Situated in an AONB in the heart of the weald, it offers an idyllic countryside setting for family and friends to get together. Three reception rooms including a expansive, open plan, fully equipped kitchen, connected dining room and large living room presented with mid-century furniture, antique maple and oak hardwood flooring and decorated with a complementary colour pallet. Four bathrooms (three ensuite) and a separate downstairs lavatory. Large bifold doors open onto two patios, with seating and dining for 15 plus people, char broil barbecue facility. Path leading to the enclosed wood fired hot tub, all set in front of a cherry orchard and expansive lawn with views towards the oak, beach and ash parkland beyond. The large driveway gated driveway provides ample, secure parking comfortably for up to seven vehicles which is for exclusive use by the guests. The driveway is walled and gated and the acre of enclosed garden lawns and cherry orchard is for dedicated use by guests as part of the estate. Recently installed fully fitted kitchen with under floor heating. dishwasher, washing machine five ring induction hob, Neff hide and slide oven, microwave. Wood burner, Gas central heating, secure high speed fibre optic broadband with 2.4 & 5G wifi, TV, bluetooth music system. We had multiple families with toddlers and babies and he was very helpful in giving us an idea of what was at the house, what we could expect and check in and check out times that helped us around naps for the kids. The house itself is beautiful, and in a great location close to lots of things to do and see. The gardens on the property are beautiful and the kitchen and amenities were first class. Everyone that stayed was comfortable, with lots of great and flexible living space. We would definitely stay again, and will probably try to do so again next Summer! ##### George M. We had been planning my daughters Hen celebrations since last October. Everything going to plan until ......... The accommodation we had originally booked had to be cancelled on the day we were due to depart due to no water in the area! Panic! Until we found Tim's property. He was so calm and responded really quickly to my messages. Organised the booking in 4 hours and sent all information over so quickly. The property is stunning pictures don't do it justice . Kitchen is the best equipped I've stayed in, everything is there (our private chef agreed). Beds were very comfortable and open plan living area totally suitable for large social groups. The bluetooth Sound box was amazing . The gardens are stunning with again so much space to entertain. Hot tub was lovely once we had worked out how to light it (Tim to the rescue again). Any queries we had during the booking process and whilst at the house were dealt with promptly and in a warm and friendly way. This extended to receiving a very detailed information pack via email prior to our booking and even some thoughtful videos the day before which explained how to use various appliances, open the bi fold doors and even where to find items of cutlery. This meant when we arrived at the house we had all the info we could possibly need. The house itself is truly wonderful. We were a group of 11 with family across three generations. To say it met every one of our requirements would be an understatement. It is beautifully decorated with the perfect balance between all the mod cons and a warm, comforting homely feel. The seven bedrooms met all our needs and having two downstairs rooms was perfect for the older members of our group who were not able to navigate the stairs. There was ample room indoors but the best bit for us was the outdoor space. We were fortunate to have the most wonderful weather during our stay so made full use of the BBQ, amazing wood fired hot tub, and gorgeous patio for dining al fresco. The extensive lawn area was great for outdoor games and a feeling of space to enjoy this lovely rural setting. We will never forget our Saturday evening at the bottom of the garden around the amazing fire pit, toasting marshmallows and singing round the camp fire with both young and old enjoying this little area of paradise. ##### Marsha W.
