Occupancy limits- there cannot be anymore than 6 people on the property at any time. The violation of this clause will lead to the removal of guests without refund. Guests will respect and follow all guidelines of the Oaks Resort at all times. Failure to do this will lead to the removal of guests without refund. This is a self check-in property. You must agree that you are willing and able to follow (and have read) the check in instructions that are listed in the check in guide on Air BnB. You will agree that you will not contact us before reading the check in instructions. There is no smoking allowed in the apartment or on the balcony. (These are the rules of the resort) There will be a $200 per day charge if guests are found to have smoked inside the apartment or on the balcony. Guests must return beach towels to the apartment. If beach towels are missing there will be a $30 per towel fee. Note. We are not part of the letting pool so towels can not be left there. There are no pets in the apartment. Guests must not leave wet items on the furniture or sit on the furniture in wet clothes. If guests are found to have had pets in the apartment there is a $100 per day charge. If guests lose their card key there is a $40 charge for each card key lost. Card keys are to be left on the table in the apartment at check out. (Ignore any signs inside or outside the apartment which state to leave keys with reception desk) if keys are left with reception and we are unable to retrieve them a $40 fee per key will be charged. If any of your actions lead to us having to refund or discount the next guest following your stay you will be liable to pay for this. You agree that you are booking in good faith with your host and you agree not to damage our business if you are unhappy with any ruling by Air BnB or the host in the event that you experience anything dissatisfying or you lose a resolution with Air BnB. Guests will be responsible for the costs of any breakages or additional cleaning fees due their actions. Guests must leave the apartment in a clean and tidy state upon check out. Oaks Resort is in a great location with easy access to excellent eateries and walking distance to Urangan pier, but it's highly recommended to book direct. This apartment is tired with dated trappings and minimal crockery. The check-in and out procedures are stressful and convoluted, as accessing this unit is not managed by the hotel. I sent a list of broken/missing items to the "host" privately, for feedback and he appeared attentive in responding. However, upon returning home I noticed a 2,000 UNauthorised transaction from the owner/host and rang the bank to dispute the charge, which is now pending a 4-6 week investigation and I await a new credit card. Please note: NO discussion nor approval was ever given regarding a deposit or bond. I contacted "Shane" who prior to had been cordial and attentive but funnily enough went completely silent when I disputed the 2K charge!? Twice I asked about the unauthorised transaction and it was only until I rang Stayz to complain that he wrote back to say that it was a "damage deposit" and an automated refund was on the way via VRBO. As usual, Caveat Emptor, BUYER BEWARE! ##### Davida J. Room was overall clean, but unable to use ceiling fan in main bedroom due to overload of caked on dust that we were worried would fall on us or the white bed covering and cause staining. No keys provide for balcony door to be able to lock when swimming in pool or going for a walk to the front shops, each time we left the room we had to travel all the way back around the property and through reception to get to pool or front of the building, without being worried someone would enter our room and take our belongings. ##### Glen N.
