WHAT TO EXPECT
Arrival and Departure -Check-in is at 4 PM and Check-out is at 11 AM. -Early check-ins and Late check-outs are subject to availability. -A Digital Guidebook is provided before arrival. -Lock codes are provided 1-hour before check-in subject to signing the Rental Agreement. -All interactions are virtual, but our office team and ground crew are available for assistance.
Occupancy and Pets -The total number of guests at the property must not exceed the number listed in the booking. The guest count should reflect the correct number of adults (12+), children (2+), and pets. A nightly extra guest fee may apply for guests above the standard occupancy up to the maximum number of allowable guests. -Dogs are allowed (5 max), any other types of animals require approval. All pets except for Service Animals are subject to a Pet Fee per pet. -Dogs should not be left unattended in units if there is potential for them to bark and disturb neighbors or damage the property. -Respectful Noise Levels: Let's keep the peace! Keep the volume down so all can enjoy their time here. Quiet hours are from 10 pm to 8 am.

Driving Access, Parking, and Entryway: -Remember this area is home to many residents and children. Please follow posted speed limits and drive carefully for the safety of our community. -Parking is limited to 4 CARS. -Each property has parking limits based on capacity and/or potential rules of the Homeowner's Association. Guests must abide by these limitations to protect the physical property and the space of neighbors. Additional vehicles must be parked in specified overflow parking areas. Trailers or RVs may not be parked at any property without permission. Excess vehicles may be towed. -Access from parking to the front door does not require climbing steps. -The property is situated in a quiet mountain setting, accessible via a scenic but steep and winding gravel town road. In winter, especially during or after snowfall, conditions can be challenging. An AWD/4WD vehicle or snow chains may be necessary to navigate the road and are strongly recommended.
Trash and Recycling -Bagged trash and recycling will be collected after your departure.
Disclosures -The gas fireplace on the lower level is out of service. -Railings on upper floors have wide rungs - children may require supervision. -A signed rental agreement is required for all reservations -Some of our homes are equipped with exterior cameras for security purposes. This unit has two; one driveway floodlight camera mounted to the right of the large windows overlooking the driveway, and one floodlight camera overlooking the upper driveway and bear-proof trash barrels. -Cancellation policies are followed to ensure fairness to all guests and owners. We strongly recommend purchasing trip insurance as exceptions cannot be made. -Rural homes may encounter pests like bears, mice, lady beetles, and wasps. To minimize this, we ask that trash not be left outside. We actively manage these situations while prioritizing environmentally friendly methods and limiting the use of chemicals.

We had a great stay at this property. The view was amazing, and the house was very well equipped with everything we needed (especially the kitchen). I highly recommend this property.
Our stay was negatively impacted by an ant infestation. The house, especially the third and fourth levels, was infested with large ants. Large ants were crawling on the beds and the people on the beds. The primary bath had 15 or more large ants at any given time. Apparently the ant traps were not doing the job.
We loved the view from the primary bedroom and the great room. The great room furniture and all the appliances were excellent and the kitchen was well stocked.
In the primary bedroom, the light bulbs over the desk need to be changed. The bath tub in the primary bathroom did not drain. The only reason that the water only got two inches deep is that the water drained out of the drain for the hot tub jet. The fan in the great room could not be turned off. The lock on the sliding door leading to the deck from the great room fell off when I tried to lock the door.
Basically, maintenance gets 0 stars.
Great property with awesome views. Was a little concerned with no A/C in the middle of summer however the cross airflow with windows open actually cooled down the house very well. Would highly recommend for a New Hampshire get away.
This property provided the absolute perfect location and accommodations for our family trip. The home is beautiful and the most well appointed VRBO property we have ever stayed. The views were incredible and accessible from countless points in the home/on property. The home is centrally located between the Franconia Notch/Littleton area and Bretton Woods making our daily excursions accessible and beautiful to drive.
The hosts were very responsive and accommodating as well.
From the moment we arrived we were blown away by the instant view. It felt so welcoming!! Thank you so much for the incredible memories we got to share with our children. Hoping to stay there next year.
This was a Special Valentine’s getaway that we treated ourselves & our friends to. It couldn’t have been more perfect & accommodating for our needs. We were perfectly fine staying in all weekend by the cozy fire places, but we did venture out to Franconia Stables for a Valentine’s Sleigh ride. A gorgeous home that felt warm & inviting.
I think the overall process was easy and the people who worked for the bretton woods vacation were really helpful and nice. Place was easy to find except we did pass it because the house number was on the ground and we couldn’t see it at first but everything else was great!

