### Hedera Estate, Hedera A33 - Breakfast included

This is a lovely and welcoming joined apartment with one bedroom and two gallery rooms, located inside the Old town in an attractive part of Dubrovnik steps away from the main street Stradun. Experience the UNESCO protected Old Town, the night life, events and amazing restaurants by staying right in the middle of all happenings.  
  
Stepping in the building there are 3 flight of stairs (45 steps) which lead up to the 3rd floor where Hedera A33 is located. It offers an authentic stone décor and minimalist style furnishing which best describes both properties, ideal for two families or friends staying together. The apartment consists of two apartments sharing the halls and the entrance doors look at each other, so each apartment has its own entrance. The first one has a double bedroom, a single room on a gallery level, a bathroom with a shower, a living/dining area and a small kitchen. The second one overlooks a green and peaceful garden and consists of double or twin bed on a gallery level, a living/dining area with a pull-out sofa bed, a bathroom and a full kitchen.  
  
Amenities include A/C (in all rooms), Wi-Fi internet, washer, SAT-TV, iron, ironing board, hair dryer, safety deposit box and a full kitchen. It can be combined with with the apartments Hedera A6, A5, A31, A34, A27 and A19 to accommodate up to 37 guests.  
  
Entering the Pile gate entrance to the Old town, the apartment is located on a parallel street to the main street Stradun. There is convenient access as there are no steps leading to the property. Medieval architecture, coffee bars, restaurants and vividness looks back from every angle of the town and all that is reachable within a 3 minutes walk. The Old port with a well-scheduled boat connection to island of Lokrum is only 100 m away and the famous Banje beach is approximately 5-10 minutes away on foot.  
  
Please note: the apartment is located within Dubrovnik’s Special Traffic Regulation Zone, introduced in June 2025\. Arrival by private car is not possible, as vehicle access is restricted in this area.  
  
Hedera A33 sleeps 5 (+1\*) guests.  
Hedera A33 can accommodate up to 5 (+1\*) guests, with the possibility to accommodate 1 additional guest on the sofa bed in the living room. Use of a sofa bed costs 30 € per person per night.  
  
NOTE: Breakfast served at nearby restaurant is included in the price. Guests will receive vouchers at the check in.  
  
\*In response to the recent spread of COVID-19 we have implemented new procedures for cleaning and disinfection. Safety of our guests, their families and our staff is important to us. In order to prevent the spread of disease our staff is measuring body temperature on a daily basis even if they feel well , we also encourage our guests to do the same.   
All surfaces with which the guest came into contact with (nightstand, table, chair, coffee table, any and all furniture, amenities, telephone, remote control, door handles etc.), are cleaned with a suitable detergent and disinfectant with at least 70% alcohol. Special attention is given to the cleaning of all bathroom surfaces before new guests arrive.   
In order to avoid any unnecessary contact, bed linen and towel will be changed only on arrival/departure, for longer stays, sufficient towels and linen will be left in the property. \*

This property features self check in via key lock box. You will receive your code on check in day at 15:00 which is official check in time. We kindly ask you to provide us with your approximate arrival time so we can prepare the property for you. In case you arrive in Dubrovnik before 15:00 and your accommodation is not ready yet, feel free to leave your luggage at our luggage storage, located at Čubranovićeva 11a street while exploring the town or enjoying your lunch at one of the nearby restaurants. As soon as the property is ready we will contact you.

This apartment is right in the middle of old town Dubrovnik. It had everything we needed in tight quarters. If you want to be in the middle of all the action this is the place to be! Was a little loud for some of us. Wonderful views out the peaked roof skylights. Very fun place.

