This property offers you a haven of tranquillity and beauty for your exclusive use, as well as the chance to enjoy the heated swimming pool (12.5 x 4 metres – depth 1.35 metres) with breathtaking views of the surrounding hills, complete with parasols and sun loungers. Water heating is an additional service and is available during the swimming pool’s opening months (from late April to early November). You must confirm this service 72 hours before arrival to allow the water to reach the desired temperature (29°–30°, depending on the outside weather). The price for this service is a fixed fee of €70 plus €22 per day.

The property can accommodate up to 11 people and ensures a comfortable stay for larger groups, offering a total of 240 square meters of indoor space. Guests are welcomed by a spacious entryway that leads to the various rooms of the house, both on the first floor and the first floor. The living/dining room is particularly spacious and features a large fireplace that adds a touch of warmth and coziness. From the living room, two doors lead out to the 55-square-meter porch overlooking the panoramic view, creating a seamless transition between the indoor and outdoor spaces. The eat-in kitchen is spacious and fully equipped. There are three bedrooms—one on the first floor and two on the first floor. The two bedrooms on the first floor open onto a large terrace that also overlooks the enchanting view. All bedrooms are furnished with a double bed, a single bed, and air conditioning. The two living rooms—one on the first floor and one on the first floor—each feature a sofa bed. The two full bathrooms, both equipped with showers, are located on both floors. The small first-floor loggia provides additional covered space for relaxing outdoors. <br>A minimum stay of two nights is required (subject to change depending on the season and time of year). Guests have access to all indoor and outdoor areas of the property, except for the underground pool equipment room, the utility room under the outdoor staircase, and the wooden shed in the parking; The property is strategically located just 4 km from the Magliano Sabina exit of the A1 Rome-Milan Highway. It is also less than 7 km from the Civita Castellana train station, an ideal starting point for convenient access to Rome’s Tiburtina station and Fiumicino Airport. By car, Rome’s Grande Raccordo Anulare (GRA) highway loop is easily accessible in just 30 minutes.
