NO SMOKING • Ocean Sands is a non-smoking community. Smoking is permitted only on the beach or by the fence along Fort Macon Road, away from all common areas, including the gazebos. • Smoking, vaping, and drug use are strictly prohibited inside the unit and in all common areas within the community. •A minimum $200 smoke remediation fee will be assessed if evidence of smoking is found. Additional charges for deep cleaning, damage, or disruption to future reservations may apply. 2\. PET POLICY •No animals permitted in this unit due to owner allergies. • Pet-friendly units are available — guests traveling with animals should not book this unit and may request assistance finding a suitable alternative. • Unapproved animals are not permitted and may result in cancellation of the reservation without refund and/or a $200 additional cleaning fee. 3\. PARKING PASS & KEYS • One (1) parking pass is provided. A second pass may be arranged prior to your stay for $25. • Parking passes must be clearly displayed at all times. Vehicles without a pass are subject to towing. • Parking passes are HOA-controlled items. A $200 fee applies for any lost or unreturned passes. • Guests are responsible for all keys. •$100 lockout fee | $50 lost key replacement fee • Lockouts occurring between 9:00 PM and 8:00 AM will require the guest to arrange and pay for a locksmith. 4\. STORM DOOR • The storm door must be closed immediately when entering or exiting the unit. • Due to strong coastal winds, guests are responsible for any damage caused by failure to properly secure the door. 5\. OCCUPANCY POLICY • Occupancy is limited to the number of guests listed on the reservation. No unregistered guests are permitted. •The base rate includes up to 2 guests. There is a $15/night fee for each additional guest. •All guests (including children) must be included in the reservation prior to check-in. 6\. SUBLEASING is not permitted. Reservations may not be reassigned without prior written host approval. A valid photo ID matching the reservation name may be required. 7\. Guests agree to accept full responsibility for themselves and all occupants during the stay, including any damages, violations, or fees incurred. 8\. Guests agree to indemnify and hold harmless the host, agent, property management, Ocean Sands HOA, and Board of Directors from claims or damages arising from their stay. 9\. The host, owner, or authorized representatives may enter the unit during reasonable hours for inspections, maintenance, or emergencies. We love this location for our family! Not far from the aquarium and the splash pad for my daughter, very close to a grocery store and right on the beach. They have a pool when you get tired of the sand and a laundry that accepts cards for those spontaneous child disasters. (Bring detergent.) Unit B127 Ocean Sands, while startling at first sight, was well kept, adequately equipped for 2 people, and clean. I say startling because the unit was more “compact” than it appeared in the photos on the website. Because of its compact size, there was no dresser for stowing our close, so we had to live out of our suitcases. However, with that said, it served its purpose, to have a comfortable place to stay that was steps away from the beach and closely located to restaurants, grocery stores., and sightseeing. After all, we were there for some sun and fun and the unit provided us with a comfortable place to lay our heads down each night for a good nights sleep. ##### James C. The price was higher compared to other larger properties we had rented in the same area. But we were both impressed with how close we were to the beach. Also impressed with quietness the complex. I do not think we ever heard a noise from anyone outside or beside us. The futon was not the most comfortable for sitting but we understood the futon mattress was chosen for sleeping comfort. We had a wonderful time taking our toddler on her first beach trip. She loved having her own futon all to herself. We loved having a little kitchen to cook and keep costs down. Could not hear neighbors on either side of us at all, beds and pillows were firmly supportive, the climate system (AC, fans and dehumidifier) made for a very comfortable stay as well. Emptying the beeping dehumidifier every 8 hours or so was a pain but all worth how cozy it was. Yard and beachfront were very private and not overcrowded, check in/out and parking was very simple, and it's a very short drive to Atlantic Beach town park and the aquarium. If your on the bottom floor the dunes don't let you see the ocean from the room. There is a close walk out to the beach though. The room is small and is fine for 2 adults and if you have 2 smaller kids or 1 teen. It is pictured exactly as it looks. Check in and out process is very simple. The room had a very strong musty odor and there is not much room to get in or out of the bed but other than that.
