Close to Disney. Our Townhome is a beautifully furnished end unit, one of the largest units at the Regal Palms Resort and Spa. Our privately owned spacious 4 bedroom, 3.5 bath family home can comfortably sleep up to 10 guests. Our townhome located at Regal palms is a gated community perfect for a large family or group going to Orlando's many attractions and is within 20-25 minutes from the Disney theme parks. For the golfers there is a superb 18 hole par 72 championship course at Highland Reserve adjacent to Regal Palms. There are many things for the family to do at the Resort. We are located 3 minutes walking distance to the main gate and clubhouse, just far enough not to hear the noise from some of the nightly entertainment. When you stay at Regal Palms you have complete access to our swimming complex which includes a Zero Entry resort Pool for Younger Guests and is ideal for the smaller ones in the family, allowing them to splash and frolic safely. There is also a Lazy River and Water Slide. The Pool is heated all year round to a temperature above 78°F. This fantastic Resort Pool is one of the best around offering excitement and family fun just steps away from your vacation home. The Outdoor Jacuzzi is a popular spot all year round as it is heated using Geothermal Energy to 104°F so you can comfortably get into your swimsuit and enjoy Florida vacation home even during the Winter Holidays. Pool towels are not provided. You can bring your own or rent them at the Tiki Hut for $10.00 cash or credit card. This will be refunded when you hand in the towel cards at the end of your stay. Take a break from the pool and jump straight into a Pirate-themed kids’ fun zone at Banana Jack's™ featuring games, prizes, food and entertainment for the whole family! Boasting a 4,000 square feet state-of-the-art resort arcade room, featuring an indoor playground (the only one of its kind in the area) offering an interactive experience all connected by bridges, tunnels, crawls and decks. Our townhome has a fully equipped kitchen including stove, refrigerator with icemaker, dishwasher, cookware, bakeware, microwave, toaster, blender, standard coffee maker and a Keurig, air fryer, slow cooker, hand mixer, dishtowels, pot holders, spices and many other extras you would find in your own kitchen. You will find plenty of space with all the comforts of home. There is a large dining room table and a open concept living area with a loveseat, sofa and a 65” TV. The unit has two master bedrooms. One is located on the main floor with a queen size bed. The second has a king size bed and located on the second floor with a private balcony. Both masters have 43”some rooms has smart TVs as well as dvd players as well as private baths with soaking tubs. There are two additional bedrooms upstairs one with 2 single beds the other is a bunk room With a bunk bed system consisting of a twin on top a double bottom and a trundle underneath. There are TV's in each bedroom. The additional bedrooms share one full bath. There is also half bath in the hallway on the main floor. Each full bathroom is equipped with 6 bath towels, hand towels, and a hair dryer. There is also a safe in the upstairs master as well as an iron and ironing board. Washcloths are not provided. There is a washer and dryer located on the second floor with additional linens. For families with small children a pack & play pen, high chair and stroller is also available. Each unit has its own driveway with parking for two vehicles. This is a self catering unit and does not have daily maid service. An additional fee of $140.00 is charged per booking for the cleaning once you have finished your vacation. Regal Palms Resort and Spa charges a resort fee of $21.00 plus tax per day the fee is due upon check-in. The fee is per house not per person. This fee enables you to enjoy the resort amenities. CHECK OUT is 10:00 am There is a well stocked supermarket, shops and restaurants close by. 24 hour check-in is available. Guests are encouraged to purchase travel insurance. Force Majeure a. There were a few small cleaning issues (dirty dises in cabinets, hair in showers, and very cloudy, murky water in resort amenities), but overall, we felt that the cost of the stay was well worth the amazing opportunity to stay together in one location! The beds were very comfortable. The kitchen was the best stocked we have ever seen and we have stayed at quite a few places. We had a maintenance issue on the first day late at night, and the host immediately responded and had someone over within hours to address the issue (a minor HVAC issue that could not have been known ahead of time or avoided). The issue was fully repaired early the next day and was as minimal a disruption to us as it possibly could have been. Grandparents could stay in their own master suite on the first floor. The rest of the family had plenty of space on the second floor. Our bed was very comfortable. The pool, lazy river and arcade were great to hang out in while we were not out and about. Location worked well for us. There is a grocery store, an Irish pub that offered fish and chip take out, and a delicious Chinese food restaurant all within walking distance. The kitchen has many appliances so if you want to cook at home you can easily do so. I would definitely stay here again! ##### Jenna D. Exactly as described in the listing, plenty of room for everyone. Kitchen has everything you could possibly need. They even have some pool floats/toys and beach towels. Love that Publix was right down the street for when we forgot something, made it easy. The resort was nice, really enjoyed the lazy river. You can drive to the pool and lazy river if needed but it's only a 5 minute walk. Nice having a restaurant on site but dont trust they will be open until 9pm like they said bc that wasn't always true but food was good. She went over and above board to make sure we had everything we needed. My 5-yr old niece absolutely loved the lazy river, pool, slide, & arcade games located within walking distance (although you can drive your car there, too) on the resort’s property. She also loved the Mickey Mouse bunk bed located in one of the rooms. There is a Master bedroom suite located on the first floor if you have trouble with stairs (along with a 1/2 bath), and there are an additional 3 bedrooms and 2 full bathrooms on the 2nd floor. All have tubs (helpful if you have young kids who like taking baths, not showers). I highly recommend this place! ##### Kelley C. Townhouse was very clean with plenty of room for the family. Beds were very comfortable. Overall a wonderful experience. One small issue we have is the fact the unit is considered a "Self Catering Unit", which would work well for long term stays and for people driving there, however, for short term stays (we were 3 nights), we had to purchase our own additional toilet paper, coffee filters, dish soap and or dishwasher detergent and then have to leave them all behind or lug them with you home on the plane. Some consideration to supply these items for short term stays would be suggested. Thank you ##### John V. Everything you need and more is available in the kitchen for cooking. The bedroom closet on the main floor had an array of floats for the pool, strollers and a small styrofoam cooler. The neighborhood is quiet and well maintained. I would note that if you have anyone with disabilities (my son has prosthetic legs) the stairs are a little steep to the upstairs portion of the house. It worked out fine for us, he just took the downstairs bedroom. The pool and lazy river were thoroughly enjoyed by my grandkids, but get there early or later in the afternoon if you want a shaded area to sit in. The bar and food service at the pool were good. Note, if you plan to drink at the bar, grab one of the little plastic buckets from above the stove and take it with you, you'll get $5 off your drink if you use it. ##### Barbara J.
