persons identified in the Rental Agreement as a Guest party may use or occupy any part of the Premises. Guests may not invite other persons to make use of the Premises or the amenities related to such Premises for any reason whatsoever. Smoking is not permitted in any part of the Premises. Failure to comply with Florida Spirit’s non-smoking policy will result in a $75 charge to the credit card on file. Grills should only be used on the lawn outside of the pool screen, and not inside any other part of the Premises including, without limitation, inside the house, in the garage, or on the pool deck. Guests are solely responsible for using appropriate safety precautions in using grills on the Premises, and shall be liable for all damage resulting from misuse of any grill. Parents are solely responsible for supervising their children on the Premises, including the pool, if applicable. Adult supervision is required at all times when children are using the pool. Renters must be 18 years of age and hold a major credit card (not debit card) in their name. 5\. Pets. Guest acknowledges that NO PETS or animals of any nature are permitted on the Premises, unless the reservation and Florida Spirit has expressly authorized such use. Some homes are Pet Friendly (DOGS ONLY, maximum 2) and require a non-refundable Pet Fee of $150.00 and $250 Refundable Pet Deposit that is refunded after departure if there are no damages caused from the pet. If pets or animals are found to be occupying the Premises without authorization, Guest will be subject to all other rights and remedies of Florida Spirit for violation of these Terms and Conditions, and in addition a $500 cleaning fee will be charged to the credit card on file. 6\. Check In/Check Out. Check in at the home is after 4:00 p.m. and check out from the home is before 10:00 a.m. Use last four digits of booking number to access your home during your stay dates. Guest may proceed directly to the Premises for check in. Guests are requested to lock the home behind them on day of departure. Failure to depart by 10:00 am may result in a $75.00 charge to the credit card on file. 7\. Right to Refuse Occupancy and Removal of Guest. If Guest violates the terms and conditions of occupancy of the Premises, including without limitation, failure to pay rent as agreed with Florida Spirit, failure to check out of the Premises at the time set forth herein (or if such time is extended at Florida Spirit\`s sole option, at the time otherwise agreed to by Guest and Florida Spirit in writing), causing damage to the Premises, or engaging in prohibited use of the Premises, and Guest fails to pay for, or vacate the Premises upon written or oral request by Florida Spirit, Guest may be summarily removed with the assistance of a Florida law enforcement officer in compliance with Section 509.141(4), Florida Statutes. In addition, in the case of a large unpaid bill for rental of the Premises where Florida Spirit reasonably determines that such an unpaid bill may not be paid by Guest, Florida Spirit may elect, in addition to all other remedies available to Florida Spirit, to lock Guest out of the Premises until payment arrangements are made in accordance with Section 509.401, Florida Statutes. In the event a guest fails to depart from the home on time at 10:00 am, forcing Florida Spirit not to be able to clean and prepare the home for the next arriving guest that day and having to move that guest to another home, the departing guest agrees to pay damages and cost incurred by Florida Spirit. Florida Spirit reserves the right to refuse service to any guest for any reason, provided, however, that such refusal shall not be based on race, creed, color, sex, physical disability or national origin. 8\. Comparable Premises and Force Majeure. Unforeseeable circumstances may arise which make it impossible or impractical for Florida Spirit to provide the anticipated accommodations to Guest. Such circumstances may include, but not be limited to, scheduling problems, equipment failure, as well as a fire or other casualty at the Premises. In such a circumstance, Florida Spirit reserves the right to transfer Guest to another vacation property of reasonably comparable value, determined in the sole discretion of Florida Spirit, whose determination shall be final. In other circumstances such as acts of God, acts of war, acts of terrorism, hurricanes, wind storms, fires or other natural occurrences, said circumstances not being exclusive, it may be impossible or impractical for Florida Spirit to make available reasonable or other alternative accommodations to Guest. In such a circumstance, Florida Spirit shall return 100% of the payments received by Guest. 