Located in a private position in the centre of this popular Exmoor village, this is an ideal location to explore Exmoor from Main Description The Old Laundry offers ground floor holiday accommodation for up to 6 guests in this private location in the heart of Exford. With three bedrooms and a spacious kitchen and living area, the bungalow is well suited to couples requiring more spacious accommodation or small families. Sleeps up to 6 guests Two double bedrooms (one king-size, one double bed) One twin bedroom Large kitchen Open-plan living and dining room Spacious rear courtyard patio with outside table, chairs and fire pit/bbq Located in the heart of this popular village Easy walking distance to local pub, restaurant, village shop Dogs welcome (3 max) by prior arrangement, £25 supplement per dog Wifi, heating and electricity is included Towels and bed linen provided Travel cot not available High chair available on request Arrive from 3:30 pm Depart by 10 am There is just one small step up to the front door and then over the door threshold to enter the property and once inside the cottage is all on the ground floor. The spacious kitchen is well equipped and there is comfortable seating as well as a dining table in the living area, along with the TV. One bedroom has a king-size bed, the other is a standard double bed and the third twin beds. The shower room comprises a walk-in shower unit, toilet and hand basin (no bath). Dogs are welcome by prior arrangement (maximum of 3). A supplementary fee of £25 will be added to your invoice per dog. Please do not allow your dogs on the furniture and do not leave them alone in the property at any time. The Old Laundry is strictly non-smoking. Indoor Description The Old Laundry kitchen is fitted with an electric cooker and hob, microwave, large american fridge-freezer, and dishwasher. There is also a kettle and toaster, crockery, cutlery and glasses and cookware to cater for your stay. There is a smart TV in the sitting room and wireless broadband is available throughout the property. A hair dryer is provided for your convenience. Electricity and heating costs are included in the price of your accommodation. Bed linen and and towels are provided for your convenience, but please bring your own beach towels if you wish to take towels with you away from the property. A high chair can be provided upon request. Please select this option at the time of booking in order to ensure they will be available for your stay. (Sorry, no cot available) Outdoor Description The enclosed patio/garden area is to the rear of The Old Laundry. Double doors open from the living area onto the patio, there are two steps up to the garden furniture, comprising a table with six chairs and a large parasol, fire pit/bbq and gravel area with some potted plants (no grass). The outside area is enclosed by garden fencing and a 5-bar gate to the side of the property. The area is totally private and not overlooked. The bungalow is located to the in the centre of the popular village of Exford, yet tucked away off the main thoroughfare. Local pubs, the village shop, and tea rooms are all within easy walking distance. Parking Ample parking outside the property, for up to 2 or 3 cars. Pets Description Well-behaved dogs welcome (maximum of 3 per booking) for £25 each Restricted mobility This has not been completed by the owner. Exit in case of emergency In case of an emergency there are 3 exits from the property and make your way to the front of the car park away from the building before raising the alarm. Christmas / New Year This has not been completed by the owner. The region Exford is a charming village at the very heart of Exmoor National Park, set in a beautiful valley where the River Exe begins its long journey south to the sea. The village is centred around a traditional green, with stone cottages, ancient bridges over the river, and a warm, welcoming atmosphere. Exford has long been a popular base for walkers, riders, and anglers, and it remains one of the finest starting points for exploring Exmoor's open moorland, wooded valleys, and dramatic coastline. #### Village Amenities Exford has a well-stocked community shop and post office selling groceries, newspapers, and everyday essentials. There are two pubs serving food and drink, and a tea room offering homemade cakes and cream teas. The village also has a primary school, a children's play area on the green, and a car park. #### Nearby Shopping The nearest mini-supermarket and petrol station is in Wheddon Cross, approximately 5 miles away. Dulverton, around 8 miles south, is a handsome small town on the southern edge of the National Park with a good range of independent shops, a butcher, a chemist, and the Exmoor National Park Visitor Centre. For larger supermarkets, Minehead is approximately 12 miles away and has Tesco, Morrisons, and Lidl, as well as most high street banks and other shops.
