Villa "Anna" is a modern and beautiful two-story villa located in Višnjan, just 10 km from the town of Poreč, Croatia. Situated in a quiet and sunny elevated position, this vacation rental offers an idyllic setting for your holiday. The villa boasts a private fenced property spanning 1,150 square meters, featuring a beautiful garden with a lawn and a wildlife garden area. Guests can enjoy exclusive access to an angular swimming pool (5 x 10 m, depth 125 - 145 cm) with an internal staircase, available seasonally from May 15 to October 1. The property also provides amenities such as internet WiFi, a table tennis setup, a pergola, and a barbecue area for outdoor dining.

The outdoor spaces at Villa "Anna" are truly exceptional. The property features a beautiful garden with lush lawns and a dedicated wildlife garden area, allowing guests to immerse themselves in nature. The highlight is undoubtedly the angular swimming pool, measuring 5 x 10 meters with a depth ranging from 125 to 145 cm. Complete with an internal staircase, the pool is available for seasonal use from May 15 to October 1. Guests can unwind under the pergola, enjoy al fresco dining with the provided barbecue facilities, or engage in friendly table tennis matches.

Villa "Anna" offers additional amenities to enhance your stay. Within the house, you'll have access to internet access and a table football setup for indoor entertainment. Laundry needs are taken care of with the provided washing machine. Parking is conveniently available on the premises, ensuring easy accessibility. The property is located just 200 meters from a shop and 400 meters from a restaurant, allowing you to easily acquire necessary supplies or enjoy local dining options. For those seeking outdoor activities, walking paths are accessible directly from the house, and a cycle lane is located just 100 meters away. Please note that the owner does not accept youth groups.

Nearby attractions also include walking paths that start directly from the house, allowing you to explore the surrounding nature on foot, and a cycle lane conveniently located 100 meters away for cycling adventures.

Unit Layout  
You will be staying in a 4-room villa spanning across 240 square meters on two levels. The living/dining room features satellite TV (flat screen) and air conditioning, with an exit leading out to the terrace and swimming pool. The open kitchen is equipped with an oven, dishwasher, four ceramic glass hob hotplates, microwave, and freezer, along with air conditioning. There is a separate guest toilet on the same level. The villa offers floor heating for your comfort.  
  
On the upper floor, you'll find an open walk-through room with a double sofa bed and satellite TV (flat screen), complete with air conditioning. Additionally, there are three bedrooms: one with a French bed (180 cm, length 200 cm), a bathroom/toilet, and air conditioning; another with two beds (90 cm, length 200 cm) and air conditioning; and the third with a French bed (160 cm, length 200 cm). A shower/toilet is conveniently located on this level, and floor heating is available throughout.  
  
Amenities Included  
Your vacation villa is well-equipped with a range of amenities to ensure a comfortable and convenient stay. Air conditioning is provided throughout the property, ensuring you stay cool and refreshed during your visit. A washing machine is available for your laundry needs, and a barbecue area is provided for outdoor grilling enjoyment. The villa also features a dishwasher, making cleaning up after meals a breeze.  
  
You'll have access to a private patio, perfect for relaxing and soaking up the surroundings. Satellite TV is available in the living/dining area and the open walk-through room, ensuring you can stay entertained during your downtime. Heating is available throughout the villa, ensuring a cozy atmosphere during cooler evenings or seasons.  
  
The kitchen is fully equipped with a microwave and television, allowing you to prepare meals with ease and catch up on your favorite shows. The maximum capacity of the villa is eight guests, with three bedrooms and two bathrooms to accommodate your group comfortably.

The villa boasts a terrace spanning 15 square meters, offering ample space for outdoor seating and activities. The terrace is roofed, providing shade and protection from the elements. Terrace furniture and deck chairs are provided, allowing you to lounge comfortably while taking in the panoramic views of the sea and countryside surrounding the property.  
  
For your convenience and peace of mind, a safe is available within the villa. Children's high chairs and baby cots are also provided, making the accommodation family-friendly.