#### Two adjoining apartments- perfect for families!

As a family of 5 (husband, wife, two kids under 6 yrs old, and a grandma aged 75), we had an absolutely fantastic time staying here in August. The rental is actually two apartments secured by the outer door to the building plus an additional door separating them from the other apartments in the building. So we could feel very safe with the kids & grandma in one apartment and adults in the other, and we could freely move between both. So it felt like a lot of space! The apartments are exactly as pictured, basic but very clean, comfortable and perfect for travelers. The location can’t be best!!!! Surrounded by restaurants, shopping, and the beauty of the Old Town, I wouldn’t have wanted to stay anywhere else!! Air conditioning worked perfectly which was a concern in the hot weather. We didn’t use the washing machine or most of the kitchen appliances but everything was clean and modern and in working order. We had a slight worry at check-in when we arrived to the designated location to find an empty office and a sign saying there is another location. But the communication was excellent, and they immediately replied saying the employee was headed to our location (rather than us having to drag all our luggage in the heat) where he easily checked us in, and walked us to the apartment a 2 minute walk away. He also arranged a taxi for us on our departure day and walked us to the taxi stand. It was very helpful and they were a pleasure to communicate and work with! Highly recommend!

#### Everything you need right in Old Town

We really enjoyed our stay right in the heart of Old Town. There were great restaurants right outside our door, and the check in and out process was super easy. We made transfer arrangements (i.e. rides) to and from the airport through the property which was really convenient as well. Thanks for a great stay!

We loved staying in Old Town Dubrovnik. The check in was seamless and the office is very close to the apartment. There are 3 flights of stairs up to the apartment, but we liked the exercise. I didn't have any channels on the TV or air conditioning. But thankfully, there was enough to do during the day, that we were not there. Because I had my windows open at night for cool air, I could hear the restaurant guests below and the 5 to 6am morning delivery to the restaurants. I guess it is to be expected. Overall, we would rent this property again!

#### Amazing location and rental property!

Hedera Estates was fantastic during our recent trip to Croatia in May 2022\. We asked them a few questions about excursions by email prior to our trip and they provided a lot of useful information, as well as great restaurant recommendations. We particularly enjoyed Marco Polo and Carmen as well as Sesame. When we arrived at the airport in Dubrovnik, there was someone waiting for us with an iPad with our name on it. We enjoyed a comfortable trip to the office, where we received our keys and confirm some arrangements for upcoming tours. The office was always reachable and responded very promptly to any questions that we had. The accommodations were comfortable, with a kitchen, bathroom, and beds. The entire VRBO was very clean. Photos and description were very accurate. We recommend the tours to Montenegro and Mostar with the waterfall. We also enjoyed the Game of Thrones and wars and walls tour. Hedera Estates was welcoming and incredibly helpful, and we hope to travel with them again soon.

#### Awesome location, short on amenities

This property gets the big things right: great location, clean and well-cared for, Mgmt was VERY responsive throughout our stay. But check-in was cumbersome and confused, the sheets / blankets were literally too small for the bed mattresses, there was no shampoo or soap, the toilet was constantly running. This is easily a 5 star place if Mgmt can get the small stuff right. We would shop around and look for a different place if we were to visit Dubrovnik again, but would stay here if we couldn't do better.

#### TOP Lage, prima Wohnung. Rechtzeitig um Parkplatz kümmern !

Die Wohnung liegt perfekt in de Altstadt. Kurze Wege . Sie ist klimatisiert, klein und praktisch. Preis o.k. Wichtig: Kümmert euch rechtzeitig um einen Parkplatz fürs Auto. Ist bei der Wohnung nicht dabei und die Agentur ist offenbar immer völlig "überrascht", wenn man mit dem Auto kommt. Parken kann sehr teuer werden, wenn man sich nicht kümmert !

#### Perfect location

Great setup for our group of 5 in the 2 apartments on the top floor, just across the hall from each other. We could lock the door leading to the 3rd floor and leave our doors open. Loved the old town location, so easy to stroll around day and night. Managers were readily available and happily arranged day tours to Montenegro and Ston/Korcula. The driver they hooked us up with was the best- Baldo! They also helped with dinner reservations and a call to the car rental with questions. We had a lovely time and definitely recommend!

#### A great place for a great price!

This VEBO was the highlight of our trip. The AC was wonderful, the condo was very clean and the towels smelled great. Literally, when you stepped out the front door, you had fun!! We will definitely rent this place again.

#### Nino our host was super helpful

We arrived late and Nino stayed late to ensure we arrived and to make sure we had everything we needed. Helped us with our shuttle to the airport and many other questions our group had. Apartment had everything we needed and was in a great location. I would totally recommend this place. Loved it!
