Fully modernised, this delightful cottage retains all its character and charm with exposed Cotswold stone walls, wooden beams and large stone fireplace with a cosy wood burning stove. This is a stunning bolthole for couples and families at any time of the year. The cottage is situated within a delightful position within the village of Kingham and is accessed along an attractive private driveway with ample gravelled parking. The front porch allows you to retire your boots, hang your coat and make your way into this stunning retreat. The kitchen is well equipped and boasts integrated appliances, wooden worktops and a quarry tiled floor leading to a favourable utility room and downstairs cloakroom. Exposed stone walls and wooden beams ensure the sitting room has an abundance of charm and the tasteful furnishings and wood burning stove make this the perfect setting to retire in the evenings. French doors lead out onto the private enclosed rear garden, complete with firepit and garden furniture, lending itself to be the ideal location for alfresco dining or relaxing on an evening. An attractive staircase leads to the first floor where there are two beautifully presented bedrooms, both with king-size beds and a modern, bright family shower room. Ground Floor: Kitchen With electric oven and hob, microwave, fridge-freezer, dishwasher and two fridges with ice boxes. Open-plan dining area/sitting area Dining area With dining table and seating for four guests. Sitting room One two seater sofa, two armchairs, french doors to the rear garden, DVD player, television with Freeview and a wood burning stove. Utility room With washer/dryer and clothes airer. Cloakroom Leading off the utility room containing wash basin and WC. First Floor: Bedroom one With a king-size bed. Bedroom two With a king-size bed. Bathroom With walk-in shower cubicle, wash basin and WC. Outside: Rear enclosed courtyard garden with patio area, garden furniture and a charcoal barbecue. Driveway with private parking for two cars. Additional Information: One well behaved dog welcome (small additional charge). Please restrict your dog to the ground floor and garden. Children and babies welcome (one travel cot and one highchair available free of charge and upon request). The second bedroom has limited headroom due to eaves. The bedding is feather.
