Kingillie, built in the eighteenth century has lawns enclosed by mature trees and is surrounded by fields with the magnificent Beauly Firth in the distance. The house has a historic feel and is newly decorated with style. It is south facing, bright spacious and comfortable. The tranquil setting is reached by two long private drives. It has easy access to Inverness and Beauly and is in the heart of the Highlands.
Next to our Victorian dining-room is the centre of Kingillie House - the homely kitchen set around the farm table stretches through arches into the sitting-room with a gorgeous open fire and comfortable sofas. The kitchen is well equipped with an Aga, a 4 door cooking range, a gas cooker, plus two dishwashers. The space is lovely for cosy meals and relaxing. The elegant Georgian staircase with our clan Fraser tartan carpet leads up to several bedrooms each with their own distinctive character. Five of the bedrooms have kingsize beds. Upstairs there is a triple bedroom and downstairs one twin with bathroom opposite. We have four bathrooms, one shower-room and separate WC are shared.
If you bring a dog, please keep it under control as there are sheep in the nearby fields. We do not allow smoking in the house or parties or events.
We have generous private parking. Check-in time is after 4pm. There is a key safe so you can let yourselves in when it suits you.
Kingillie House is in the countryside close to lovely walks, lochs and hills. Loch Ness is a 20-minute drive if you fancy some Nessie-spotting and visiting romantic ruined Urquhart Castle. There are swimming pools and adventure parks including paintballing. Nearby Reelig Glen boasts some of Britain's tallest trees. We suggest a drive to Majestic Glen Affric with its stunning views and lochs and Dolphin cruises to see bottlenose dolphins, seals and porpoises on the Murray Firth. You can walk up the hill opposite and with an ordnance survey map link on to the Great Glen Way to walk into Inverness or to the West. We are 40 minutes drive from Nairn beach and Rosemarkie beach both beautiful spots for walking, swimming and picnicking.
Inverness with its shops, restaurants, pubs, theatre, cinema and Hootananny traditional Scottish music venue is an easy ride away by car, bus or taxi. Nearer still is pretty Beauly village with bespoke shopping (and supermarkets), traditional tweed and tartan shop Campbells, a range of eateries, and a ruined medieval priory. There are three championship golf courses less than an hour away. We have whisky distilleries galore to visit.
Inverness is served by an international airport, train station (with direct routes as far south as London) and bus links both local and UK-wide. The nearest train station is at Beauly village. Within easy walking distance are bus stops for Inverness, Beauly and other Highland destinations.

As advertised, Kingillie House is a peaceful secluded property that provided much more than enough space for our extended family group of nine. We loved the history that the home and contents exudes. Simple and complete kitchen and laundry conveniences did the job. The collection of old functional furniture and wall decor was fun to explore.

We absolutely loved the house and gardens. So spacious for our large combined families. It’s an authentic highland experience, cosy, comfortable and grand without being posh.The bedrooms are spacious, and the highlight is the excellent living space. We used the dining room to the utmost, and found the scale of the room delightful. The log fire was very welcome, however the excellent heating would have been more than enough on its own.Highly recommended.

We rented this property for a family reunion following a wedding in Inverness the previous weekend. It was everything we had hoped for and more: a rambling Scottish family home oozing character, family photos and paintings on all the walls, well stocked and highly functional kitchen, and very comfortable bedrooms. Lots of them. The owner was wonderful with communications and we all left having fully enjoyed a really great family holiday. Highly recommend.

We love the Kingillie house! Space for everyone and a feeling of deep roots. And you can't beat the property. Close enough to the city but you really feel secluded. Beautiful walks. Dishes stocked and a few nice extras but bring seasonings. Beds comfortable and deep bathtubs. Thanks for another great stay.

Everything was amazing! The only thing was the trash situation. It was instructed to take bins down to the end of the drive. Which meant loading the dirty bins into the car to do so. Then the bins were all bolted shut. I don’t know, maybe we did it wrong and it wasn’t supposed To be that hard, but it was confusing none the less. Everything else was perfect! Conversation starter artwork all over the place which I thought was neat.

We had a lovely stay in Kingillie house, the space, the setting and the warm feel of the house were perfect. Our grandchildren had a great time playing tennis, as did the adults! We would definitely recommend the property and we would certainly look at coming back in the future!

Wonderful stay at Kingillie house
If we could give 6 stars we would. Everything about this booking was first rate. Excellent communication with owner, easy check-in, fantastic location, and a house with lots of character. Our family of 10 loved the house and were very sad to go. There was a lot of flexibility with sleeping and bathroom spaces and we really enjoyed eating at the kitchen table in the evening discussing the days adventures. This is a beautiful part of the world and Kingillie House was an excellent base for our adventures.

Great home base for family vacation
The Kingillie House was the perfect home base for our family vacation. We were an extended family of 14 adults and the house had space for every couple (7) to have their own private bedrooms and enough bathrooms so there was never a wait. This charming old home is spacious and inviting and had plenty of room for our group to gather and spend time together. The grounds were great to explore and the home's location was convenient to many local attractions (and grocery stores).
Check-in was a breeze. Sophia was great to communicate with - very responsive and sent lots of information (including how to use the fantastic Aga range cooker). It is a great property whether you're wanting to stay close and relax or use as a base for heading out to explore the beautiful area. We would definitely stay here again!

