HEATING AND COOLING:

Botanic Base features ducted evaporative cooling across the living area, kitchen, and both bedrooms, with ceiling fans appointed to the living area and bedrooms. A gas heater warms the living area through cooler months.

The living area is anchored by a plush lounge and smart TV, while the bedrooms feel bright and airy with thoughtful artwork and a minimalist finish. The kitchen and dining space draws everyone together with seating for six — a natural gathering point for weekend trips and longer stays alike. Both bedrooms feature queen beds with crisp white linens, a second smart TV sits in the main bedroom, and the generous backyard gives pets room to stretch out.



THE LOCATION:

Botanic Base is set in a quiet residential pocket of Mount Austin, six minutes' drive from Wagga's CBD.



Coffee is sorted at Infuso (400m), tucked inside the Turvey Tops Shopping Centre, with The Gardens Cafe (3 min drive) close by. The Turvey Park Hotel (350m) handles casual bistro meals and a drive-through bottle shop. Families are well placed for the Wagga Wagga Zoo & Aviary (2 min drive) and the Wagga Wagga Botanic Gardens (3 min drive), with walking trails extending into Willans Hill Reserve. Day-to-day shopping is covered at the Turvey Tops Shopping Centre (450m), home to FoodWorks, a cafe, Chinese and Indian takeaway, woodfired pizza, and a pharmacy. Sporting families have Anderson Oval, Harris Park (300m), and Gissing Oval (950m) all within easy reach.



Guest Access:
