Community Rules and Fines Isabela Beach Court is a residential community, not a hotel. People live here and take pride in maintaining a peaceful environment. Please be respectful at all times — unruly or rude behavior toward staff, security, or residents will not be tolerated. Fines: Violations of community rules may result in warnings or fines of up to $200 per violation. We reserve the right to collect the fine from your security deposit or file a claim through the booking platform when applicable. Beach Life Living by the beach is a beautiful experience, but it comes with unique conditions. The northwest coast of Puerto Rico experiences constant ocean breezes (10–20 mph) containing salt and fine sand. As a result, you may notice sticky surfaces, slippery floors, or traces of salt, rust, or moisture on some metal fixtures or appliances. Our team cleans and inspects the apartment before every arrival; however, due to the ocean breeze, it’s not possible to maintain surfaces spotless at all times. Conditions may vary slightly depending on the apartment’s location within the complex. After afternoon rain showers, especially at dusk, flying insects may be attracted to light. To minimize this, please keep doors and windows closed and lights off when not in use. Some insects may still enter despite precautions, as this is part of the natural beach environment. Local Beaches Puerto Rico offers a wide variety of beaches. The north and east coasts tend to have waves, while the south and west are usually calmer. The beach directly in front of the complex is beautiful for walking and relaxing, though not always suitable for swimming. When conditions allow, you may find calm natural ponds close to shore. The nearest sandy swimming area is about ¼ mile east, easily reachable by foot. Within a 5-minute drive, you can also find Montones and Teodoro Beaches, both with calm waters, and Crash Boat Beach (25 minutes away) for a must-see experience. Always be cautious in the ocean—check wave conditions and avoid entering the water when swells are strong. Bugs and Wildlife Puerto Rico is a tropical island with abundant biodiversity. Apartments are sprayed monthly, but occasional bug encounters are inevitable, especially at night or during weather changes. The island has no dangerous species, but you may see iguanas, small rodents, or stray cats and dogs. Please do not touch or feed them—they are not domestic animals. Storms and Hurricane Season Hurricane season runs from June 1 to November 30\. We highly recommend obtaining travel insurance to protect your trip against unexpected weather events. Refunds are not offered for rain or minor storms, but exceptions may apply for major events causing utility outages longer than 24 hours. Utilities Water and electricity in Puerto Rico are generally stable, though short interruptions can occur. If an outage lasts longer than 24 hours, a 25% nightly rate discount will apply for each affected night, prorated by the hours of interruption. Please note that internet-related issues are beyond our control and do not qualify for refunds. Swimming Pools Your rental includes access to the community pools, but access is not guaranteed as the pools may close occasionally for maintenance or cleaning. Please be kind and respectful to the condominium staff if the pool is temporarily unavailable. To ensure a pleasant experience, read the pool rules posted in the gazebo area—security and administration actively enforce these rules. No discounts are provided if the pool is closed during your stay. Property and Inventory Each apartment we manage belongs to a different owner and is equipped individually. Items such as towels, kitchenware, and decorations must remain in the assigned apartment. We cannot recover items left in other units managed by different hosts. Please take care of the property. The apartment is inspected before and after every stay. Permanent stains (e.g., makeup, wine) or damaged items are not considered normal wear and tear and will be charged at replacement cost. Housekeeping Note The cleaning fee covers standard turnover service. Apartment was very conveniently located near a beach with local bars and restaurants. We traveled to some of the nearby beaches but ended up preferring the proximity and less busy beach nearby. The apartment was spacious & clean with a GORGEOUS view of the ocean. The neighborhood was a peaceful beach town with lots of kiosks & oceanfront restaurants. It is a really nice change of pace from San Juan where we normally stay but you need to rent a car for sure. Well worth it though if you’re looking for a peaceful retreat. Gorgeous views and perfect location.The listing was for 7 people but furnishings and accessories did not support this (4 chairs at dining table, not enough matching plates, cups, glasses or silverware for 7 to use at same time, broken ice maker etc). This worked for 2 but was not workable for hosting.I was in Isabela 2 weeks for work and planned to host colleagues and share the amazing view from the large balcony. There was not adequate seating inside or on balcony to do this.While it is common for there to be no glass in the windows so to enjoy the incredible sea breezes, this unit was without window screens. This meant keeping the window slats closed because of all the mosquitos.Overall, while this property might be OK for a quick night or two. It was very poorly and cheaply appointed and frankly uncomfortable for a longer stay.On a separate note, our Host, Arnaldo was very responsive when we raised our concerns (He promptly delivered ice trays, brought a mat to cover a failed repair in bath tub floor). We spoke with Arnaldo about the owner's multiple missed opportunities to a deliver a quality property interior which matched the interiors of other rental units in the same complex. He assured us he was in conversation with the owners and that improvements would be made.FWIW, we'd stay at this complex again and work with our host Arnaldo again but would not at this specific VRBO unit again. ##### Dave M. Very clean and everything worked properly. Residents are extremely nice. Pool was wonderful. I was also impressed with security. They have workers walking around checking 25/7\. It had all we needed for a comfortable vacation. The grounds were clean and neatly kept. My grandkids enjoyed the pool area. The gate guards were always helpful and friendly. Just follow the rules!!! The location is close to town (Isabela) and a good way point to visit other towns in the northwest side of Puerto Rico. Supermarkets are close and good restaurants are available along the shore. We spent a couple of weeks in Isabela to scout out that area and surrounding towns for future consideration of relocation and retirement. The condo being beachfront was absolutely outstanding. It was represented as pictured. We really enjoy sitting on the balcony after a day away and enjoying conversations, looking at the ocean and enjoying an evening beverage. The condo provided a very "at home atmosphere ". We were pleasantly pleased with all the amenties like: ease and distances to areas, availability of shopping and nescessities, the community acceptance and culture, and of course the multiple beaches and so much more. One suggestion I have is that if any repair people come to the house don’t take your eyes off them and put your stuff away we had a camera stolen by one of the repair guys that came to the house to fix the AC. this doesn’t have anything to do with the place tho this was our mistake. The view is beautiful and we felt safe at all times. There are a few beaches nearby: Villa Pesquera is walking distance and very calm; Jobos: 10 minute drive and beautiful, with lots of places to eat–parking is tough, though; Crash Boat in Isabela is about 20-30 minutes away and a must-visit!The rooms are spacious and comfortable, as are the kitchen and living spaces. There's a supermarket in town that's reasonably priced. The house is minutes from La Plaza (town square/center of town) which is very cute and has many places to eat/things to do at night. The kitchen is great. However something’s need fixing and updating like the windows don’t open and need screens. if you advertise cable tv you should have it.