9\. Furnishing and Linens. Furnishings of the Premises are subject to change without notice. Furniture, bedding, utensils or any other property supplied with the Premises must not be taken out or transferred from one property or another. Loss of these items, as well as damage to the property or furnishings in excess of normal wear will be charged to the Guest. Moving of furnishing inside, outside, or in the game room of the Premises is strictly forbidden. If any furnishings need to be moved back to original placement, there is a $125.00 per hour charge to the Guest. A basic supply of linens is provided in each property. Beds are cheap and very squeaky, not very comfortable. There were only 7 towels for 8 people and no hand towels for the bathrooms at all. The kitchen has lots of dishes and many items but no scissors and only one tiny pan for cooking anything in the oven. Some of the dishes had clearly not been cleaned from the lasts guests so we washed everything before using it. The living room and outdoor furniture is fine. The pool is tiny (smaller than that at other condos we have rented in nearby vacation communities) but it was a fun place to stay and we would come again. Solara complex was great! My family and I booked this house for an 8-day trip to Orlando to visit Disney and surrounding attractions. The house was advertised as clean, family-friendly abode perfect for a large group of ages and well equipped with everything we could need to feel comfortable and make it feel like home away from home: supplies, an open kitchen, etc. The house was LITERALLY FILTHY AT CHECK-IN. FIRST - there were barely any supplies in the house. There were a few decrepit dishes, about 8 ceramic bowls, LITERALLY ONE POT, ONE unclean pan, 1 rotting cutting board, a crumb-covered oven mitt and perhaps five total serving utensils that looked as though they had been run over by a truck in 1980 – all plastic and falling apart - disgusting, covered in food and dirt, and placed in the cabinets as if no one would notice. There were NO CONDIMENTS - no salt, pepper, clean silverware, dish rags, laundry soap, tin foil, saran wrap, ketchup, soap/shampoo - NOTHING. I’m certain other families had purchased these products and it’s clear the homeowners take them upon check-out in what feels like fraud in order to continue accumulating as each new family is forced to restock and rebuy. The towels provided – ripped, thin as tissue - were only for the shower - they advertise a pool, yet there are NO pool towels offered, and not enough towels for the entire house! NO toilet paper, no tissues, no paper towels, and EVERYTHING WAS COVERED IN DIRT AND GRIME. The bed linens had hairs on them from a previous guest, the walls were covered in vomit or spilled beverages; the shower had visible flaking black mold in the doorway, and there weren't so much as toothbrush holders in the bathrooms to hold our own supplies. The master bathroom toilet was clogged upon entry, and it took the owner FIVE DAYS to send a plumber after it was reported via the app immediately. HOW IS THAT OK!? The carpets were covered in stains, the drains were filled with hair from other previous guests, and not a single supply in the house was clean. I HAVE PICTURES TO DOCUMENT EVERYTHING! I would NEVER recommend staying on this property again. The owners do not take care of the home and falsely advertise its clean nature and ability to accommodate a large party. Great location if you want a short walk to the club house resort, which we did and is why we choose this house. When we were there March 2023 the house pool's light was not working so our kids did not swim after dark. Maintenance was responsive and out quickly to try to fix it but that in-pool lighting never worked, even by the end of our stay unfortunately. Another note is that the outdoor lighting in that area is not great either, only one dim bulb off to side which does not illuminate the seating area or poolside. I only mention this as the time of year we went it is dark by 7pm so nicer outdoor lighting and in-pool light would be beneficial. But overall the house is fine! Had everything we needed and would stay again. It's definitely not a new rental as there are a few scratches/marks on the walls and so on, but everything works, is clean and comfortable. I emailed the staff who stated Maintenance told them the light was working fine which was not true. We couldn’t use the pool at night. The house was nice and everything worked fine. This condo had very dirty carpeting, broken benches at the foot of the MBR bed, a broken handle on the patio door, the screens from the patio doors were in the MBR closet, and holes in the wall in the upstairs bath with the tub. In addition, the door from the downstairs bath to the pool would not open! The keypad entry code did NOT work when we arrived. On day 4 the keypad entry would not lock & had to be replaced! In addition, the trash pick up in this community was less than adequate & people put trash bags along the parking lot island waiting for pick up! After day 2, we finally called FSV and they sent someone over right away. Apparently, the disposal was full from previous renter use, but the smell stayed for the entire week. The walls and cabinets were somewhat dirty (scuffs, food and spills). I tried to wipe things down as I went through the house. The carpet was just ok (found some food on the floor too). Linens were in good condition, but not all bathrooms had bathmat towels so we had to use the hand towels. Make sure you bring your own beach towels and other necessities (only a limited supply provided, which is normal).