Tranquil getaway
It was a lovely airy and spacious place, surrounded by nature. We had a lovely time. Getting there was a little tricky, as were some of the appliances. But nothing that couldn't be resolved with Google.
This house was amazing, as you can tell from the listing. It was a fantastic experience staying there with our extended family and some little cousins. Really cool house layout and space, tons of activities indoor and out for our family and small kids.
The property managers were fast and very helpful to reply to questions we had before and during our stay. Check in process was a breeze, and house was exactly as advertised in the listing.
Overall was an incredible experience and I hope we can come back soon!!
Words cannot describe how beautiful this house is. The open floor plan with large windows and mountain view was breath taking! In addition, this house is very well equipped! I brought a lot of cookware from home and needed none of it. Next time we stay, I will be sure to leave all that at home and bring my paddle board instead! Check in/out was super easy and the property owners kept us informed and up to date with any info we needed. I highly recommend this property, you won’t be disappointed!
We stayed here as a base for skiing at Cannon and exploring the White mountains. The location is beautiful, high up on a ridge with stunning views of the presidential range. The house is beautiful and unique, with post-modern design throughout, as described by previous reviews and the listing. Very spacious and quiet. The property management company was highly professional with very smooth processes and effective digital tools.
We particularly enjoyed the beautiful open living room, outdoor hot tub and suana, and quiet setting deep in the woods. As noted in a previous review, this house was built in the 60s/70s: the kitchen and common areas have been updated, but the bathrooms appear original (think retro chic - with everything in working order). As a plus, we were able to bring our dog who really enjoyed walking along the quiet, private road leading up to the house. This family of four (two 40 something's, a 12yr old and a 9yr old) would definitely stay here again.
Fantastic house with a beautiful view. Living areas and kitchen perfect for entertaining. Hot tub was the icing on the cake. Can't wait to come back in the winter!
Wonderful home - chefs dream! Our family enjoyed the spaciousness of the house. The kitchen layout made it perfect for the whole family to meal prep and then enjoy some cocktails watching the sunset. Loved the fire pit - relaxed and made s’mores. Good location for hiking and outdoor activities. Highly recommend!
Covid derailed our grand plans for my wife's 50th birthday so we opted instead for a 2.5 hour drive north from Boston. And it was idyllic! Some notes on the property:
1. It's much older than in the photos - in fact, it was built in the 1960s! The kitchen is updated, and is stocked with all the basic cooking supplies (seasonings, olive oil, etc) as well as pots, pans, silverware). Note that none of the pans are teflon, which made frying eggs a little difficult.
2. I drove to the property in a Mini Cooper without any trouble, but the roads are steep and in some cases are dirt roads. You would definitely want 4WD in the winter, but in warm weather any car would be fine.
3. The indoor fire place is amazing--we cooked burgers over wood embers inside!
4. The views are incredible, and we really treasured sitting in the adirondack chairs just watching the sunlight on the mountains.
5. The sauna and hot tub are both in the master bath, and aren't really communal. The sauna is very small.
We'd definitely come back--it's a unique property, with imaginative architecture set on a ridge with incredible views from everywhere in the house.
Had a wonderful weekend out of the city at this property with a group of friends. Incredible mountain views, big yard, and house equipped with everything needed for a comfortable stay. Pictures online are very accurate! Would definitely book again!

The location is at the top of a very steep hill so, as the listing noted, you definitely need 4-wheel drive in the winter.
