Enjoy resort-style living with a sparkling pool, outdoor shower, and a covered alfresco area with BBQ—perfect for long beach days followed by laid-back evenings with family and friends. Inside, the home showcases chic, modern styling with open-plan living and dining spaces that flow seamlessly and overlook the pool. A fully equipped chef’s kitchen with premium appliances makes entertaining easy, while five comfortable bedrooms and a dedicated home office ensure space for both rest and productivity. Key Stay Information Bedroom 1: 1x King Bedroom 2: 1x Queen Bedroom 3: 1x Queen Bedroom 4: 1x Bunk Bedroom 5: 1x Bunk This property offers self-check-in. One set of keys is provided per booking. If you require additional keys, please contact us at least 48 hours before arrival; otherwise, a call-out fee may apply. Access is provided via either a smart lock or a secure lockbox located on-site. Guests are welcome to use on-site BBQs where provided. All safety guidelines must be followed, including supervising children and ensuring the BBQ is turned off after use. BBQs must be cleaned thoroughly after use; failure to do so will incur additional cleaning charges. Any damage resulting from misuse will be billed to the guest. Private pools are professionally maintained only from the September to Easter school holidays. Outside this period, use is at guests’ risk, with minimal maintenance; leaves or debris may accumulate, and light upkeep may be needed. Sunscreen or tanning products can affect water quality, and neither the owner nor AirKeeper is liable. Disclosure: A noise monitoring device is installed at this property. It monitors decibel levels only (it does not record conversations) to ensure guest and neighbour comfort. Reservations up to 27 nights: Cancellations made less than 60 days before check-in will forfeit 100% of the booking value. Long Stays (28 nights or more): Within 48 hours of booking creation: Full refund. After 48 hours of booking creation: No refund of any fees paid. Guest Registration & Verification: All guests must complete electronic guest registration prior to arrival, including valid photo ID (Driver’s Licence or Passport), credit/debit card details, and a list of all guests with current mobile numbers. These documents are securely stored with industry-standard encryption and automatically deleted 14 days after check-out, in line with PCI compliance, and access codes are only issued to registered and verified guests. Any reservation made within 5 days of arrival requires a photo of a credit card in the same full name as the primary guest, matching the provided ID. If the names do not match, the booking will be cancelled and funds returned. This policy is in place to protect our guests, our property owners, and the community. Pre-Authorisation / Security Deposit: A security bond or pre-authorisation will be required to cover accidental damage, breakages, or extra cleaning costs. Guests will be notified of the amount and method of payment prior to arrival. Any claims for damages will be documented and communicated clearly. Noise & No-Party Policy: All of our properties are located in residential areas and are subject to strict local noise regulations. Noise that can be heard outside the property between 10:00 PM and 8:00 AM is strictly prohibited. Parties, events, and large gatherings are not permitted under any circumstances. Breaches of this policy may result in immediate eviction, forfeiture of your bond, and additional charges. Complimentary WiFi is provided by the property owner for guest use. As this connection is managed by a third-party provider, AirKeeper cannot guarantee speed or reliability and does not offer compensation for any service interruptions. AirKeeper will provide troubleshooting assistance to guests where possible but cannot be held liable for reception or signal issues beyond our control. Linen, Towels & Amenities: Guests receive a full set of bed linen and one bath towel; pool, lake, and beach towels are not provided. Extra towels or linen can be requested 7 days prior, possibly with a charge. A basic bathroom and kitchen starter pack is supplied, but guests should bring additional items as needed for their stay. Departure Responsibilities: Upon departure, all properties must be returned in a clean condition. While a general clean is included in your rental, excess cleaning charges will apply for items such as dirty dishes, stained linen, food or drink spills, BBQ cleaning, or rubbish not disposed of in outside bins. If bin night occurs during your stay, please ensure the bins are placed on the curb as instructed in your pre-arrival email; failure to do so may incur tipping fees. Gorgeous, beautifully landscaped pool area. Had a really wonderful weekend here. On the downside - previous occupants hadn't put the wheelie bin out for collection. It was full, smelly, with lots of flies and maggots. We had to take our rubbish to the council bins down the road as there was no room in the wheelie bin and unable to sit on front balcony due to smell. Significant amount of plant debris and some toys at the bottom of the pool. Had hoped it would be sparkling clean because it really is a gorgeous pool. We had fun in it anyway. BBQ very grubby, so we didn't use it. Don't let these issues put you off though. Hopefully the owner will rectify these matters for future visitors. The home really is top class, and we'd highly recommend it for a luxurious time away. ##### Patrick C.