Simply wonderful.
Our group of 12 had a wonderful time at Kingillie house. The house has so much space and character. What we loved most was the large kitchen and lounge next to the very large dining room. These rooms were the focus of our stay and we talked and laughed and played ridiculous board games and the time flew past. Everyone commented on how comfortable the beds were and the great night's sleep that we all had. The house was warm and welcoming.
The other thing that we enjoyed was just wandering around the grounds, So many trees of such variety. And a snowberry hedge on the east side! Sitting outside and just taking it all in was such a tonic.
And of course, it is in a great location for nature lovers and a short drive from Inverness.
We will be talking about our visit for years to come.

Perfect stay near Inverness
We had a fabulous stay at Kingillie House in July 2022. Our party of 9 had plenty of room to spread out in the comfortable bedrooms. Sitting areas are spacious, and the kitchen was fun and cozy (warmed by a wonderful AGA stove). The setting was bucolic - quiet and serene countryside but very close to many interesting places to visit. The owner was very responsive, and shared not only recommendations for local activities but also her unique family history. Bus transport to Inverness is convenient, but having a car is preferable at this location. The village of Beauly is very close for all of your necessary shopping. Friory Fish and Chips was the best, and you can't miss going into the Campbell's of Beauly shop. We highly recommend this house for families who would like to have a central location in the Highlands to explore beautiful Scotland.

14 of us from Worthing Rowing Club travelled up to take part in Monster the Loch and stayed here for 3 nights.
It was perfect for our needs - plenty of bed space and a lovely homely kitchen that we lived in when not on the water.
The aga warmed us up on our return from the race and cooked us big breakfasts and dinners. I have the identical aga so it was like being at home! There is everything you could possibly need in the kitchen and we managed to squeeze all of us round the kitchen table but there is also plenty of room in the dining room. The house is also very warm.
Sophia was an amazing host, making sure we had enough beds for our group, sending us directions and giving us a bit of background on the house .......and for leaving a bottle of fizz!.
There was plenty of space to park our boat trailer and cars.
The bedrooms are all very comfortable and plenty of bathrooms so no hanging around for a shower.
We hope to come again next year!

Will definitely stay again!
We absolutely fell in love with this charming period home!! The surrounding property was a dream. Spacious and open with familiar vibes for me. We walked to a farmers market a few miles away and lived every minute of it. Photo ops galore. Inside the house fit every mark we needed. We had 8 adults, all of which had plenty of room and privatacy. The multiple bathrooms were a big bonus! The dining room was perfect for our fancy dinners and tea party. Very Pride and Prejudice vibe. I absolutely fell in love with the kitchen. The Aga stove was fascinating. The cozy fireplace was so nice for our friends to be welcomed with. I felt the love of the centuries gone by and by the family from past and present. I will absolutely want to stay here again. If I had to mark a downside it might be the lack of kitchen staples such as seasonings but really wasn't a big deal for us. And maybe a better lock on the front door (but we did feel safe). Authentic Country House Experience
We recently stayed at this home for a getaway and found it to be a truly authentic country house experience. There is plenty of space throughout the home, making it great for groups or families. The kitchen was well stocked with all the essentials and then some, which made meal prep easy and enjoyable. We also appreciated the abundance of towels and the comfortable, clean beds—especially in the charming blue and pink bedrooms, which have clearly been updated with modern touches. The blue and pink bathrooms are also nicely refreshed, while the rest of the home retains more of its original, rustic character.That said, a few things to be aware of: the house does have an unmistakably country feel—which is part of the charm—but it also came with a slightly musty smell on arrival, and not all the windows opened, limiting airflow. While the beds and linens were fresh, overall cleanliness could have been more thorough. There are also several locked rooms throughout the house, which added a sense of mystery that felt slightly eerie at night, especially given some unusual artwork scattered around the space.It’s clear the owners are in the process of making updates, and with a bit more attention to ventilation and overall tidiness, this could be an even more welcoming retreat. If you’re looking for a quiet, spacious country home with character and don’t mind a few quirks, this place may be a good fit.

Our family of 8 adults and 2 children were absolutely enthralled with this lovely home. We had plenty of room and bathrooms for all of us to be comfortable. We loved the location with it's vicinity to Inverness, Loch Ness and the Highlands. You feel isolated even though you're very close to so much. We loved cooking on the Aga stove and really felt at home. We all hated to leave and commented on how we wished we lived there! Great communication from Sophia, the host. Wonderful Thanksgiving week at Kingillie House
Kingillie House was the perfect place to celebrate Thanksgiving - it was big, welcoming, comfortable and cozy. It was such a treat having an Aga (everything we cooked was delicious !).We all also appreciated the choice of board games (regular evening rounds of scrabble and Articulate). The house although old was super clean and had everything we needed for the week. The location is also great - easy to pop into Beauly and close to lovely walks. Gorgeous views of the sunrise from the front room . All in all a wonderful week at a lovely place.
