WHAT TO EXPECT
Arrival and Departure -Check-in is at 4 PM and Check-out is at 11 AM. -Early check-ins and Late check-outs are subject to availability. -A Digital Guidebook is provided before arrival. -Lock codes are provided 1-hour before check-in subject to signing the Rental Agreement. -All interactions are virtual, but our office team and ground crew are available for assistance.
Occupancy and Pets -The total number of guests at the property must not exceed the number listed in the booking. The guest count should reflect the correct number of adults (12+), children (2+), and pets. A nightly extra guest fee may apply for guests above the standard occupancy up to the maximum number of allowable guests. -Dogs are allowed (5 max), any other types of animals require approval. All pets except for Service Animals are subject to a Pet Fee per pet. -Dogs should not be left unattended in units if there is potential for them to bark and disturb neighbors or damage the property. -Respectful Noise Levels: Let's keep the peace! Keep the volume down so all can enjoy their time here. Quiet hours are from 10 pm to 8 am.
Amenities --Your unit will be stocked with a starter set of consumables including toilet paper, paper towels, a sponge, trash bags, dish soap, dishwasher pods, laundry pods, coffee filters, etc. Additional supplies should be provided by the guest. -This unit does not provide live television. Guests can sign into Roku with their personal accounts during their stay. -There are 5 remote-controlled AC mini splits; one in each bedroom, the kitchen, and living room.. -The main-level has a gas stove; wood is not needed. -This unit has a propane grill; propane is supplied. -This unit has a fire pit. Firewood is not provided but can be purchased on our website and conveniently delivered to your rental or purchased from other local vendors. Impress your family and friends with breakfast bundles, charcuterie boards, and other local products, also available for delivery! -No Unauthorized Fires: State and Local Laws regulate the use of fire pits, grills, other open flames, and fireworks. Only use provided grills and fireplaces; permits are required to use fire pits in NH.
Driving Access, Parking, and Entryway -Remember this area is home to many residents and children. Please follow posted speed limits and drive carefully for the safety of our community. -Parking is limited to 4 CARS. -Each property has parking limits based on capacity and/or potential rules of the Homeowner's Association. Guests must abide by these limitations to protect the physical property and the space of neighbors. Additional vehicles must be parked in specified overflow parking areas. Trailers or RVs may not be parked at any property without permission. Excess vehicles may be towed. -Access from parking to the front door requires climbing 3 steps. -The property is situated in a quiet mountain setting, accessible via scenic town roads and a private, HOA-maintained dirt/packed gravel road. Access is easy in warmer months. In winter, especially during or after snowfall, conditions can be more challenging. An AWD/4WD vehicle and/or snow tires are strongly recommended. The HOA professionally plows the private road, although weather conditions may still affect driving.
Trash and Recycling -Bagged trash and recycling will be collected after your departure.
Disclosures: -This home does not have a dishwasher. -A signed rental agreement is required for all reservations -Some of our homes are equipped with exterior cameras for security purposes. This home has four Ring cameras, one in each corner of the house exterior, and a trail cam in the lower yard. No cameras show the hot tub! -Rural homes may encounter pests like bears, mice, lady beetles, and wasps. To minimize this, we ask that trash not be left outside. We actively manage these situations while prioritizing environmentally friendly methods and limiting the use of chemicals. -Cancellation policies are followed to ensure fairness to all guests and owners. We strongly recommend purchasing trip insurance as exceptions cannot be made.
Our House Rules are designed to promote responsible behavior and respect for others. While we want to keep rules minimal, setting clear expectations is essential. We kindly ask that all guests adhere to all rules to ensure a positive experience for everyone.

We so enjoyed our stay in the Whitefield house in the White Mountains. The house was beautiful, comfortable and well-appointed. The owners made sure to make their home a very easy place to stay. We appreciated the clear instructions, the easy access, and the wonderful responsiveness of the management company. If we did not live 2000 miles away, this would be a go-to location!

House was very comfortable and had a great view from the back deck. My wife and I came up from Boston area to take in some fall color. Overall was an excellent stay and would recommend this to anyone looking to stay in the Bretton Woods area. Master bed was very comfy. The bathroom could be a little tight especially if there are more than few. Overall excellent. Host was very responsive with communication. I loved it and would certainly be back next fall.

Very nice and comfortable
Loved everything about our stay, except…. it was confusing regarding whether there was A/C. The units were off when we arrived and the welcome book specifically noted there was “No A/C”. I did try turning 2 different units on but they wouldn’t come on so I figured it was true, no A/C. I’m seeing the listing indeed shows there’s A/C. It was a hot stay for us, but we didn’t stay long so it wasn’t horrible. But it would’ve made the entire trip even better.
