In a quieter part of the city, please be considerate of your neighbors. The property is still located in a city environment; potential for noise from cars. The Neighborhood: Manasquan Beach is one of the top rated private beaches on the coastline. Access this beach oasis via a 10 second walk to the beach via our private walkway outside the backdoor. This quiet neighborhood combines shore vacation homes, friendly locals and vacationers looking for a peaceful & family oriented getaway. For food and fun when you're done with a long day in the sun, head on over to Gee Gee's for classic American cuisine, Leggets Sand Bar for some live music, or First Ave Pizza for a quick slice - all within waling distance! Other Things to Note: Our unit is on the ground level. To enter, you simply walk right to the front door to the left when facing the front. Our back door leads directly to the private walkway onto the beach front and beach! IMPORTANT!!! THE PERSON WHO BOOKS MUST BE 21+ AND BE PRESENT DURING THE DURATION OF THE STAY! Please know that you will be asked to sign a check-in form and rental agreement that outlines the terms of your reservation! All supplies are provided in moderation; the number of each supply on-site is what we provide, and you may need to purchase more for the duration of your stay. If you want additional supplies during your stay, you will be responsible for bringing or obtaining extra. Here is the list of what is provided per stay: Bed linens Bath towels Hand towels/rags Shampoo + conditioner & body wash Toilet paper Hand soap & dish soap Laundry pods (detergent) Limited number of trash bags One roll of paper towels and a roll of toilet paper in each bathroom (plus 1 extra) are provided. You will need to provide your own for the rest of your stay. Dish soap, hand soap and laundry soap (where applicable) will be provided in moderation – You may need to purchase more for the rest of your stay. The kitchen is equipped with a microwave, toaster, blender, pots and pans, mixing bowls, salt & pepper, coffee maker and filters etc. The kitchen is fully stocked with plates, bowls, glasses, mugs, utensils etc. \*\*We also do not provide beach essentials such as beach chairs, towels, or umbrellas. HOUSE RULES: A copy of the house rules are posted at each home. Failure to comply with the house rules may result in immediate eviction without refund: \_\_\_\_\_\_\_\_\_\_\_\_\_\_\_\_\_ GENERAL: Quiet time is from 10:00PM to 7:00AM every day. Please be considerate of your neighbors and keep music, loud voices, and shenanigans down to a minimum! No prom groups No bachelor parties No more than 4 guests (You CANNOT allow anyone outside of the booking party to stay at the house.) No smoking; If ANY sign of smoking is found in the home, the security deposit is automatically forfeited along with additional cleaning costs to be incurred by the renter. If we are made aware that there are more guests than the agreed upon number, guests will be immediately subject to eviction. SMOKING POLICY: Our home is non-smoking. If smoking outside, please smoke away from the house, not on the deck or patios. Cigarette butts need to be kept in a container and disposed of properly. There will be a $100 charge for any butts found outside on the ground that the cleaners have to pick up and a $200 charge for evidence of smoking inside our home. PET POLICY: We do not allow pets here, sorry! There will be a $300 fee for failure to notify us of a pet present in the property. CLEANING POLICY: If any excessive cleaning is needed subsequent to your departure (stained rugs, clogged sinks, excessive pet shed/mess, excessive garbage left around the home, stench, etc) There will be an excessive cleaning fee of up to $700 depending on the offense. CHECK-IN: Check in time is 4:00 pm. You may request an early check in 48 hours before your arrival. No early check-ins between Memorial Day and Labor Day. Upon arrival please inspect the house carefully and report any unsatisfactory condition to the rental manager immediately. Failure to report means you accept the house “as is”. To report any items please contact us immediately with any issues. CHECK OUT: Check out time is strictly 10:00 am. We allow late checkouts for a $125 fee. Failure to pay this fee with a late check out will result in an automatic charge of 1 extra day stay (amount differs per property but is a minimum of $125.00). If housekeeping arrives prior to your departure and has to leave and come back there will be an automatic charge of $100. So we booked this place last minute and were thrilled to find something for the weekend in high season. The property was a disappointment for over $700 a night price point . We should have considered a beach front hotel on the shore or Caribbean vacation instead. The property is on the lower half and one can not open blinds as there is just a sand dune at the back and no views. The pictures are not a true reflection. It felt like being in a basement. Additionally the upstairs unit, which is similar in size was very active and noisy between 10:00pm and 3:00am and it was impossible to get a good night sleep. The location is very convenient close to the beach and dinning areas. If you want easy access to beach, this property is good but that is just about it. ##### Harshad M. My mom and I took my daughter away for a girls trip and it had everything we needed for a great experience. In the evenings we enjoyed sitting in the backyard that backed up to the waking path overlooking the ocean. During the day we found the beach access to be easy, the location safe and close to many activities like Jenkinson’s. The property was clean and very comfortable. We will be back! ##### Kim S. Steps from the beach. 5 min stroll to GiGi’s. Around the corner from a coffee shop. Block and change from Leggits and Ospray but far enough so you’re not right in the middle of the late night shenanigans. We grilled and had a safe spot for our bikes. The neighbors were super cool too. Ben and Ana were super responsive and the space is thoughtfully organized. Ice cream and the arcade are a 5min walk too.
